Description

House lease settlement method and system based on block chain
Technical Field
The invention relates to the technical field of block chains, in particular to a house leasing settlement method and a house leasing settlement system based on the block chains.
Background
Fabric is a permitted Chain block, and the biggest difference between the Fabric and an anonymous non-permitted Chain block network such as bitcoin and ether house is the identity recognition capability. In each type of event and transaction in the Fabric ledger, participants and objects all have explicit identity information. Identity Service (Identity Service) manages Identity information for various entities, participants and objects in the system, and a verifier can determine the level of authority to participate in a transaction when a Fabric network is established. Many of the functions in Fabric need to be policy driven, so there is a separate policy service to provide policy configuration and management functions for the system. Policy services are most important for access control and authorization functions, and the trading of Fabric typically requires that a participant have the associated rights to proceed. The blockchain service of Fabric provides the capability of building the most basic of the distributed account book, realizes the underlying functions of data transmission, consensus achievement and the like, and provides a publishing/subscribing event management framework, and various events in the distributed account book can be notified to an external monitoring application. Fabric provides basic capabilities for building distributed ledgers, such as ledger data structures, intelligent contract execution environments, modular frameworks, network communications, and the like. Users can call an Application Programming Interface (API) on the basis of the Fabric to realize rich application logic. The main interface of Fabric adopts REST API, which is basically corresponding to Fabric service, and the API is divided into several categories such as identity, strategy, block chain, transaction (corresponding block chain service) and intelligent contract.
The house renting is the renting of a lessee and a lessor for a long time and a short time. In house renting behaviors, generally, the use right of a house is rented to a lessee at the cost of rent collection on the premise that a lessee legally has house ownership within a certain time; the lessee has the right to use the house, i.e. it has the right to occupy the house for a specified time (usually called a lease) and use the house normally, but must pay the rent on an on-schedule basis. Currently, in the rental industry, after a lessee undertakes rent, the lessee can only obtain the use right of the rented goods for a certain period of time, and no return is provided. The activity degree and the repeated purchase rate of the rental users are not high, the product popularization of rental units or individuals is not facilitated, meanwhile, the rental units or individuals lack the rental users, the cash flow is less, and the cash return period is long.

For convenience of understanding, a specific flow in the embodiment of the present invention is described below, and with reference to fig. 3, a house lease settlement method in the embodiment of the present invention is described, and an embodiment of a house lease settlement method based on a block chain in the embodiment of the present invention may include:
receiving house leasing information of a house leasing party, and writing the house leasing information into an intelligent contract;
uploading the intelligent contract to a block chain network, and disclosing the house leasing information;
receiving a confirmation request sent by the house leasing lessee to the house leasing information;
and finishing settlement according to the rule in the intelligent contract corresponding to the confirmed house leasing information.
An intelligent contract is a set of commitments defined in digital form, including agreements on which the contracting parties can execute such commitments, provided that the parties agree, and the rights and obligations established by the intelligent contract are enforced by a computer or network of computers. Smart contracts allow trusted transactions to be conducted without third parties, and these transactions are traceable and irreversible. Therefore, the method of the embodiment utilizes the intelligent contract to complete the lease, can improve the efficiency and can ensure the safety.
In practical application, the house renter or lessee can perform registration or real-name authentication according to a mode specified by the platform operator, and after the house renter or lessee is successfully registered or the real-name authentication is successfully performed, the house renter or lessee is confirmed to join the alliance chain network, which is not limited to this, of course.
In a certain embodiment, the intelligent contract is stored in the block chain network, so that the intelligent contract cannot be tampered, and the data security is ensured. The information sent by the renter is announced on the platform, so that the announced information can be checked and browsed by other users, the requirement of the renter is released in the mode, and meanwhile, the renter who is added with the alliance chain can conveniently find the renting information meeting the requirement of the renter. In addition, in practical application, the advertised lease information may also be pushed to a relevant user node in the federation chain, for example, the matched published lease information is pushed to the user node according to a lease information query request provided by the user, so that a tenant views and browses the advertised information through the user node, which is not limited in this respect.
In one embodiment, the lessee can look at the published information in the platform to find out the published lease information meeting the self requirement. And when the lessee finds the published information meeting the self requirement, the lessee sends a confirmation request aiming at the published lease information.
