The system realizes a new house-sharing leasing business mode, utilizes the block chain technology, has the characteristics of transparent information and no falsification, does not depend on an intermediate service provider platform for leasing transaction any more, does not need to participate in intermediaries, can realize house leasing without being attended by people, and ensures the safety of information of both parties of the transaction. The information uploading module 11 is further configured to receive the identity information of the lender input by the lender, and send the identity information of the lender to the block chain for storage. In one embodiment, the lessor may input the lessor identity information at the same time when performing the first operation, the first request information generated by the information uploading module 11 includes the lessor identity information, and at this time, the information uploading module 11 may upload the house source information and the lessor identity information to the blockchain for storage at the same time by broadcasting the first request information to the blockchain.
The information retrieval module 12 is further configured to receive renter identity information input by the renter, and send the renter identity information to the block chain for storage. In one embodiment, the leasing party may input the identity information of the leasing party at the same time when performing the second operation, the second request information generated by the information retrieval module 12 includes the identity information of the leasing party, and the information retrieval module 12 may upload the identity information of the leasing party to the blockchain for storage when sending the second request information.
The supervision and verification module 16 is configured to obtain the house source information and/or the personal identity information from the block chain, where the personal identity information includes the lessor identity information and/or the leaser identity information, so that the supervisor device serving as the supervisor communication device supervises and verifies the lessor identity information, the leaser identity information, and/or the house source information to obtain a supervision and verification result, and sends the supervision and verification result to the block chain to trigger a third intelligent contract, and the supervision and verification result is stored in the third intelligent contract based on the supervision and verification result storage logic agreed in the third intelligent contract.
The link module 13 is specifically configured to obtain a supervision and verification result from the third intelligent contract, and when the lessor identity information corresponding to the selected house source, the lessor identity information, and the supervision and verification result of the house source information of the selected house source pass, establish a peer-to-peer communication link between the lessor device serving as the lessor communication device and the lessor device corresponding to the unique communication identifier.
Based on the shared house renting system of the present embodiment, the network architecture shown in fig. 6 may be constructed based on the blockchain, and compared with the network architecture shown in fig. 3, the network architecture of the present application further includes a supervisor device 04 as a supervisor communication device, and the supervisor verification module 16 may be an application program running on the supervisor device 04, or the shared house renting system of the present embodiment may run on the supervisor device 04 as an application program, and may only grant the supervisor device 04 the right to run the function of the supervisor verification module 16.
When the renter needs to rent a house, the second operation of searching for the house source can be performed on the renter device 01, the information retrieval module 12 searches for the matched house source in the house source information on the block chain according to the second operation, and when the information retrieval module 12 finds the matched house source to be selected, the house source to be selected is displayed on the display interface of the renter device 01. At this time, the renter can select a required house source from the house sources to be selected, the information retrieval module 12 obtains a monitoring verification result from the third intelligent contract of the block chain according to the required house source selected by the renter, and if the lessor identity information, the renter identity information and the house source information of the required house source corresponding to the required house source are verified by the monitoring device 04, the link module 13 establishes a point-to-point communication link between the renter device 01 and the lessor device 02 corresponding to the required house source, and at this time, the renter and the renter can directly perform point-to-point transaction through the point-to-point communication link. In one embodiment, the block chain may perform multi-party consensus on the house source information, and the link module 13 obtains the multi-party consensus result of the block chain and the verification result of the supervising department on the identity information of the renter, the identity information of the renter and the house source information through the supervising party device 04.
Therefore, the identity information of the renters and the identity information of the renters do not need to be registered for verification, the identity information can be confirmed by a supervision department (such as a public security bureau, a tax bureau, a housing and construction department, a quality supervision bureau, a real estate office and the like), no third party can collect or store the identity information of the renters or the renters, and the privacy of the two parties is protected.

The authorization module 17 is configured to send a transaction completion message to the blockchain to trigger the fourth intelligent contract to send authorization information to the internet of things house terminal device of the house corresponding to the selected house source through the networking device after detecting that the renter and the renter reach a transaction, where the authorization information is used to verify the identity verification request information of the renter received by the internet of things house terminal device, so as to grant the renter the right to use the internet of things house terminal device after the verification passes. The networking equipment is used as node equipment of the block chain to connect the Internet of things house terminal equipment with the block chain.
