Abstract

The invention provides a method and system for managing real estate business. A user may enter parameters for searching real estate property. Based on the search parameters, images of real estate property that suite the requirement of the user is displayed. The user may zoom into the image to have a detailed look of the real estate property. Additionally, the real estate property that has been blocked for further processing is highlighted in the image, thus providing the status of the real estate property. Further, the system generates reports that are relevant to various stakeholders of the real estate project.

Description

REAL ESTATE MANAGEMENT SYSTEM
BACKGROUND
Internet as a source of information is a well-established fact. Consumers have become extremely technology savvy and are using Internet to fulfill their daily need. Additionally, Internet is being used for conducting business transactions. To capture such consumers business organizations are using Internet as one of the key platform for marketing their services and products. There is a wide range of services and products being marketed over the internet, and real estate is one among them.
Traditionally, in the real estate business when an individual desires to buy or rent a real estate, he would be required to visit the location of the real estate to take a decision. Most of the time, the individual might end up visiting a location which does not fulfill his criteria. Additionally, by the time the individual visits the location, the real estate might have been booked by somebody else. Hence, it would be convenient for an individual if he is provided with a system which enables him to shortlist the real estate that he desires to visit based on certain criterion, and additionally be able to have an experience of walking through the real estate without actually visiting the location. This system should be of advantage to the consumers of real estate and as well as to the developer of the real estate.
Developers of real estate come across various problems while marketing their real estate. One of the problems is, not being able to update a consumer about the status of the real estate. Additionally, developers find it difficult to co-ordinate between various people involved in developing and marketing the real estate.
In light of the foregoing discussion, there is a need to provide a system and method that allows a consumer to shortlist real estate that he desires to visit using a set of parameters. Additionally, the consumer should be able to get a feeling of walking through the real estate without actually visiting the location of the real estate. Further, the consumer should be capable of knowing the status of the real estate in real time. In addition, the system and method should facilitate developers of real estate to efficiently co-ordinate between people involved in developing and marketing of the real estate.
SUMMARY
An object of present invention is to enable a consumer to get a feeling of walking through the real estate without actually visiting the location of the real estate.
Another object of the present invention is to make a consumer capable of knowing the status of the real estate in real time.
Yet another object of the present invention is to facilitate developers of real estate to efficiently co-ordinate between people involved in developing and marketing of the real estate projects.
An aspect of the present invention provides a system for enabling management of a real estate business. The system comprises marketing system module and graphical system module. The marketing system module facilitates carrying out end-to-end marketing operation of real estate development projects. End-to-end marketing operation could include providing easy and secured access to dynamic data related to the real estate project in tabular and graphical form to multiple stakeholders. This enables the stakeholders to take decisions. Additionally, marketing system module ensures that the stakeholders are provided access to data that is relevant to the stakeholder. In an embodiment of the present invention, the sales executive may be given rights to access information related to the sales of the real estate project. However, the promoter may have the privilege to access all the data. Graphical system module provided multi dimensional representation of the real estate project. Additionally, it allows people to view the real estate project in a manner that gives the person a feeling of walking through the real estate project without actually visiting the location of the real estate project.

Fig. 1 illustrates a system for enabling management of a real estate business, in accordance to various embodiments of the present invention;
Fig. 2 illustrates a graphical user interface provided to a consumer of real estate, in accordance to various embodiments of the present invention; and
Fig. 3 illustrates a multi dimension representation of real estate, in accordance to various embodiments of the present invention.
DETAILED DESCRIPTION OF VARIOUS EMBODIMENTS
Fig. 1 illustrates a system 100 for enabling management of a real estate business, in accordance to various embodiments of the present invention. System 100 comprises marketing system module 102 and graphical system module 104. In an embodiment of the present invention marketing system module 102 facilitates carrying out end-to-end marketing operation of real estate development projects. In an embodiment of the present invention, end-to-end marketing operation could include providing easy and secured access to dynamic data related to the real estate project in tabular and graphical form to multiple stakeholders. This enables the stakeholders to take decisions. In an embodiment of the present invention, the stakeholders may include promoters of the real estate project, builder, architects, sales manager of the real estate project, sales executives, and consumers among others. Additionally, marketing system module 102 ensures that the stakeholders are provided access to data that is relevant to the stakeholder. In an embodiment of the present invention, the sales executive may be given rights to access information related to the sales of the real estate project. However, the promoter may have the privilege to access all the data. In an embodiment of the present invention marketing system module 102 is developed on Microsoft .Net framework 1.1 with ASP. Net and Visual Basic .Net as front end & SQL server as Back end. In an embodiment of the present invention graphical system module 104 is developed on AutoDesk- AutoCAD 2006, Map Guide Server Series 6.5 & Micro Soft IIS Web Server as the backend with Microsoft Foundation Class (MFC) as front end. Graphical system module 104 provided multi dimensional representation of the real estate project. Additionally, it allows people to view the real estate project in a manner that gives the person a feeling of walking through the real estate project without actually visiting the location of the real estate project.
Fig. 2 illustrates a graphical user interface provided to a consumer of real estate, in accordance to various embodiments of the present invention. In an embodiment of the present invention, the consumer is provided with a graphical user interface which enables him to search for real estate that satisfies his requirements. The consumer may specify the location, in which the real estate should be located, type of real estate, the total built up area, and the range of price of the real estate. Subsequently, the real estate that fulfills the parameters would be short listed. The consumer may choose to know more about the real estate by clicking on the displayed link. Subsequently, the consumer will be provided with a graphical representation of the real estate project that the consumer choose. In an embodiment of the present invention, Fig. 3 illustrates the graphical representation presented to the consumer.
In an embodiment of the present invention, Fig. 3 illustrates a 2-dimensional view of the real estate project 300. In an embodiment of the present invention, real estate project 300 comprises multistoried apartment blocks 302 a, 302 b, and 302 c, a lake 304, a garden 306, and a worship place 308. In an embodiment of the present invention, if an apartment block 302 a is completely sold out it will be distinguished graphically by representing it using a particular color. This enables the consumer to look at apartments that are available for transaction. Later, the consumer may click on the apartment represented in the graphical representation to have a look at it in more detail. The consumer may continue clicking at the images in order to have a look it in further more detail. The consumer may choose to navigate through the graphical representation and hence get a feeling of walking through the graphical representation without actually visiting the location of the real estate project.
After the client virtually visits the apartment, if he chooses to block an apartment for transaction, he may do so by choosing an appropriate option. After, the consumer blocks the apartment for transaction; the graphic representation gets updated in real time. Hence, by the virtue of real time updation, another consumer looking at the same apartment will instantaneously know that the apartment has been blocked for transaction. Additionally, this facilitates the sales executives in marketing the apartments.
The system collects data related to the real estate project and generates information that would be of relevance to the stakeholders of the real estate project.

Claims

What is claimed is:
1. A system for managing real estate business, system comprising: a graphical system module for enabling a user to view images of a real estate project and the status of the real estate project; and a marketing system module for providing real time information about the real estate project to the stake holders of the real estate project.
2. The system according to claim 1 , further comprising, a user interface enabling a user to specify a set of parameters for searching real estate that satisfy the user's requirements.
3. The system according to claim 1 , wherein the graphical system module enables a user to zoom into the image of the real estate property for detailed viewing of a real estate property.
4. The system according to claim 1 , wherein the graphical system module highlights the real estate properties blocked for further processing.
5. The system according to claim 1 , wherein the marketing system module gets updated in real time when a real estate property is blocked for further processing.
6. The system according to claim 1 , wherein the marketing system module generates reports relevant to different stakeholders of the real estate project.
7. A method for managing real estate business, the method comprising the steps of: displaying images of real estate projects, wherein the displaying of images is characterized by: highlighting the status of a real estate property in real time; and enabling zooming into the images; enabling a user to block a real estate property in real time; and generating reports relevant to different stakeholders of the real estate project.
8. The method according to claim 7, further comprising, receiving parameters for searching real estate projects that suites a user's requirements.
9. A computer program product for managing real estate business, the computer program product comprising computer readable medium and computer instructions embedded on the computer readable medium, the computer program product performing the steps comprising: displaying images of real estate projects, wherein the displaying of images is characterized by: highlighting the status of a real estate property in real time; and enabling zooming into the images; enabling a user to block a real estate property in real time; and generating reports relevant to different stakeholders of the real estate project.
10. The computer program product according to claim 9, further performing the step of, receiving parameters for searching real estate projects that suites a user's requirements.