In this embodiment, in order to further ensure the security of the rental and guarantee the right of awareness of the users of both parties, when receiving a confirmation request sent by a renter to the posted rental information, the confirmation request sent by the renter to the posted information is sent to the house renter, and whether a confirmation response message returned by the house renter to the confirmation request is received is further determined, and if yes, the processing is performed according to a rule specified in an intelligent contract corresponding to the confirmed posted information.
The identity information of the house renter can be sent to the house renter, such as credit level information, identity information and the like, so that the house renter can confirm the identity of the lessee and further select whether to respond to the confirmation request sent by the lessee. By adopting the method, the house renter can also screen the house renter, and the house renter has more initiative rights.
In one embodiment, when a confirmation request sent by a lessee to the posted information is received, or a confirmation response request sent by a house lessor to the confirmation request sent by the lessee is received, an intelligent contract corresponding to the confirmed posted lease information is activated to complete a lease event. The platform operator can set a proper activation mode of the intelligent contract according to actual needs, which is not limited by the invention.
The operation authority of each node corresponding to each participant with different functions is different. In this embodiment, the house providing node has a right to activate the intelligent contract, and therefore, the house providing node activates the intelligent contract corresponding to the advertised lease information, and completes a lease event according to the intelligent contract. Of course, the invention is not limited thereto.
And after the published leasing information is confirmed, activating the corresponding intelligent contract, and completing the leasing event according to the rule specified in the corresponding intelligent contract. For example, the change of the ownership information of the house right is performed according to the identity information of the house lessor and the identity information of the lessee, and the transfer of funds is performed according to the account of the house lessor and the account of the lessee.
The lease rule is some specific rules about house time, lease rule, information display, performing flow, transaction price and the like specified by the platform operator and the platform supervisor.
By using the mode, the user autonomously initiates the rental event, so that the house renter and the lessee can complete settlement without a third party, flexible transaction can be realized, the transaction efficiency is improved, and the user experience is improved; secondly, the mode is completed based on the block chain and the intelligent contract, and the safety of the transaction process can be ensured.
Wherein uploading the intelligent contract into a blockchain network comprises:
assigning a contract token and an event token to the intelligent contract;
respectively carrying out Hash calculation on a contract mark, an event mark, a house leasing rule, house leasing information and identity information of a house leasing party to obtain a first Hash value comprising a contract mark Hash, an event mark Hash, a house leasing rule Hash, a house leasing information Hash and identity information Hash of the house leasing party;
and carrying out hash calculation on the first hash value to obtain a second hash value of the intelligent contract, and sending the second hash value of the intelligent contract into the block chain network.
By the mode, the intelligent contract is stored in the block chain network in the form of the preset template, the safety of transaction can be enhanced in the hash encryption mode, the original state of the intelligent contract can be saved, and query is facilitated. The intelligent contract mark initiator is combined with a Hash encryption mode by marking the lease information and the identity information of the leasing party with the initiator of the intelligent contract, and the identity information and the authority of the initiator of the intelligent contract can be verified in the transaction process by the mode, so that other illegal users can be prevented from modifying the intelligent contract.
In practical application, when the disclosed information cannot meet the requirements of the house renters, the renters can negotiate with the house renters, and at the moment, renting information corresponding to negotiation results of the house renters and the renters needs to be formed, namely, renting information provided by the house renters before is changed.
In one embodiment, a change request for published rental information may be initiated by a house rental lessor. Specifically, if a rental information change request sent by a house renter for the disclosed rental information is received, the rental information is changed according to the rental information change request, and the changed rental information is written into an intelligent contract to obtain an updated intelligent contract; uploading the updated intelligent contract to a block chain network, and disclosing the changed lease information; wherein, the lease information change request includes: price change information. The invention does not limit the specific meaning of the lease information change request.
Before settlement is completed according to the rule in the intelligent contract corresponding to the confirmed house leasing information, the method further comprises the following steps:
and verifying according to the house leasing rule, and determining whether house leasing operation is carried out or not according to a verification result.
Before settlement is completed according to the rule in the intelligent contract corresponding to the confirmed house leasing information, the method further comprises the following steps:
