Abstract
The invention provides a long-term building repair cost management system, which is internally stored with a building database, wherein the building database records building equipment related data; and the computing device is connected with the server to transmit data, calculates and integrates the estimated repair cost of the building according to the data in the building database, and comprises a display unit for displaying the estimated repair cost of the building. Therefore, the invention can calculate and predict the system for repairing cost required by buildings in each year in the future, and is convenient for budget arrangement on the repairing cost of the buildings.

Technical Field
The invention relates to a system for calculating and evaluating repair cost needed by a building in the future, in particular to a long-term building repair cost management system.
Background
Along with the development of science and technology and the rise of knowledge level, people have higher and higher sensitivity to money and pay more and more attention to financing concept, and particularly for merchants, any money is a treasure which can be doubled.

The "building component using state system 2" described above is a subsystem of the present invention, which is used to predict the damage time point, the part state, etc. of various electrical devices, so that the comparison calculation unit 32 can further calculate more accurate estimated repair cost according to the data (shown in fig. 3) provided by the building database 11 and the building component using state system 2, or the comparison calculation unit 32 integrates the data (shown in fig. 4) provided by the building database 11, the maintenance recording unit 31, and the building component using state system 2, and further calculates more accurate estimated repair cost, because the comparison calculation unit 32 of the present invention can calculate more accurate estimated repair cost through the content of the maintenance recording unit 31, but the content of the maintenance recording unit 31 can be updated at every maintenance, the frequency of updates is lower and therefore the addition of the building element use state system 2 ameliorates this problem.
The sensor 22 is provided in each power equipment, and for example: the motor, the pump, etc. can sense the data of current or voltage of the power equipment and transmit them back to the learning module 21, so that the learning module 21 can record the voltage and current frequency spectrum of each power equipment in operation, and the equipment database 23 records the frequency spectrum of the voltage or current of each power equipment in operation period, so that the learning module 21 can compare the frequency spectrum of the power equipment in operation with the frequency spectrum of the equipment database 23 to determine whether the power equipment has abnormality, and when the equipment has failure, the system manager can operate the learning module 21 to input the reason of the equipment failure, so that the learning module 21 can learn what kind of frequency spectrum the reason of the equipment failure is, for example, the frequency spectrum generated at the moment of belt breakage and bearing wear, so that after learning, the learning module 21 can determine what kind of parts of each power equipment is about to be damaged according to the frequency spectrum, estimate the damage time point, etc. data are provided to the comparison calculation unit 32 for calculation, to produce a more accurate pre-estimated repair cost.
