Abstract

The present invention relates to a system (1) for enabling to automatically transfer rental amounts corresponding to shares of persons –who will split a rental payment–from their bank accounts to a landlord's account.

Description

A SYSTEM FOR SHARE OF RENT
Technical Field
The present invention relates to a system for enabling to automatically transfer rental amounts corresponding to shares of persons -who will split a rental payment- from their bank accounts to a landlord’s account.
Background of the Invention
Persons who share a living space with others make payment by splitting the total rent of the living space in accordance with amounts determined by themselves. How many people share the living space, at what rates the rental fee is split and periods of rental payment are stated in contracts drawn up by tenants with landlords for share of a living space rental. Although persons who will share a living space undertake that they will split the rent and transfer the amount corresponding to their share to the landlord in these contracts signed, these contracts have no sanction unless an intermediary and certifying authority is not included. Even if one of the tenants delays the payment day or makes a payment in an amount different the amount corresponding to their share, both the landlord and the tenants who split a rent may face difficulty.
Therefore considering the studies and the deficiencies in the state of the art, it is understood that there is need for a system for ensuring that an amount to be paid for persons who will split a rent is automatically deposited from tenants’ accounts into a landlord’s bank account and thus both shares of tenants and income of landlords are secured. The International patent document no. W02001002990, an application in the state of the art, discloses a method for drawing up and executing real-estate maintenance contracts. The method in the said invention conducts steps of a contractor drawing up a contract of maintenance concession with a landlord in order to obtain maintenance concession of the landlord’s real-estate, the maintenance concession contract being provided by a contractor upon a landlord pays at least three percent of the principal or by tenants upon real-estate tenants pay at least eighty percent of the principal. Upon a contract of maintenance concession and a lease contract are merged in relation to a real estate, tenants are enabled to be the holder of a maintenance concession on a real-estate and to obtain tax refund from rental fees to be spent for maintenance of a real-estate. In the said invention, the same real-estate can be rented by multiple tenants by means of a lease contract with a maintenance concession and conditions of a contract can be completed by a maintenance carried out on a real-estate by each tenant.
Summary of the Invention
An objective of the present invention is to realize a system for enabling to automatically transfer rental amounts corresponding to shares of persons -who split a rent- from their tenant bank accounts to a landlord’s bank account.
Detailed Description of the Invention
“A System for Share of Rent” realized to fulfil the objective of the present invention is shown in the figure attached, in which:

A. Bank Server
The inventive system (1) for enabling to automatically transfer rental amounts corresponding to shares of persons -who split a rent- to a landlord’s bank account comprises: at least one database (2) which is configured to keep record of information about rental contracts and bank account information about tenants and landlords; and at least one server (3) which is in communication with the database (2), manages the database (2) and is configured to manage bank accounts of customers, to establish connection with the bank server (A) by using any communication protocol and to receive request of creating a rental payment plan transmitted from the bank server (A) over this connection established, to receive and process the related rental contract data by connecting to the database (2) in accordance with the request received, to ensure that amounts determined in accordance with the information that are included in the rental contract are automatically transferred from the tenants’ bank accounts to the landlord’s bank account.
The database (2) included in the inventive system (1) is in communication with the server (3) and configured to be managed by the server (3). In a preferred embodiment of the invention, the database (2) is configured to keep record of bank account information about landlords and tenants such that these are correlated with a distinctive singular identity information. The said database (2) is configured to keep record of data such as number of tenants, tenant information, rates of rent share, due date of rent and payment period of rent about rental contracts transmitted by the bank server (A). The server (3) included in the inventive system (1) is configured to establish communication with the bank server (A) by using any remote communication protocol in the state of the art and to receive request of creating a payment plan for share of rent transmitted from any communication channel over this communication established. The server (3) is configured to manage the database (2) by means of transactions such as performing new data record into the database (2), deleting the data recorded in the database (2) or changing the data recorded in the database (2) and updating the data recorded in the database (2). The server (3) is configured to perform a query in the database (2) for the contract with which the request is correlated in accordance with the request of creating a payment plan for share of rent received and to receive the information about the rental contract from the database (2). The server (3) is configured to query the bank accounts of rental shareholders on the said due date by processing the due date of rent and the information about individual rent rate that are included in the rental contract received from the database (2) and to ensure that a rental fee is deposited from the tenant’s bank account into the landlord’s bank account at a rate determined for each tenant. In a preferred embodiment of the invention, the server (3) is configured to query whether the tenant has a cash credit defined in his/her account or an account in the form of advance account if it detects that any of the shareholders has no sufficient balance for rental payment in their existing accounts while transferring the contractual rental fees from bank accounts of rental shareholders to a landlord’s bank account. The server (3) is configured to ensure that the rental fee is deposited from the said account to the landlord’ s bank account if it detects that a tenant -who has no sufficient amount in his/her accounts for the rental fee to be paid- has an account in the form of cash credit or advance account. The server (3) is configured to create a record and transmit it to the bank server (A) for informing other rental shareholders if it detects that a tenant -who has no sufficient amount in his/her accounts for the rental fee to be paid- has no account in the form of cash credit or advance account. With the inventive system (1), it is ensured that an amount to be paid for persons who will split a rent is automatically deposited from tenants’ accounts into a landlord’s bank account and thus both shares of tenants and income of landlords are secured.
Within these basic concepts; it is possible to develop various embodiments of the inventive “System for Share of Rent (1)”; the invention cannot be limited to examples disclosed herein and it is essentially according to claims.

Claims

CLAIMS A system (1) for enabling to automatically transfer rental amounts of persons -who split a rent- of their share to a landlord’s bank account; comprising: at least one database (2) which is configured to keep record of information about rental contracts and bank account information about tenants and landlords; and characterized by at least one server (3) which is in communication with the database (2), manages the database (2) and is configured to keep bank accounts of customers, to establish connection with the bank server (A) to use any communication protocol and to receive request of creating a rental payment plan transmitted from the bank server (A) over this connection established, to receive and process the related rental contract data by connecting to the database (2) in accordance with the request received, to ensure that amounts determined in accordance with the information that are included in the rental contract are automatically transferred from the tenants’ bank accounts to the landlord’s bank account. A system (1) according to any of the preceding claims; characterized by the database (2) which is configured to keep record of data such as number of tenants, tenant information, rates of rent share, due date of rent and payment period of rent about rental contracts transmitted by the bank server (A).

A system (1) according to any of the preceding claims; characterized by the server (3) which is configured to establish communication with the bank server (A) by using any remote communication protocol in the state of the art and to receive request of creating a payment plan for share of rent transmitted from any communication channel over this communication established.

A system (1) according to any of the preceding claims; characterized by the server (3) which is configured to manage the database (2) by means of transactions such as performing new data record into the database (2), deleting the data recorded in the database (2) or changing the data recorded in the database (2) and updating the data recorded in the database (2).

A system (1) according to any of the preceding claims; characterized by the server (3) which is configured to perform a query in the database (2) for the contract with which the request is correlated in accordance with the request of creating a payment plan for share of rent received and to receive the information about the rental contract from the database (2).

A system (1) according to any of the preceding claims; characterized by the server (3) which is configured to query the bank accounts of rental shareholders on the said due date by processing the due date of rent and the information about individual rent rate that are included in the rental contract received from the database (2) and to ensure that a rental fee is deposited

A system (1) according to any of the preceding claims; characterized by the server (3) which is configured to ensure that the rental fee is deposited from the said account to the landlord’ s bank account if it detects that a tenant -who has no sufficient amount in his/her accounts for the rental fee to be paid- has an account in the form of cash credit or advance account. A system (1) according to any of the preceding claims; characterized by the server (3) which is configured to create a record and transmit it to the bank server (A) for informing other rental shareholders if it detects that a tenant -who has no sufficient amount in his/her accounts for the rental fee to be paid- has no account in the form of cash credit or advance account.
