Abstract

Domaine de l'invention : la présente invention est une place de marché en ligne permettant d'investir dans des portefeuilles immobiliers que nous appelons "offres groupées de biens immobiliers" (Property Bundles), ladite place de marché permettant aux investisseurs de parcourir et de sélectionner des titres de tout type dans des offres groupées de biens immobiliers, et d'investir ou d'acheter ces titres. Définitions : une offre groupée de biens immobiliers est définie comme moyen de placement, tel qu'un fonds de placements immobiliers, ou toute autre forme d'une entité détenant au moins deux investissements immobiliers. Le pluriel anglais est Property Bundles. L'investissement immobilier (Real Property Investment) est défini comme l'un des types suivants : tout type de titres tels que des obligations et des actions (entre autres) dans une société de portefeuille immobilier, des biens immobiliers résidentiels, des biens immobiliers commerciaux, au moins une part d'un bien immobilier commercial, des parts de fonds, terrains, et tout autre type d'actifs ou d'instruments de prêt basés à au moins 80 % sur des projets immobiliers ou de développement immobilier. Le pluriel anglais est Real Property Investments. Description de l'art connexe : le financement participatif et les plates-formes de prêt entre pairs évoluent rapidement depuis 2012 et ont atteint une taille de marché supérieure à 10 milliards de dollars en 2018. Ces places de marché permettent aux investisseurs de choisir et d'acheter des titres dans une société de portefeuille spécifique détenant un actif unique, ou dans une société de projet de développement spécifique. Les investisseurs sont en mesure de choisir des investissements spécifiques, en fonction de la description fournie par la plateforme lors d'une campagne spécifique. Lors d'une mobilisation de fonds par l'intermédiaire de la plateforme, la campagne est définie avec un montant cible minimal et une durée déterminée pour le financement, généralement comprise entre 45 et 90 jours. Si le montrant cible de financement n'est pas atteint pendant la durée de la campagne, les investisseurs sont remboursés.