In one embodiment, the shared house rental system may further include a behavior acquisition module, where the behavior acquisition module is configured to acquire, through the networking device, a usage behavior record of the internet of things house terminal device, and upload the acquired usage behavior record to the block chain for storage.
Based on the shared house rental system of the present embodiment, a network architecture as shown in fig. 8 may be constructed based on a block chain, and compared with the network architecture shown in fig. 3, the network architecture of the present application further includes an internet of things house terminal device 05 and a networking device 06, and the networking device 06 may include a cloud server and/or a gateway device. The internet of things house terminal equipment 05 can comprise a door lock, a water meter, an electric meter, an intelligent home and the like; the internet of things house terminal devices 05 can be gateway type internet of things terminals and can be connected with the block chain through gateway devices; the internet of things house terminal equipment can also be a non-gateway type internet of things terminal and can be connected with the block chain through the cloud server. When the terminal device 05 of the internet of things is a gateway type terminal of the internet of things, the terminal device can perform networking communication with the gateway device through a ZigBee (Zigbee), a Bluetooth, a 433M wireless module, a Wifi, a 2.4G wireless module and the like; when the terminal device 05 is a non-gateway type terminal of the Internet of Things, it may perform networking communication with the cloud server through a 2G mobile network, a 3G mobile network, a 4G mobile network, NBIoT (Narrow Band Internet of Things), LTE-CAT1 network, eMTC network, and the like.
With reference to fig. 7 and 8, after the authorization module 17 detects that the lender and the lender have completed a transaction, for example, the information storage module detects that the transaction of the lender and the lender is successful, the authorization module sends a transaction completion message to the blockchain, the transaction completion message triggers a fourth intelligent contract of the blockchain, and the fourth intelligent contract of the blockchain sends authorization information to the internet of things house terminal device 05 of the house that has completed the transaction through the networking device 06. Taking the internet of things house terminal device 05 as an example of a door lock, such as an NB-IoT door lock, a Lora door lock, a Zigbee gateway door lock, a bluetooth door lock, and the like, the door lock has an unlocking manner capable of representing an individual identity, such as an eID (electronic identity identifier) of a public network, a second generation identity card swiping card, a mobile phone verification, a face recognition, and the like. And after the leasing party and the leasing party achieve the transaction, the fourth intelligent contract of the block chain sends authorization information to the door lock of the house achieving the transaction. When the leasing party lives in, the identity verification request information can be input into the door lock within the authorized time through the leasing party equipment 01, the second-generation identity card, the fingerprint and the like, the door lock can verify the identity verification request information of the leasing party according to the authorized information, the door lock is unlocked after the verification is passed, the leasing party can conveniently live in and enjoy equipment services such as water, electricity and intelligent home inside, the interference or participation of other people is avoided, and the labor cost is saved. In practical application, the internet of things house terminal device 05 can also record the used usage behavior record, and the behavior acquisition module acquires the usage behavior record through the networking device 06 and uploads the usage behavior record to the block chain for storage.
In practical applications, the shared house rental system of this embodiment may also include the sign-up module 14, the payment module 15, and the information storage module as described in the first embodiment, so as to implement the functions as described in the first embodiment.
The shared house renting system based on the block chain comprises an information uploading module, an information retrieval module, a linking module and an authorization module, can be operated on renter equipment and renter equipment as an application program, and can control the internet of things house terminal equipment. based on the foregoing embodiments, this embodiment provides another shared house renting system based on a block chain, and a schematic structural diagram of the shared house renting system is shown in fig. 9, where the shared house renting system may include the information uploading module 11, the information retrieving module 12, the linking module 13, the signing module 14, the payment module 15, the supervision and verification module 16, and the authorization module 17, as well as the information saving module 18 and the behavior obtaining module 19, which may implement the functions described in the foregoing embodiments. The blockchain is provided with a first intelligent contract used for appointing room source searching logic, a second intelligent contract used for appointing transaction information saving logic, a third intelligent contract used for appointing supervision and verification result saving logic and a fourth intelligent contract.
