Abstract

The invention relates to a method that aims to accelerate real estate trading processes by synthesizing the data collected by a central server with an artificial intelligence supported processor control with the data entered by at least one user with a computer-based device connected to the central server and directing it to at least one user by the central server and ensures that the number of users and trading channels do not increase while doing so. With this method, collected and processed data, which are critical for the real estate sector, are automatically shared with user-specific interfaces thanks to algorithms sensitive to user behavior. In this way, the speed and volume of property exchange are increased in a. data- supported manner.

Description

A METHOD FOR ACCELERATING PROPERTY TRANSACTION PROCESSES IN THE REAL ESTATE SECTOR AND AUTOMATICALLY INCREASING USER INTERACTION
Technical Field
The invention relates to a method that works by synthesizing the data collected by a central server with an artificial intelligence- supported processor control with the data entered by at least one user with a computer-based device connected to the central server, and directing it to at least one user by the central server and aims to accelerate real estate transaction processes and while doing so, ensures that the number of users and transaction channels increase. With this method, collected and processed data, which are critical for the real estate sector, are automatically shared with user-specific interfaces thanks to algorithms sensitive to user behavior. In this way, the speed and volume of property transactions are increased in a data- supported manner.
Prior Art
Today, the real estate sector is one of the sectors most affected by the dynamic data specific to the geography, where the property transaction is most intense and continuous. The rapid increase in the technical parameters and the volume of data affecting the property transaction has caused the accuracy and reliability of this data to increasingly affect the efficiency of transaction processes.
In the real estate sector, property owners and buyers use various digital platforms that host this data to carry out property transactions through technical data. These platforms mostly serve as a data interface between real estate agents and those who want to buy property on the platform. The data source on these platforms is mostly those who mediate the transactions. There are various data processing tools for the real estate sector and they mainly benefit from the data on the above-mentioned platforms of the property. This requires direct control of the data provided by the real estate agents by the buyers. In addition, there is no data on properties outside of transaction activity on these platforms. Among the various data to be considered in the real estate sector are property transaction data, public announcements, news, legal publications on expropriation and urban development, and population statistics (education, age, income, etc.). For those carrying out property transactions to make the most appropriate decision for themselves in the long term, they need to be able to follow all this data accurately and consistently over a wide period and access the information they can foresee based on it.
In platforms where the services provided to the existing B2B2C, i.e. “firm to firm” and “firm to consumer” can be integrated, where the way of operation is not known, property owners and buyers often have to receive services in line with unverified or partially verified data from real estate agents.
As in the patent document KR 1020020004774, it is seen that the data source in B2B2C systems where the platform and the real estate agent are integrated is the real estate agent and there are no operating mechanisms for verifying this data.
As in patent document KR 1020020047132, systems that are open to human error, where platform and real estate agent are independent of each other, but data verification on the platform side is made by third parties instead of artificial intelligence- supported processors, cause the data verification mechanism and thus property transaction processes to be limited to a certain geography.
As in patent document WO/2015/000018, systems where the platform and the real estate agent are independent of each other and the platform collects processor-supported data restrict the access of the end consumer to verified and consistent data, as it requires the control of access of real estate agent to the data storage and the process of delivering the processed data to the end consumer.
Problems That The Invention Aims to Solve
The purpose of the invention is to ensure that the real estate data collected through the central server is directed by the artificial intelligence- supported central server to the users with computer-based devices, that is, to the real estate agents in real estate transactions and those carrying out property transactions. In this respect, it increases the speed and volume of transaction processes by arranging the interaction between the service provider and the service receiver in real estate transactions independently from the service provider.
In this respect, the invention introduces an alternative solution method to the B2B2C platforms in the present art. These platforms mostly serve as a data interface between real estate agents and those who want to buy property on the platform. The data source on these platforms is mostly those who mediate the transactions, and there is no holistic data verification mechanism. Thus, access to the correct technical data and therefore the compatibility of transactions with the technical data, speed, and volume thereof are restricted.
The invention also allows users to make a holistic evaluation regardless of geography by synthesizing the various data that the central server automatically collects from public sources and that users enter the system through computer-based devices using an artificial intelligence- supported processor. In examples of the state of the art where the diversity and level of consistency of data vary locally, direct control of the data provided by the real estate agents is required by the buyers. For this reason, property transaction takes place in restricted geographies due to the direct control it requires.
Another feature of the invention is that it contains algorithms run with a central server- connected processor that automatically evaluates the data entry made by the users carrying out property transactions through a computer-based device and can present the technical data collected by the central server with interfaces specific to these users in a way that will increase the speed and volume of the processes.
Another feature of the invention is that the property data entered as requests by the users who want to carry out property transactions are shared by the central server with the devices on the network of the real estate agent to whom they refer. If the request cannot be met, it is primarily shared with the devices in the wider network including the real estate agent they refer to. In this case, if the request is still not met, said property data is directed to the devices connected to other networks where the request is more likely to be met as an output of the process of evaluation of technical data (geography, type, etc.) made by the artificial intelligence- supported processor. Description of the Invention
