Detailed Description
The technical scheme of the embodiment of the invention is suitable for the application scene of detecting whether the rental houses are in the abnormal state, and by adopting the technical scheme of the embodiment of the invention, whether the rental houses are in the abnormal state can be automatically detected.
The technical scheme of the embodiment of the invention is realized based on the rental-house monitoring system shown in fig. 1, and the system mainly comprises an intelligent door lock, an intelligent ammeter and a server. The intelligent door lock has the functions of recording door opening and closing information, door lock password information and door lock password states, has a communication function, and can send information recorded by the intelligent door lock to the server. The intelligent electric meter mainly plays roles in charging, recording power consumption and controlling on-off of a room power supply, also has a communication function, and can send information recorded by the intelligent electric meter to the server. The server has strong processing capacity, can store the received information sent by the intelligent door lock and the intelligent electric meter, can analyze the information sent by the intelligent door lock and the intelligent electric meter, and generates a corresponding control instruction according to an analysis result, such as controlling the intelligent door lock to be locked or unlocked, controlling the intelligent electric meter to cut off a power supply and the like.
It can be understood that, in the above monitoring system for the rental houses, the intelligent door lock and the intelligent electric meter mainly collect information, and then the server analyzes and processes the collected information to obtain a corresponding analysis result or generate a corresponding control instruction to control the work of the intelligent door lock and the intelligent electric meter, so as to form an intelligent monitoring and intelligent control system.
Further, as shown in fig. 1, the server in the rental housing monitoring system further has a message pushing function, and after monitoring of the state of the rental housing is completed, the monitoring result can be sent to the corresponding application APP, so that the user can know the state of the rental housing anytime and anywhere through the application APP installed on the mobile terminal.
In the embodiment of the invention, the technical scheme for detecting the abnormal state of the rental houses is designed by mainly utilizing the information acquisition functions of the intelligent door lock and the intelligent electric meter in the system and the analysis and processing functions of the server. In addition, the technical solution of the embodiment of the present invention is implemented by taking a server in the rental-house monitoring system shown in fig. 1 as an execution main body, and analyzes and processes information sent by the smart door lock and the smart electric meter to determine whether the rental house is in an abnormal state.
The technical solutions in the embodiments of the present invention will be clearly and completely described below with reference to the drawings in the embodiments of the present invention, and it is obvious that the described embodiments are only a part of the embodiments of the present invention, and not all of the embodiments. All other embodiments, which can be derived by a person skilled in the art from the embodiments given herein without making any creative effort, shall fall within the protection scope of the present invention.
The embodiment of the invention discloses a method for detecting abnormal states of a rental house, which is shown in figure 2 and comprises the following steps:
s201, acquiring state indication information sent by intelligent equipment corresponding to a rental house;
specifically, the rental house refers to a house or a room dedicated to rental in a hotel, an apartment building, or the like. In view of the application of rental houses, intelligent devices, such as an intelligent door lock, an intelligent electric meter, an intelligent water meter, an intelligent gas meter and the like, are generally installed in each independent rental house respectively, and all the intelligent devices have a data acquisition function and can transmit acquired data to a server. It can be understood that the smart devices such as the smart door lock and the smart electric meter are smart devices that coexist in the same rental house, and the smart devices are used for recording usage record information of the same rental house, and the smart devices are smart devices corresponding to the rental house.
It should be noted that, the status indication information sent by the intelligent device all has a time factor, that is, the information sent by the intelligent device to the server indicates the time point at which the information is collected, so that when the server analyzes the information sent by the intelligent device, the server can conveniently analyze the information in the set time period with time as a reference.
S202, judging whether the rental houses are in abnormal states or not according to the rental states of the rental houses and state indication information sent by intelligent equipment corresponding to the rental houses.