Based on the shared house renting system of this embodiment, a network architecture as shown in fig. 10 may be constructed based on a block chain, and includes N (N is an integer greater than or equal to 1) renter devices 01, M (M is an integer greater than or equal to 1) renter devices 02, a supervisor device 04, an internet of things house terminal device 05 and a networking device 06, where the renter devices 01, the renter devices 02, the supervisor device 04, and the networking device 06 are node devices of the block chain, and the internet of things house terminal device 05 is connected to the block chain through the networking device 06. The shared house rental system may be run as one application on the renter device 01, the renter device 02, and the supervisor device 04, and may grant only the supervisor device 04 the right to run the functions of the supervision verification module 16.
The working principle of the shared house rental system is described below by taking an example that the internet-of-things house terminal device 05 is a network door lock (hereinafter referred to as a door lock), where the door lock may be a gateway door lock, such as a Zigbee gateway door lock, a bluetooth door lock, or a non-gateway door lock, such as an NBIoT door lock. The door locks can support eID, second-generation identity cards, bluetooth, fingerprints, face recognition and other unlocking modes. Taking the door lock as an example, the door lock is a non-gateway type door lock, and can be connected with the blockchain through a cloud server (as a networking device).
Fig. 11 is a schematic diagram illustrating the traffic flow and data flow of the network architecture shown in fig. 10, wherein the traffic flow is indicated by dashed arrows and the data flow is indicated by solid arrows. In conjunction with fig. 9, 10 and 11, the renter and the renter can implement the house rental transaction through the following flow:
(1) The renter uploads the house source information to be rented and the identity information of the renter through the renter device 02, and the information uploading module 11 uploads (issues) the house source information to be rented and the identity information of the renter to the blockchain according to the operation.
(2) When the renter has a room renting requirement, the renter equipment 01 is used for searching for the room source, the information retrieval module 12 uploads the identity information of the renter to the block chain according to the operation, and meanwhile, the room source matched with the requirement of the renter is searched in the room source information stored in the block chain, so that the room source to be selected is obtained and displayed to the renter.
(3) And the leasing party selects a favorite house source from the house sources to be selected through the leasing party equipment 01 and carries out order placing operation.
(4) The block chain performs multi-party consensus on the house source information, and meanwhile, the link module 13 acquires the monitoring and verification results of the monitoring department on the rental party identity information, the rental party identity information and the house source information through the monitoring party device 04 from the third intelligent contract of the block chain.
In practical application, the monitoring department can acquire the lessor identity information, the lessor identity information and the house source information from the blockchain at any time through the monitoring party equipment 04, then monitor and verify the information, and store the monitoring and verifying result into a third intelligent contract of the blockchain.
(5) The linking module 13 determines that the leasing party identity information, the leasing party identity information and the house source information are verified by the monitoring department, a peer-to-peer communication link is established between the leasing party device 01 and the leasing party device 02, the signing module 14 signs a leasing room order with the leasing party device 02 based on order placing operation of a user and the established peer-to-peer communication link, and the leasing party directly conducts peer-to-peer digital currency transaction with the leasing party device 02 through the leasing party device 01 to complete payment business of the leasing party.
Two rental payment services, one of which is the above-mentioned digital currency, can be provided, which naturally has a distributed ledger feature, and as long as the renter and the renter completely agree on the transaction rules, the transaction can be performed directly using the currency without transferring money through an intermediary. The other payment is third-party payment, such as bank transfer, payment treasure payment, weChat payment and the like, and the payment mode needs third-party participation and needs the third-party to be used as a node in a block chain, so that the effectiveness of the third-party can be guaranteed.
(6) The renter receives the rental order of the renter through the renter device 02, and can return a message that the rental order is confirmed to the renter.
