The remaining 70% of the funds required for the project may be financed by a bank loan. For trans-regional and large agricultural projects, huge amounts of capital may be required and the farmers have no capability to guarantee at all. The corporate enterprise owner also does not need to use free assets for mortgage. In one embodiment, the combination of the resources secured by both the public regulatory agency and the corporate group owner provides a fixed term, e.g., 20 years, "follow up" with a predetermined percentage, e.g., 10%, of the profitability paid by the management company to the agricultural cooperative (farmers) in a fixed rental period (i.e., the management company pays the farmers cooperative for the fixed rental fee wherever it occurs). And the 'lease operation agreement' of paying no care is taken as an important component of the combined guarantee, so that the professional cooperation of the peasant (or the financing platform of 'credit investment financing platform company') is proved to have the ability of paying money to the bank. The operation company is preferably a subsidiary or a subsidiary of the corporate group company.

c) In the aspect of industrial use of AI: the robot is equipped to take part in the operation, such as a henhouse patrol robot, and the temperature, the humidity, dead chicken and sick chicken of the henhouse can be detected. And can be positioned by infrared rays and ultrasonic waves, and can effectively move in the henhouse. Or the egg stacking robot can stack the boxed eggs efficiently; the third may be a forklift robot that can operate and carry goods efficiently on a designed route.
d) In the aspect of food safety: establishing a grading plant, and automatically discharging unqualified broken eggs; and (4) the qualified eggs enter a cleaning system, and code spraying is carried out on each egg after weighing and grading. The industrial upgrading solution is as follows:
the introduction of high and new technologies has led to dramatic improvements in production efficiency and product quality. However, in order to increase the added value of the product, innovation and breakthrough are needed in three aspects of improvement of production elements, optimization of production relationship, and upgrading of industrial chain.
a) The production elements are improved: production four factors include labor, capital, land, and organization (the enterprise's home). For example, in the mode of development of the present disclosure, farmers are liberated from inefficient labor, being replaced with more efficient, fully automated modern agricultural labor; large capital of governments, enterprises and banks is introduced to promote the spanning development of the agricultural industry; by using a 'four-in-one' mode, the effective combination of rural land and modern agriculture is realized on the premise of complying with the existing policies; in the process of innovation and exploration, the spirit and the capability of entrepreneurs can be greatly highlighted, the introduction and the combination of advanced production elements which are not dare to imagine under the current situation of rural areas are realized, and huge financing pressure and market risk are borne.
b) Optimizing the production relation: this is also the biggest innovation highlight of the "quadbit" model, namely BOT (Build-operator-Transfer construction-operation-Transfer) proprietary agriculture. Namely: and obtaining the use right of a certain period from the basic production data provider, constructing an agricultural modern production facility, and transferring to the basic production data provider after operating for a certain period. In this way, the farmers can obtain the income of assets, land and labor. Farmers change from vulnerable groups and poor production resources to 'capital owners', which are the owners of the assets. c) And (3) industrial chain upgrading: the obvious characteristic of the existing small agricultural economy is that the industrial chain is fragmented and can not be effectively butted with front and rear end resources, so that the agricultural low efficiency is caused. The enterprise group main body can build an efficient whole industrial chain. For example, the laying hen feed can be matched with a modern feed factory, a laying hen farm and a young chicken farm at the front end, and can be matched with a grading factory, a liquid egg factory and an egg deep processing factory at the rear end, and even can be butted with a large market with a sales channel and a platform mastered by an enterprise group, so that the short board of 'lacking the market' of a small farm is solved.
In addition, a crocodile farm and an ecological organic fruit base can be arranged near the laying hen factory to digest organic fertilizers and dead and washed chickens in the laying hen factory, and an industrial ecological system of 'one village, three products' is realized.
In the agricultural modernization development model according to the invention, a farmer equity solution is also proposed:
for example, in one embodiment, farmers rent land to agricultural cooperative, where handicapped poor populations may receive unconditional bonus. Under the "four in one" model agreement, project operating companies (egg industry companies) pay 10% of the asset usage per year. The fertilizer is distributed to farmers in three stages: in the first stage, after bank loan is paid back, the rest is paid to farmers; in the second stage, after group borrowing and stockholder capital fund are paid, each household can obtain asset income every year; and in the third stage, acquiring the asset profits every household in the pure profit period. In the matched fruit planting base, farmers whose local parts meet the requirements can be trained and arranged to work in the base, the income of the farmers is further increased, and the farmers are driven to meet the track of modern agriculture. Fourth, after a fixed period expires, for example 20 years, all assets are owned by the farmer. This greatly improves the income of farmers and improves their income patterns.
The mode of 'four-in-one BOT property right type agriculture' in the invention is an innovative resource allocation method, and not only utilizes the administrative means of public regulatory agencies, but also utilizes the market means (motivation depends on government means, and power depends on market means). The decision body has four bodies: farmers, leading enterprises, banks and governments. All the users make the decision of optimizing the resource allocation and maximizing the social welfare rationally; meanwhile, heavy asset companies (platform companies) are not profitable organizations, and light asset companies (operation companies) are profitable organizations. Government oversees heavy asset companies, entrepreneurs operate light asset companies; the bank credits the funds to the heavy asset company and distributes the risk to the light asset company; the light asset company depends on the profit survival and development of the light asset company and on the help of the parent company and the distributed risk of marketing, and finally realizes the matching of capital cost, sales income and operational profit.
The development mode in the invention can realize five advantages or significant progress:
1) the comparison has the advantages that: the introduction and the use efficiency of land and capital are greatly improved, and the dilemma that the financing is difficult and the land is insufficient in an agricultural project is relieved; meanwhile, due to the use of a new technology and modern management, the feed conversion rate in the laying hen project can be obviously improved, and the grain can be saved by 20-25% through preliminary estimation;
2) scale advantage: the technology specialization and division of labor under the support of an innovation mode make it possible for large-scale modern agriculture to replace the old small-scale agriculture;
3) advantages of the whole industrial chain: the profit is changed from five scattered links into the overall profit with the minimum internal consumption and the maximum internal consumption due to the break-through of the industrial chain;
4) the resource allocation has the advantages that: the project realizes the globalization of resource allocation, can exert the advantages of the enterprise group main body, efficiently allocate and merge, and make the project reach the first-class production standard of the world;
5) brand superiority: the project not only brings safe agricultural products with double insurance of quantity and quality, but also brings huge benefits to farmers, and the achievements bring great impetus for the promotion of government performance of local governments and the promotion of brands of enterprise group main bodies.

