Abstract

The invention relates to a BIM-based optimization method for the cost and construction period of prefabricated construction project, including prefabricated building valuation module and construction duration to cost optimization module. The prefabricated building valuation module includes extracting the information of model components, mapping the engineering quantity of components in accordance with the list mapping rules, and generating the engineering cost data. The construction duration to cost optimization module includes the establishment of the duration-cost function model, the optimization of the original duration-cost data by genetic algorithm, the introduction of the optimization results into BIM for collision inspection, the modification of the construction plan according to the inspection results, the cyclic optimization of the duration-cost, and the final construction plan derived after the operation of the model. TECHNICAL FIELD
[0001] The presented invention relates to a method for engineering price computation and time-cost optimization of prefabricated building based on BIM.
BACKGROUND OF THE INVENTION
[0002] At present, with the rapid economic development and increasingly prominent environmental problems, the traditional construction industry has been criticized for its high rate of resource waste and serious environmental damage. Meanwhile, prefabricated buildings have been increasingly applied to the construction industry due to their low pollution and fast construction speed. However, the existing valuation codes of prefabricated buildings is not perfect, and the valuation method cannot meet the requirements of valuation management of prefabricated buildings. Area and volume are still the dominant measurement unit and the bill of quantities cannot reflect the fundamental component-based characteristics of prefabricated buildings. In order to pursue greater economic benefits, the optimization of project time-cost has been concerned by developer. BIM can manage the time-cost information of construction in real time, and realize the linkage between the building model and the actual time-cost data. From the perspective of construction management, this invention puts forward the valuation mode of BIM-based prefabricated building and uses BIM-GA to optimize the construction time and cost, which can strengthen the information management of the project and improve the economic benefits of construction enterprises.
SUMMARY OF INVENTION
[0003] In view of the above, the present invention provides a method for engineering price computation and time-cost optimization of prefabricated building based on BIM. The invention takes a single prefabricated component as the basic unit, optimizes the time and cost of prefabricated building, and improves the economic benefit of construction enterprises.
[0004] This invention includes: a prefabricated building pricing module and a construction time-cost optimization module.
[0005] In accordance with a first aspect of the present invention, there is provided a prefabricated building pricing module. The prefabricated building valuation module is the new bill of quantities valuation mode. The bill of quantities valuation mode standardizes the content of bill of quantities information demand, including the structure of quantities bill, the content of quantities bill and the method of quantities bill.
[0006] Further, the bill of quantities includes the primary bill of quantities, the secondary bill of quantities and the tertiary bill of quantities. The preliminary bill of quantities meets the requirements of project estimation, which is divided into construction, structure, HVAC and electrical. The second-level bill of quantities meets the requirements of the budget estimate. The third-level bill of quantities meets the requirements of working drawing budget.
[0007] Further, the content of bill of quantities includes code setting, name description, calculation rule and unit of measurement, characteristic expression and description of work content. The coding setting is used for the hierarchical coding according to the separated parts of project, and generate the list coding corresponding to the list coding rules. The name description is used to name project entities and non-entities. Calculation rules and units of measurement are used to calculate and represent the space of a single prefabricated component. Feature expression is used to describe component design requirements and functions. The working description is used to reflect the construction characteristics and processes of prefabricated building.
[0008] Further, the bill of quantities valuation mode includes the comprehensive unit price method, take a single prefabricated component as the basic unit. Each unit price includes the labor cost, material cost, machinery cost, management fee and profit of a single component.
[0009] Further, the prefabricated building pricing module includes extracting the information of prefabricated components, mapping the engineering amount with the quota database according to the pricing specification of bill of quantities, and generating the construction cost.
[0010] Further, model engineering information consists of two parts, one is the physical and geometric information of the engineering entity, mainly describing the dimension, height and area. The other is function, material type, construction technology and construction method.
[0011] In accordance with an embodiment of the present invention, the construction cost information unit connects the construction plan unit, and the cost data is used to compile the construction plan.
[0012] Further, the construction time-cost optimization module includes the establishment of the time-cost function model, preparation of the construction plan, the optimization of the original time-cost data by Genetic Algorithm, the introduction of the optimization results into BIM for collision checking, the modification of the construction plan according to the checking results, the cyclic optimization of the time-cost, and the final construction plan derived after the operation of the model.
[0013] Further, the time-cost function model includes direct cost and indirect cost, and the time is calculated to the sum of the critical path.
[0014] The preparation of the construction plan includes dividing the construction flow section, sorting the working procedure according to the project progress, and calculating the cost and time of each working procedure respectively.
[0015] MATLAB was selected as the platform of Genetic Algorithm. Float-encoding was selected as the encoding method.

The bill of quantities valuation model standardize the content of bill of quantities information demand, including the structure of quantities bill, the content of quantities bill and the method of quantities bill.

1. A BIM-based optimization method for the cost and construction duration of prefabricated construction project, its features include prefabricated building valuation module and construction period - cost optimization module;

According to the method mentioned in Claim 1, the characteristic of the prefabricated building valuation module is that it includes the following steps: deriving model engineering information according to component classification, mapping component quantity in quota database, classifying valuation norm to corresponding component quantity, and generating project cost data;
3. According to the method mentioned in claim 1, the method of construction period and cost optimization module includes the followings: setting up time-cost function model, preparing the construction plan, optimizing the genetic algorithm to the original construction cost data, importing the optimization results to BTM for a collision test, testing results according to modify the construction scheme, looping optimization time-cost model, outputting the best construction scheme;
4. According to the method mentioned in Claim 2, its feature lies in that the project cost information unit connects the cost data to prepare the construction plan unit, and the cost data is used to prepare the construction plan;
5. According to the method mentioned in Claim 2, its characteristic is that the model engineering information takes a single prefabricated component as the basic unit.