Specifically, the rental housing is generally entrusted by the rental housing owner (i.e., the property owner of the rental housing) to a professional rental housing operator to operate rental management, so as to achieve the purpose of profitability. When a rental-house operator manages a rental-house, it is general to register the rental status of the rental-house, and when a user is rented to the rental-house, it is recorded that the rental-house is registered, and when no user is rented to the rental-house, it is recorded that the rental-house is not registered. For example, a hotel room management system records the state of each room, so that the renting state of each room can be simply known, and efficient operation is realized. Meanwhile, the record of the rental state of the rental houses is also an important basis for the owner of the rental houses to supervise whether the rental house operators reasonably operate the rental houses, and is also an important reference for assessing the operation performance of the operators.
In the embodiment of the invention, the renting state record information of the renting houses is also stored in the server of the renting house monitoring system shown in fig. 1, namely, the server can call and check the renting state information stored in the renting houses at any time.
When the server detects the abnormal state of the rental houses, the rental state information of the rental houses is read, namely whether the rental houses register for rental or not is determined. Meanwhile, the server analyzes and processes the state indication information sent by the intelligent equipment and judges whether the actual use state of the rental house, specifically, the door lock use condition, the power utilization condition and the like of the rental house accord with the house registration state. If the actual using state of the rental housing does not accord with the house registration state, the rental housing can be determined to be in an abnormal state; if the actual use state of the rental-house conforms to the house registration state, it can be determined that the rental-house is in the normal state.
After determining whether the rental housing is in the abnormal state through step S202, if it is determined that the rental housing is in the abnormal state, the embodiment of the present invention further sets the server to send the detection result to the user terminal, that is, to an application APP installed on the user terminal, so as to remind the user that the rental housing is in the abnormal state.
As can be seen from the above description, in the technical solution of the embodiment of the present invention, the server obtains the status indication information sent by the smart device of the rental house, and then determines whether the rental house is in an abnormal state according to the rental status of the rental house and the status indication information. According to the technical scheme, whether the rental houses are in the abnormal state or not is automatically detected by the server according to the received information, and compared with the method for manually detecting whether the rental houses are in the abnormal state or not on site, the detection efficiency is higher, the operation cost of the rental houses is reduced, and the labor cost expenditure is reduced.
As a preferred embodiment, assuming that the intelligent devices are an intelligent door lock and an intelligent electric meter in a rental house, acquiring status indication information sent by the intelligent device corresponding to the rental house, specifically acquiring door opening and closing record information sent by the intelligent door lock of the rental house and rental house electricity utilization record information sent by the intelligent electric meter of the rental house;
specifically, the intelligent door lock has an information acquisition function, mainly acquires information such as the switch record of the door lock, the password state of the door lock and the like, can store the acquired information, and sends the acquired information to the server. The intelligent door lock collects door opening and closing record information and door lock password state information in real time, and the opening and closing condition of the door lock and the change of the door lock password state are monitored at the instant. However, the period of sending the acquired information to the server by the intelligent door lock can be flexibly controlled, that is, the period of sending the information to the server by the intelligent door lock can be set according to actual requirements.
Similarly, the intelligent electric meter also has an information acquisition function, and is mainly used for acquiring power consumption information, user expense information, power supply on-off information and the like. Meanwhile, the collected information can be stored and sent to the server. The information collection function of the intelligent electric meter is also carried out all the time, but the information reporting period can be flexibly set, namely the period for the intelligent electric meter to send information to the server can be set according to actual requirements.
On the basis of the state indicating information, whether the rental houses are in abnormal states or not is judged according to the rental states of the rental houses and the state indicating information sent by the intelligent equipment corresponding to the rental houses, and specifically, whether the rental houses are in abnormal states or not is judged according to the rental states of the rental houses, the door opening and closing record information and the rental house electricity utilization record information.
Specifically, the server can call and check rental status information stored in the rental house at any time, and determine whether the rental house is registered for rental. Meanwhile, the server analyzes and processes the information sent by the intelligent door lock and the intelligent electric meter, judges whether the door lock use condition and the electricity utilization condition of the rental house accord with the house renting state or not, and determines that the rental house is in the renting state if the door lock use condition and the electricity utilization condition accord with the house renting state; and if the house is in the state of no-rental, determining that the rental house is in the state of no-rental, and determining the actual use state of the rental house. It can be understood that if the rental housing is used by a resident, there should be several door opening and closing actions within a set time period, for example, within one or two days, and the intelligent door lock records several door opening and closing records correspondingly. Meanwhile, in the process of using the rental housing by the user, a certain electricity consumption amount can be generated within a set time length, such as within the above one day or two days, and the intelligent electricity meter can correspondingly record the electricity consumption amount within the set time length. Based on the theory, the setting server analyzes whether the rental houses have certain times of door opening and closing actions and certain amount of electricity consumption in the set time through the door opening and closing record information sent by the intelligent door lock and the electricity consumption record information sent by the intelligent electricity meter, and accordingly determines whether the rental houses are actually used in the set time.
And then, the server compares and judges whether the read rental housing state information is consistent with the actual rental housing use state confirmed through information analysis processing, and if so, the state of the rental housing is normal. If the two rental rooms are not consistent, the rental houses can be confirmed to be in an abnormal state, specifically, abnormal rental phenomena occur.
For example, if the registration state of a rental house is unregistered rental, but the analysis processing of the information collected by the smart door lock and the smart electricity meter of the rental house finds that the rental house has door opening and closing information and electricity consumption information obviously conforming to the normal use state, that is, the information analysis finds that the rental house is in the actual use state, it can be determined that the rental house is actually rented but not registered for rental, and the abnormal rental phenomenon may be that the rental house operator rents or uses the rental house privately without explicit recording.
Optionally, in another embodiment of the present invention, a specific processing procedure for determining whether the rental housing is in an abnormal state according to the rental state of the rental housing and the state indication information sent by the smart device corresponding to the rental housing is specifically disclosed.
Taking the situation of the preferred embodiment as an example, that is, assuming that the smart device is a smart door lock and a smart meter in a rental house, and acquiring status indication information sent by the smart device corresponding to the rental house, specifically S301, acquiring door opening and closing record information sent by the smart door lock of the rental house and rental house electricity consumption record information sent by the smart meter of the rental house, referring to fig. 3, the determining whether the rental house has an abnormal rental phenomenon according to the rental status of the rental house, the door opening and closing record information and the rental house electricity consumption record information includes:
if the rental house is in an unregistered rental state, executing step S302, judging whether the door opening times of the rental house in a first preset time period are greater than first preset door opening times according to the door opening and closing record information, and judging whether the electricity consumption of the rental house in the first preset time period is greater than first preset electricity consumption according to the rental house electricity consumption record information;
specifically, the rental-house owner is concerned about whether an abnormal situation, such as an abnormal rental phenomenon, occurs in the rental-house in the state where no rental is registered, with respect to the state where the rental-house has already been registered, so as to prevent the rental-house from being used without registration of rental and causing resource waste and economic loss.
Therefore, when it is determined that the rental house is in an unregistered rental state, the server further determines, according to the door opening and closing record information of the rental house sent by the smart door lock of the rental house, whether the door opening times of the rental house in a preset time period (i.e., the first preset door opening time) are greater than the preset door opening times (i.e., the first preset door opening time), and meanwhile, according to the electricity consumption record information of the rental house sent by the smart meter of the rental house, determines whether the electricity consumption of the rental house is greater than the preset electricity consumption (i.e., the first preset electricity consumption) in the preset time period.
In the embodiment of the invention, the actual use state of the rental houses is judged in a day unit, specifically, whether the door opening times of the rental houses in one day is more than 5 times is judged according to the door opening and closing record information of the rental houses sent by the intelligent door locks of the rental houses, and whether the electricity consumption of the rental houses in the same day is more than 3 degrees is judged according to the electricity consumption information of the rental houses sent by the intelligent electricity meters of the rental houses.
It should be noted that, when the technical solution of the embodiment of the present invention is actually implemented, the specific duration of the "first preset duration" may be flexibly set, for example, half a day, one day, two days, or several hours may be set. Similarly, the "first preset door opening times" and the "first preset power consumption" may be flexibly set according to actual situations, and the embodiment of the present invention is only to illustrate the technical solution of the embodiment of the present invention to name the same and set specific numerical values, but is not limited strictly.
