Description

The present invention relates to a remote monitoring system for building equipment.

In recent years, with the widespread use of personal computers and the Internet, the number of companies that remotely monitor building equipment has increased, and companies that perform remote monitoring have dispatched bases throughout the country, and instructed to respond to the dispatched bases from their own control centers. There are various types of companies such as small-scale companies (hereinafter referred to as “own”), small-scale companies that monitor building facilities and equipment in the area limited to the municipal level, and privately-managed companies (hereinafter referred to as other companies).

In addition, when another company borrows its own control center that receives building equipment and equipment abnormality information, and the abnormality information for other company's equipment is sent to the own control center, the relevant control information is reported from the own control center to the other company's monitoring center. A technique is disclosed (Patent Document 1).

Also, in other company monitoring centers, on Saturdays and Sundays, holidays, and at night (for example, 18: 00 to 8:00), the company's own control center may be requested to perform monitoring work including abnormality recovery work for equipment. , A technology is disclosed to deal with abnormal information from equipment monitored by other company's monitoring center, if the reception date of the company's own control center is a holiday or night (patent) Reference 2).

Japanese Patent No. 3445863

The techniques of Patent Document 1 and Patent Document 2 described above transmit the abnormal information on the building equipment to the other company's monitoring center via the company's own control center, and switch the abnormality information on holidays and nights from the other company's monitoring center to the company's own control center. Is effective in reducing capital investment in small-scale monitoring centers of other companies, and in reducing operations of control personnel in other monitoring centers.

However, the control personnel of other companies' monitoring centers often have other duties, and they are not always dedicated to monitoring the building equipment. There was a case where the controller could not handle the abnormal information of the equipment and equipment, and there was a problem that the restoration work was delayed and inconvenienced the residents of the building.

An object of the present invention is to provide a remote monitoring system for building equipment that can alleviate the burden of monitoring work by a control member of another company's monitoring center and can quickly cope with the recovery of the building equipment that has an abnormality.

Hereinafter, an embodiment of a remote monitoring system for building equipment according to the present invention will be described with reference to FIGS.

1 and 2, the buildings 1 to 1N are provided with a water receiving tank facility 2 and a power receiving facility 3 that are equipment, and a monitoring terminal 1c connected to the water receiving layer facility 1a and the power receiving facility 1b. A water-reduction signal or a full-water signal that is an abnormal signal that is output when the water-receiving tank facility 1a detects a water level abnormality such as low water or full water, a recovery signal that is output when the water level returns from the low or full water to a normal water level, and a power-receiving facility 1b When power is detected, a power failure signal and a power recovery signal that are output are transmitted to the terminal device 1c. The terminal device 1c outputs alarm information including an abnormal signal to the own control center 3 via the Internet 2, and the own control center 3 Are stored in a later-described report history database 4.

In addition, the water reduction signal of the water tank facility 1a of the building 1 stored in the report history data pace 4 is provided in the other company monitoring center 5 that accesses the company control center 3 through the Internet 2 at a predetermined cycle, By distributing the information to the personal computer 5A (hereinafter referred to as the personal computer 5A) that performs the monitoring work for the equipment of the building 1 under the contract, the monitoring personnel (not shown) of the other company monitoring center 5 performs the monitoring work.

Here, the other company's monitoring center 5 carries out the monitoring operation of the equipment according to the contract of the customer who is the owner of the building 1, for example, and the abnormality signal of the equipment is directly transmitted from the terminal device 1c installed in the building 1 to the other company. It is not transmitted to the personal computer 5A of the monitoring center 5, but is configured to be distributed via the company control center 3.

On the other hand, for the monitoring operation of the equipment and equipment according to the contract of the customer who is the owner who owns the building 1N with the company, it is distributed to any of the monitoring consoles 3A to 3N provided in the company control center 3.

In addition, the other company monitoring center 5 can also entrust monitoring work at, for example, a holiday and at night from 18:00 to 7:59 to the company control center 6, and the monitoring schedule data for the reception time of the notification information is provided. If it is determined (step S3) and it is determined that the information is abnormal information, the data collection device 11 is activated, and the data collection device 11 stores the transmitted abnormality information in the notification history database 4 (step S4). Here, when the reception control device 10 determines in step S3 that the information is not abnormal information, other processing is performed (step S5).

