The embodiments of the present invention disclose a soil conditioner and a method of synthesizing the soil conditioner. The soil conditioner comprises cross-linked starch, disodium tetraborate, lignin, urea and any fertilizer. The soil conditioner conditions a dry or sandy soil and prepares the soil to grow plants. The soil conditioner release water and other nutrients in the soil. The soil conditioner can be used alone or along with any suitable known fertilizer.
