최근 건설업체에서는 새집증후군이라고 하여 신축건축물 내장재와 벽 바닥제 등에 함유된 휘발성 유기화합물과 포름알데히드의 유독성이 인체에 미치는 악영향이 문제시 되어 그 함유농도를 낮추고 기준치를 정하며 정부의 권고안에 의하여 건축물을 축조하고 새로 지어지는 건축물에 대하여 규정을 적용 하고 있다. 하지만 기존에 지어진 건축물의 실내 공기질에 관한 유지와 보수는 이전의 법안에서 거론되지 않는 등 인식의 부족한 탓으로 그 문제의 심각성에 대하여 제대로 인식하고 있지 않아 소홀히 여겨지고 있는 것이 사실이다. 지은 지 오래된 건축물 내부에서 발생되는 각종 유해물질의 위험성으로부터 얼마만큼이나 노출이 되고 있는가 조차 파악되지 않고 있는 실정에서 기존 건축물 내부의 공기질의 개선을 위해서는 결국 내부 전면 수리 등의 리모델링시점에서나 그 개선의 여지를 찾아볼 수 있기 때문에 막대한 리모델링의 비용을 건축주가 감수하지 않고서는 기존 건축물의 실내 공기질의 개선을 위한 방법은 전무한 실정이다. 요즘 신축 건축물의 유해물질 배출을 위한 공기 정화법으로는 일명 BAKE OUT이라 하여 실내 보일러를 가동하여 입주 전 실내 유독물질의 발산을 유도하는 공법은 있으나 이는 보일러시설이 갖추어진 주거를 위한 건물(아파트 등)의 소규모 평형에서나 가능하며 주로 신축으로 지어진 건물에 입주 전 행하여지고 있으며 기존에 지어진 건축물과 공동 다중이용시설의 공기질 관리에 적용시킬 수 없는 한계를 가지고 있는 공법이다.