Next, when the transmission / reception control device 10 determines in step S2 that the access is from another company's monitoring center, it specifies an access destination (step S6). Here, the access destination can be specified by collating the destination IP address to be added to the transmission information. In the case of access from the personal computer 5A of the other company monitoring center 5, the access destination is attached to the communication unit 8E of the terminal device 8. Can be identified by the IP address.

Next, the transmission / reception control device 10 instructs the data collection device 11 to extract abnormality information for the equipment that is monitored by the other company's monitoring center 5 that is the access destination. , The presence / absence of abnormality information for the other company's monitoring center 5 is determined (step S7). If there is no abnormality information, “no abnormality” is set (step S8). If there is abnormality information in step S7, a notification is issued. Abnormal information for the other company monitoring center 5 is extracted from the history database 4 (step S9).

In step S6, the transmission / reception control device 10 identified as the access destination of the other company's monitoring center 5 activates the monitoring schedule device 15, and the monitoring schedule device 15 controls the control unit via the accessed communication unit 8E. 8B is requested from the entry / exit history storage unit 8Ca to distribute the entry / exit history data of the unreceived part to the other company monitoring center 5.

Next, when the entry / exit history data of the other company monitoring center 5 of the non-reception unit is distributed from the entry / exit history storage unit 8Ca of the terminal device 5, the transmission / reception control device 10 activates the data collection device 11 to be distributed. The entry / exit history data is stored in the entry / exit history storage device 12 (step S10).

Next, the occupant counting device 13 determines the occupancy status of the other company monitoring center 5 from the entry / exit history data of the other company monitoring center 5 distributed from the terminal device 5 and stored in the enrollment room history storage unit 12. Accordingly, the above-described calculation is performed, and the result shown in FIG. 2 is stored in the occupant storage device 14 (step S11).

Next, the monitoring schedule device 15 refers to the monitoring schedule storage device 6 to check whether the other company's monitoring center 5 monitors the abnormality information received at 18:31 (step S12). The monitoring business destination is determined (step S13).

Next, when the monitoring schedule device 15 determines that the monitoring business is the other company's monitoring center 5, the monitoring schedule device 15 refers to the occupant storage device 14 and determines whether there is a resident in the other company's monitoring center 5 (step S14). . Here, as shown in FIG. 2, the occupant at 18:30 of the other company's monitoring center 5 is “O” and there is no occupant, so the abnormality information extracted in step S9 is used as the own control center 3. Are transmitted to any one of the reception desks 3A to 3N (step S15). Here, the process of the monitoring schedule device 15 performed in step S14 and step S15 indicates the transmission destination management device.

Further, the monitoring schedule device 15 that has determined in step S14 that there is a resident in the other company monitoring center 5 distributes the abnormality information to the personal computer 5A of the other company monitoring center 5 (step S16).

In step S13, if the monitoring schedule device 15 determines that the other company's monitoring center 5 is entrusting the monitoring work to the company control senk 3 at 18:00 to 7:59 at night, the process proceeds to step S15. The abnormality information is sent back to any of the receiving consoles 3A to 3N of the company control center 3.

According to the present embodiment, when the other company monitoring center 5 receives the abnormality information for performing the monitoring work, the data collecting device stores it in the report history database 4, and the other company monitoring center 5 uses the personal computer 5A to the own control center 3. When an access at a predetermined cycle is detected, the monitoring schedule device 15 of the own control center 3 acquires the entry / exit history of the other company monitoring center 5 to confirm the occupancy status of the other company monitoring center 5, and the occupant counting device 13 When the occupants of the other company monitoring center 5 are counted, and the occupant is not present, the abnormal information that the other company monitoring center 5 stores in the report history database 4 carries out the monitoring work is displayed on the monitoring console 3A of the own control center 3. Send to any of ~ 3N.

Because it did in this way, even if the other company monitoring center 5 performs the monitoring work, when there is no resident in the other company monitoring center 5, the monitoring control by the company control center 3 is implemented. It is possible to promptly restore equipment that has malfunctioned.