The invention relates to a method that works by synthesizing the data collected by a central server with an artificial intelligence- supported processor control with the data entered by at least one user with a computer-based device connected to the central server and directing it by the central server to a variable number of user devices, two different types of real estate agents and one customer type, aims to accelerate real estate transaction processes and, while doing so, ensures that the number of users and transaction channels increase. With this method, various technical data collected by the central server are overlapped and verified with the data provided by the users through an artificial intelligence- supported processor. Technical data in the scope required by various types of user devices with an artificial intelligence- supported computer processor working with the central server are presented with interfaces automatically harmonized with the data entered by the user.
The inventive data flow method includes the following process steps in its most basic form:
• Participation of users’ devices in the user device network connected to the central server directed by a real estate agent type user device,
• Determining the critical information about the properties entered by the users, obtaining the relevant data from the necessary public source and entering it into the data storage working in association with the computer processor,
• Automatically combining the data in the said data storage with the data entered by the user and verifying it,
• Evaluation and classification of the transaction requests made by the user and the transactions they make in the transaction processes over the computer-based device by an artificial intelligence- supported computer processor,
• Automatically determining the type of analysis that the user may need by the evaluation and classification made and analyzing the data collected by the central server by the artificial intelligence- supported computer processor,
• Presentation of the analysis made to the user device with an interface specific to the real estate agent device directing the network in which the user device is located,
• Transmission of the property data created by the user device, for which the transaction request is made, to the devices in the network including the user of the device, by the central server,
• Transmission of the property data by the central server to the devices on another network where the request can be met by making a technical data evaluation by artificial intelligence in case the request cannot be met.
The method described above is related to a data flow method that aims to prevent the loss of speed and transaction volume due to the inability to deliver verified technical data to users in real estate transaction processes.
This data flow method can be used between at least three different types of user devices with varying numbers of each type and the networks to which these user devices are connected. The diagram in Figure 1 shows an example of the data flow between a certain number of user devices, each line representing a user device type and the boxes in the line representing the user devices. The arrows in the figure show the data flow between the central server and the user devices and the data flow within the network consisting of the user devices.
A device can be included in multiple networks at the same time, as well as data flow between devices in different networks can be realized by central server control.
The types of devices and operating mechanisms required in the operation of the system shown in the data flow diagram shown in Figure 1 are described below.
Central Server: It is a computer processor that processes the data collected through an artificial intelligence- supported processor from sources such as property transaction data, public announcements, news, legal publications related to expropriation and urban development, population statistics (education, age, income, etc.) with artificial intelligence algorithm and provide access to it by computer-based user devices with interfaces that vary according to the paths shown in Figure 1. The data in the central server are automatically analyzed and classified as Housing, Workplace, Land, etc. according to the needs of the user’s devices and presented through the computer processor. A: It consists of computer-based real estate user devices that direct the data received from the central server directly to another computer-based user device. Processed data directed by type A computer-based devices are automatically directed by the central server-controlled processor through the type A computer-based device- specific interface. Property transaction request data from other user devices is directed by the type A device to other devices on the networks where the device is located. After the specified time in the system where positive feedback is not provided by the computer processor performing data scanning, the request data in device A is subjected to artificial intelligence- supported technical data (geography, property type) evaluation and directed to the devices in other networks with a high probability of providing positive feedback to the request data. If there is no device network that can be paired with the geographic data in question, the request data is directed to the devices in all networks. In the exemplary use of the invention, device A is located in networks where transaction request data flow and technical data flow of a particular property type (residential, commercial, land) are provided.
B: These are computer-based real estate user devices that direct the data received from device A directly to the computer-based user device that is the buyer or seller of the property. Processed data directed by B-type computer-based devices are automatically directed by the Central Server-controlled processor with an interface specific to the computer-based device in B. Device B sends this technical data to devices C, which the central server has paired with itself. The device B is located in networks in which, in the exemplary use of the invention, the transaction request data flow and the technical data flow of given geography are provided.
C: They are computer-based devices connected with the buyer, seller, or owners of the property that want to access verified and consistent data about the properties. The data entered by these computer-based devices are evaluated by the computer processor and datasets harmonized according to the Customer (C) type computer-based device are provided in a way to prevent the loss of speed and volume due to the lack of data in the property transaction processes. In addition, the central server-connected artificial intelligence- supported processor evaluates every data entered by this type of computer-based device in real time and determines the critical technical data that the user may have omitted about the properties. These critical data are fed to C-type computer-based devices when the user can see by computer processors working with the artificial intelligence algorithm that analyzes the behavior of the user. Device C processes the commands it receives from its user with the computer processor through the central server and directs the property purchase request data to the A or B devices that the central server pairs with itself. If it is a B-type device where the request data is directed, the data is directed to C-type devices where the B-type device is paired. If no positive feedback is received after the specified time in the system, the request data is first directed to the type A device where the B device is paired by the central server. The request data on type A device is directed to devices on networks where A is located. If no positive feedback is received within the specified time, the central server directs the request to the devices in the network where the A-type device is located, determined based on the geographic criteria by an artificial intelligence- supported data evaluation, as in the case of an exemplary use of the invention. If positive feedback cannot be obtained from the devices within the specified time, the request data is directed to the devices in the networks where all A-type devices are located. In this way, the possibility of providing the fastest positive feedback to the request data is increased.