after the financing step is completed, setting an engineering construction period of the agricultural product project, completing construction of a production facility on the basis of basic production data provided by the agricultural cooperative, and paying funds required in the engineering construction through the investment and financing platform company;
operation management step:
after the construction of production facilities required by the agricultural product project is completed, selecting an operation company as an operation subject of the agricultural product project according to the type of the agricultural product, wherein the operation subject operates and manages the production, sales and marketing behaviors of the agricultural product;
setting an operation period of the operation main body for the agricultural product project, wherein the operation main body pays a lease fee of an operation right to the credit investment and financing platform company within the operation period,
the credit investment and financing platform company pays the received lease fee to the agricultural cooperative;
property right management steps:
and monitoring the operation period, and after the operation period expires, the credit investment and financing platform company withdraws the operation right of the agricultural project and transfers basic production data to the agricultural cooperative together with the production facility and the operation right.

The agricultural modernization development mode according to claim 1, wherein in the financing step, when the funds injected by the public management agency and the corporate group entity at the financing platform company in a predetermined ratio meet loan conditions, the financing platform company submits a loan request to the capital supporter entity, the credit financing platform company is set as a loan entity of the agricultural product item, and an operation company is set as an operation entity of the agricultural product item;
the capital supporter principal provides a loan on a project repayment and contracted interest within a predetermined period of time, satisfying one of the following conditions:
providing a corresponding collateral at one of said principal, said lending principal and said business principal;
the public management organization and/or the enterprise group main body provide guarantee, and a leasing operation agreement with fixed time limit of 'paying in disagreement' is signed between the operation main body and the credit investment and financing platform main body.
3. The agricultural modernization development model of claim 1 or 2, wherein the operating company is an operating company subordinate to or held by the corporate group entity.
