Abstract
The application discloses a property operation management method, which comprises the following steps: establishing a database in a server, wherein the database comprises an operation mode, an operation address, an operation object, an operation standard and an operator; the method comprises the steps that a server obtains a job instruction sent by a user client, wherein the job instruction comprises a job mode, a job address and a job object; the server matches the operation standard and the operator according to the operation mode in the operation instruction, generates an operation sheet and sends the operation sheet to the corresponding operator client; the server acquires the work result sent by the corresponding operator client; and the server compares the work result with the work standard in the corresponding work order, judges whether the work result is qualified or not, and counts and/or sends the judgment result to the user client. Whether the property operation meets the standard or not can be automatically judged according to the set standard, and managers or owners can check the service completion condition through the system and put forward suggestions through the system so as to solve the problem that the property operation management which cannot be solved by manual management or patrol system meets the service standard or not.

Technical Field
The invention relates to a property management method, in particular to a management system which can judge whether property operation meets the standard or not and is used for user supervision.
Background
In recent years, with the improvement of the living standard of people, people have made higher demands on the quality of houses, and along with the improvement of the living standard, people have made higher demands on the property management and the service level of residential communities. On the other hand, modern computer, network and communication technologies are rapidly developed and have been fully integrated into people's daily lives.
However, many of the cells lack the modern property management means and are still in the stages of manpower management and manual processing, and even if computers are used, the cells are only used as a data list editing and storing tool in isolation. The content and the flow of the existing property management are lack of standardization, the management means are lack of standardization, the information can not be shared, the operation decision is slow, the information is not released timely, the accuracy is low, and the property management company and the user are lack of effective communication. The traditional property management mode not only causes the waste of manpower and material resources, but also often causes the property loss of users.

According to an aspect of the present invention, there is provided a property management method including:
establishing a database in a server, wherein the database comprises an operation mode, an operation address, an operation object, an operation standard and an operator;
the method comprises the steps that a server obtains a job instruction sent by a user client, wherein the job instruction comprises a job mode, a job address and a job object;
the server matches the operation standard and the operator according to the operation mode in the operation instruction, generates an operation sheet and sends the operation sheet to the corresponding operator client;
the server acquires the work result sent by the corresponding operator client;
and the server compares the work result with the work standard in the corresponding work order, judges whether the work result is qualified or not, and counts and/or sends the judgment result to the user client.
The invention can automatically judge whether the property operation meets the standard according to the set standard, and managers or owners can check the operation completion condition through the server, so as to solve the problem that the property operation management can not meet the service standard by manual management or patrol system.
In some embodiments: the operating criteria include a base operating frequency; the work product includes a work frequency.

The present invention will be described in further detail with reference to the following description of the drawings.
As shown in fig. 1 and 2, a property job management method includes:
establishing a database in a server, wherein the database comprises an operation mode, an operation address, an operation object, an operation standard and an operator;
the method comprises the steps that a server obtains a job instruction sent by a user client, wherein the job instruction comprises a job mode, a job address and a job object;
the server matches the operation standard and the operator according to the operation mode in the operation instruction, generates an operation sheet and sends the operation sheet to the corresponding operator client;
the server acquires the work result sent by the corresponding operator client;
and the server compares the work result with the work standard in the corresponding work order, judges whether the work result is qualified or not, and counts and/or sends the judgment result to the user client.
The operation mode can comprise: sanitation, order security, beautification and greening, engineering maintenance and other property operations.
The operators can be divided into: sanitation workers, order security workers, beautification and greening workers, engineering maintenance workers and other property operating personnel.
The job criteria may be derived from provincial or municipal property management service criteria, or the enterprise may modify the criteria to form enterprise property management service criteria based thereon. Specifically, as shown in fig. 2, the province or city property management service standard is stored in the database, and the user client acquires the province or city property management service standard from the server, modifies and stores the province or city property management service standard to form an enterprise property management service standard, which covers the previous province or city property management service standard as an operation standard.
The job address can be divided into a job area and a job site.
A working area: whether division is needed or not is determined according to the size of the cell scale and the working range of personnel, the division into areas can be avoided when the size is small, a plurality of areas can be divided when the size is large, and the divided areas can cover the whole range of the cell.

① buildings, such as floor, roof, corridor, staircase, entrance hall, external wall, indoor top, door and window, steps, and outdoor decoration;

③ public facilities including elevator, lighting lamp, drainage channel, cabinet, chair, body-building equipment, water, electricity and gas pipeline, weak-current optical fiber, butt-joint door bell, and garbage box;
④ fire safety including hydrant (case), fire pump, spray nozzle, smoke detector, monitoring facility, communication system, ⑤ greening trees, shrubs, lawns, and trees;
⑥ landscape including potted landscape, sculpture, lake and pond, and ornamental animal (fish).
The operating criteria include a base operating frequency; the work product includes a work frequency.
The operation step of comparison is to compare the operation frequency in the operation result with the basic operation frequency in the operation standard, and when the operation frequency in the operation result is greater than or equal to the basic operation frequency in the operation standard, the operation result is judged to be qualified, otherwise, the operation result is judged to be unqualified.

Thus, the system can be viewed by owners and property personnel to determine the effect of job completion. The method can prevent the situation of the completion of the operation from being misunderstood if the cleaning is finished and the cleaning becomes dirty.
Setting a two-dimensional code at the operation address;
the operator client side scans the two-dimensional code and uploads the operation result corresponding to the operation address to the server;
and scanning the two-dimensional code by the user client to obtain the job result corresponding to the job address, the job order corresponding to the job result and the judgment result from the server.
And the user client scans the two-dimensional code to upload the result evaluation of the work result of the corresponding address to the server.
The result evaluation can be character evaluation, picture evaluation or image-text combination evaluation.
In summary, the present invention is directed to the disadvantages of the existing property management, automatically generate a job ticket according to the property service job standard, distribute the generated job ticket to the operator, record the job completion time and place of the managed object, and automatically determine whether the standard is met according to the standard, so that the property operator or the owner can check the service completion condition through the server and provide an opinion through the server, thereby solving the problem that the manual management or the patrol system cannot solve whether the property management meets the service standard.