Claims

1. A method that aims to accelerate real estate trading processes by directing the data collected by a central server with an artificial intelligence supported processor control to a variable number of user devices, including two different real estate agent types (A and B) and one customer type (C), by synthesizing the data entered by at least one user device with a computer-based device connected to the central server, and while doing so, enabling the number of users and trading channels to increase more, characterized in that it comprises the following:
● Connection of users' devices in the user device network connected to the central server directed by a real estate agent type user device,
● Determining the critical information about the properties entered by the users, obtaining the relevant data from the necessary public source and entering it by the central server into the employee data store associated with the computer processor,
● Automatically combining and verifying the data in the said data store with the property data entered by the user, Evaluation and classification of the trading requests made by the user over the computer-based device and the transactions they make in the trading processes by an artificial intelligence supported computer processor,
● Automatically determining the type of analysis that the user may need in accordance with the evaluation and classification made and creating the analysis of the data coll ected by the central server by the arti ficial intelligence supported computer processor,
● Presenting the created analysis to the user device with a real estate agent-type device- specific interface that includes the user device,
● The transmission of the property data created by the user device to the devices in the subnet where the user device is included by the central server,
● It includes the process steps of communicating the property data by the central server to the devices in an upper network where the demand can be met by making a technical data evaluation by artificial intelligence in case the demand cannot be met. A method that increases the efficiency of real estate trading processes according to claim 1, characterized in that the user has incomplete information about the property, determines the user's digital behavior by analyzing it with artificial intelligence support and automatically displays the user-specific interfaces by emphasizing this information, A method for increasing the efficiency of real estate trading processes according to claim 1, characterized in that user device requests for real estate trading are automatically directed to devices in a network where the user device is primarily matched by the central server, if there is no such network, to devices in a network where the request is more likely to receive positive feedback by being evaluated by the central server with an artificial intelligence supported computer processor. An Al-supported property trading request data routing system according to claim 3, characterized in that the routing is performed as an output of the process of evaluating geographic and property type data by the Al-supported processor.