(7) After the leasing party and the leasing party achieve the transaction, the information storage module 18 records the successful transaction information of the two parties, and uploads the successful transaction information and the corresponding room renting protocol to the second intelligent contract of the block chain for storage. The fourth intelligent contract of the blockchain automatically sends authorization information to the door lock of the house that has completed the transaction.
(8) When the leasing party enters the house, the door lock can be opened through the identity recognition modes of the leasing party equipment 01, the identity card, the fingerprint, the face recognition and the like which can uniquely represent the identity information of the leasing party. Specifically, the leasing party can input authentication request information to the door lock through the identification modes, the door lock verifies the authentication request information according to authorization information issued by the block chain, and the door lock is unlocked after the verification is passed, so that the leasing party can conveniently live in.
Thus, house rental transactions between renters are achieved.
Based on the shared house renting system and the house renting process, before or after the renter enters the house, if the renter or the renter needs to modify the house renting order confirmed by the two parties, for example, cancel the house renting order or delay the fulfillment of the content in the house renting order, the operation can be performed only after the consensus of the block chain. As long as the house renting order is effective, the renter cannot be randomly removed from the holding permission by the renter, and the renter cannot arbitrarily default the house renting, so that the renter and the renter can be guaranteed.
In the house leasing process, the internet-of-things house terminal device 05 can also automatically upload usage records, usage quantities and other usage behaviors of the internet-of-things house terminal device into the block chain through the networking device 06. For example, the door lock can record unlocking behavior and times, and the behavior acquisition module 19 stores the unlocking behavior and times into the block chain through the networking device; as another example, a water meter in a house may record the amount of water, the behavior acquisition module 19 saves the amount of water to a blockchain, and so on.
According to the trend of the data stream and the service stream shown in fig. 11, in the embodiment of the present application, the data stream and the service stream can be separated, which is beneficial to protecting private data, can effectively ensure the security and privacy of data, and improves transaction efficiency. Specifically, it is highly efficient that the rental-side device 01 and the rental-side device 02 directly contact order placement and perform digital money transaction through P2P technology on the house rental business flow. And data which need to be identified and ensure safety, such as house source information, leasing party identity information, transaction rules, transaction records and the like involved in transaction can be uploaded to a block chain and ensured through the distributed book characteristic of the block chain.
The shared house leasing system based on the block chain provided by the embodiment comprises an information uploading module, an information retrieval module, a linking module, a signing module, a payment module, a verification module, an authorization module, an information storage module and a behavior acquisition module. The shared house rental system can be operated on renter equipment, renter equipment and supervisor equipment as an application program, and can only grant the supervisor equipment the authority to operate the functions of the supervision and verification module. The leasing side equipment, the monitoring side equipment and the networking equipment for connecting the Internet of things house terminal equipment with the block chain can be used as node equipment of the block chain to form a decentralized network architecture, intermediary participation is not needed, house leasing can be realized in an unattended mode, the characteristics of information non-tampering and information transparency are achieved, data and services of all participants of the house leasing can be exchanged and stored, and authenticity and privacy of the data are guaranteed. The shared house leasing system realizes a new shared house leasing business model, can directly link two main business parties, namely a leasing party and a leasing party, to perform point-to-point house leasing transaction, can ensure the security of the transaction, and has low cost and high efficiency. Data which can be disclosed (such as house source information, transaction records, use behavior records of Internet of things house terminal equipment and the like) or private data which needs to be encrypted (such as leasing party identity information, transaction rules and the like) are all uploaded to a block chain, and the data can be prevented from being tampered and consensus can be guaranteed through distributed account book storage characteristics of the block chain and intelligent contracts. The shared house leasing system can meet the requirements of supervision departments, any supervision department can extract the leasing party identity information, the leasing party identity information or house source information and other related information from the block chain at any time through the supervision party equipment, and the information can be acquired timely and the authenticity of the information can be ensured. The shared house renting system also realizes an unattended house check-in mode through the Internet of things technology, and after house renting transaction is achieved, renters can directly check in houses and enjoy equipment services (such as water, electricity, intelligent home and the like) inside through obtained authorities within authorized time without being interfered or participated by other people, so that the labor cost is saved.
Based on the shared house leasing system of each embodiment, various incentive systems (i.e. a certification mechanism) can be set in the intelligent contract of the block chain to ensure that more people can participate in the whole leasing process, and reasonable incentive and punishment systems are ensured through the certification mechanism to maintain the healthy operation of the whole leasing process, wherein the certification mechanism can include at least one of a deposit collecting rule, a credit evaluation level rule and a credit point rule, for example. For example, a deposit collecting and refunding rule is set in the evidence passing mechanism, after a house leasing contract expires, a leasing party can perform refunding operation through the leasing party device 01, and after the operation is successful, a relevant deposit can be automatically obtained according to the deposit collecting and refunding rule.
In the above embodiment, the block chain is a public chain as an example, and in practical application, the public chain, the private chain, or the federation chain may be selected after evaluating aspects of convenience, cost, efficiency, privacy, and the like of an actual business object.
Based on the shared house renting system of each embodiment, the present application also provides a shared house renting method based on a block chain, a flowchart of which can be seen in fig. 12, and the shared house renting method may include the following steps:
step 101: and uploading the house source information.
When the renter has a house source to rent, the house source information can be uploaded through the renter equipment. The information uploading module 11 detects a first operation of uploading house source information input by a lender, generates first request information according to the first operation, wherein the first request information includes house source information to be rented, and then broadcasts the first request information to the block chain to store the house source information in a distributed database of the block chain, wherein the house source information includes a unique communication identifier of a lender device serving as a lender communication device.
Step 102: and (6) searching a house source.
When the renter has room renting requirements, the needed room source can be searched in the room source information stored on the block chain through the equipment of the renter. Specifically, the information retrieval module 12 detects a second operation of searching for a room source input by the renter, generates second request information according to the second operation, and sends the second request information to the blockchain to trigger a first intelligent contract deployed in the blockchain and used for agreeing on room source searching logic, where the second request information includes room source screening information. The information retrieval module 12 searches a matched house source in the distributed database of the block chain according to the house source screening information based on the house source searching logic appointed in the first intelligent contract, and obtains the house source to be selected and displays the house source to the leasing party. The leasing party can select favorite house sources from the house sources to be selected.
Step 103: and establishing a point-to-point communication link with the leasing party equipment corresponding to the required house source.
After the renter finds the matched room source to be selected through the renter side device, the link module 13 detects a third operation of the renter side to select the needed room source in the room source to be selected, determines the unique communication identifier of the renter side device corresponding to the selected room source according to the third operation, and establishes a point-to-point communication link between the renter side device serving as the renter side communication device and the renter side device corresponding to the unique communication identifier.
Step 104: point-to-point transactions.
After the link module 13 establishes the peer-to-peer communication link between the renter device and the renter device, the renter and the renter can directly perform peer-to-peer transaction through the peer-to-peer communication link.
Specifically, the signing module 14 makes the renter and the renter sign the rental order through the peer-to-peer communication link according to the third operation of the renter, and the payment module 15 can make the renter device pay the renter device directly by using digital money, the digital money has the characteristic of a distributed account book, and as long as the renter and the renter completely agree in the rental agreement, the digital money can be directly used for transaction, and the transaction record can also be directly stored in the distributed account book of the block chain and cannot be tampered.
In practical application, the transaction can be completed by using a third party payment mode, for example, bank payment, pay payment, weChat payment and the like, and the third parties can be used as nodes of the block chain to ensure the validity of the third parties, and the transaction records of the leasing party and the leasing party can be timely recorded in the whole block chain and cannot be falsified.
The method realizes a new house-sharing leasing business model, is realized based on the block chain technology, has the characteristics of decentralization, transparent information and no falsification, does not depend on an intermediate service provider platform for leasing transaction, does not need to participate in intermediaries, can realize house leasing without being attended by people, and ensures the safety of information; in addition, the renter and the renter can directly carry out point-to-point transaction through the established point-to-point communication link, so that the cost is low and the efficiency is high.
The renter device 01, the renter device 02, and the supervisor device 04 described in the embodiments of the present application may be, for example, a mobile terminal such as a mobile phone, a tablet computer, a notebook computer, a palm computer, a PDA (Personal Digital Assistant), a PMP (Portable Media Player), a wearable device, a smart band, and a fixed terminal such as a Digital TV, a desktop computer, or the like.

the information retrieval module is used for detecting a second operation for searching for the house source input by the leasing party, generating second request information according to the second operation, sending the second request information to the block chain to trigger the first intelligent contract, wherein the second request information comprises house source screening information, searching for a matched house source in a distributed database of the block chain according to the house source screening information based on the house source searching logic agreed in the first intelligent contract, obtaining a house source to be selected and displaying the house source to be selected to the leasing party;
and the link module is used for detecting a third operation of selecting a required house source from the house sources to be selected by the renter, determining a unique communication identifier of the renter equipment corresponding to the selected house source according to the third operation, and establishing a point-to-point communication link between the renter equipment serving as the renter communication equipment and the renter equipment corresponding to the unique communication identifier so as to directly carry out point-to-point transaction between the renter and the renter.
2. The shared house rental system of claim 1, further comprising:
the contract signing module is used for enabling the renter and the renter to sign a renting room order through the point-to-point communication link according to the third operation, wherein the renting room order comprises a renting room protocol;
and the payment module is used for detecting a fourth operation which is input by the leasing party and used for selecting the payment mode, determining the payment mode according to the fourth operation, enabling the leasing party equipment to directly pay for the leasing party equipment corresponding to the unique communication identifier by adopting digital currency through the point-to-point communication link when the determined payment mode is a currency payment mode, and enabling the leasing party equipment to pay for the leasing party equipment corresponding to the selected house source through the third party payment platform when the determined payment mode is the third party payment mode.
3. The shared premise rental system of claim 2, further deployed on the blockchain is a second intelligent contract for engaging transaction information saving logic; the system further comprises:
and the information storage module is used for recording transaction success information of the renter and the renter, sending the transaction success information and the renting room protocol to the block chain to trigger the second intelligent contract, and storing the transaction success information and the renting room protocol into the second intelligent contract of the block chain based on the transaction information storage logic agreed in the second intelligent contract.
4. The shared premise rental system of claim 1, wherein a third intelligent contract for engaging regulatory verification result preservation logic is further deployed on the blockchain;
the information uploading module is also used for receiving the identity information of the lessor input by the lessor and sending the identity information of the lessor to the block chain for storage;
the information retrieval module is also used for receiving leasing party identity information input by a leasing party and sending the leasing party identity information to the block chain for storage;
the system further comprises:
the supervision and verification module is used for acquiring the lessor identity information, the leaser identity information and/or the house source information from the block chain, enabling supervision and verification of the lessor identity information, the leaser identity information and/or the house source information by using supervision and verification equipment serving as supervision and communication equipment to obtain a supervision and verification result, sending the supervision and verification result to the block chain to trigger the third intelligent contract, and storing the supervision and verification result into the third intelligent contract based on supervision and verification result storage logic agreed in the third intelligent contract;
the link module is specifically configured to obtain a supervision and verification result from the third intelligent contract, and when the monitoring and verification result of the tenant identity information, and the house source information of the selected house source corresponding to the selected house source passes, establish a peer-to-peer communication link between the tenant device serving as the tenant communication device and the tenant device corresponding to the unique communication identifier.

detecting a second operation of searching for a house source input by a leasing party, and generating second request information according to the second operation;
sending the second request information to a block chain to trigger the first intelligent contract, wherein the second request information comprises house source screening information;
based on the house source searching logic appointed in the first intelligent contract, searching a matched house source in a distributed database of a block chain according to the house source screening information to obtain a house source to be selected;
displaying the room source to be selected to a leasing party;
detecting a third operation of a leasing party for selecting a required house source from the house sources to be selected, and determining a unique communication identifier of leasing party equipment corresponding to the selected house source according to the third operation;
and establishing a point-to-point communication link between the leasing party device serving as the leasing party communication device and the leasing party device corresponding to the unique communication identifier so that the leasing party and the leasing party directly carry out point-to-point transaction.