And if the door opening times of the rental houses in the first preset time length are greater than the first preset door opening times, and the electricity consumption of the rental houses in the first preset time length is greater than the first preset electricity consumption, executing the step S303 and confirming that the rental houses are in an abnormal state.
Specifically, through the analysis and judgment in step S302, if it is determined that the door opening times of the rental house in the first preset time period is greater than a first preset door opening time, that is, the door opening times of the rental house in one day is greater than 5 times, and the electricity consumption of the rental house in the first preset time period is greater than the first preset electricity consumption, that is, the electricity consumption of the rental house in the same day is greater than 3 degrees, it may be determined that the rental house is in the residential use condition of the user in the first preset time period, that is, the rental house is in the actual use state. However, the registration state of the rental housing is unregistered rental and does not match the actual state of the rental housing determined through the information analysis, and therefore, it is possible to determine that the rental housing is in an abnormal state, and more specifically, it is possible to determine that an abnormal rental phenomenon has occurred in the rental housing.
On the contrary, the rental-house is considered to be in a normal state without abnormal rental.
It should be noted that, in the above technical solution of the embodiment of the present invention, whether the rental houses are actually used is determined according to the door opening times and the electricity consumption of the rental houses. In a place where the requirement on the judgment accuracy is not high, whether the rental houses are actually used or not can be judged independently according to the door opening times of the rental houses or according to the electricity consumption of the rental houses, and the specific judgment process can refer to the judgment process described above, and the embodiment of the invention is not described in detail.
Step S301 in this embodiment corresponds to step S201 in the method embodiment shown in fig. 2, and for the specific content, please refer to the content of the method embodiment shown in fig. 2, which is not described herein again.
Optionally, another embodiment of the present invention further discloses that the intelligent device further includes an intelligent electric meter in a public area where the rental housing is located, and the intelligent device further obtains the door lock password state information sent by the intelligent door lock and the public area electricity utilization record information sent by the intelligent electric meter in the public area where the rental housing is located while obtaining the door opening and closing record information sent by the intelligent door lock of the rental housing and the rental housing electricity utilization record information sent by the intelligent electric meter in the rental housing;
specifically, the state information of the door lock password refers to state information of whether the door lock password monitored by the intelligent door lock is frozen. It can be understood that when the user acquires an available door lock password, the intelligent door lock can be normally opened, and when the door lock password acquired by the user is frozen, the intelligent door lock can definitely know that the door lock password is frozen, the intelligent door lock cannot be unlocked by using the door lock password any more, and meanwhile, the intelligent door lock can monitor the state information of the door lock password and can send the state information to the server along with the monitored door opening and closing record information. Generally, when the rental fee of a rental house pre-paid by a user is insufficient, a rental house operator freezes a door lock password obtained by the user.
The common area in which the rental houses are located is a space area that is larger than the actual space of the rental houses and includes the rental houses, and the space area is a common area and is referred to as a common area. It is to be understood that the rental housing is actually a single housing divided in the public area, and a plurality of rental housings may be present in the public area. In a hotel, for example, each room is rented as a separate rental room, and the floor on which the room is located is the common area in which the room is located.
In the public areas, such as corridors of hotel floors, stairs, public toilets and other areas, electric equipment such as public lighting and ventilation facilities can be provided to generate electricity, or when cleaning personnel perform cleaning work, cleaning tools can also generate electricity. In general, in the public area, a smart meter is also installed to record the electricity consumption in the public area. It is clear that the electricity consumption of the rental houses in the public area is recorded by the smart meters in the rental houses, and the electricity consumption information of the public area other than the rental houses, namely the public area electricity consumption record information, is recorded by the smart meters in the public area.
On the basis of obtaining the above information, referring to fig. 4, the method for detecting an abnormal state of a rental house disclosed in the embodiment of the present invention further includes:
and S403, judging whether the rental houses are in abnormal states or not according to preset rules according to the rental states of the rental houses, the door lock password state information, the rental house electricity consumption record information and the public area electricity consumption record information.
Specifically, when the rental status of the rental house is registered rental, the server may determine whether the rental house is actually used by the user and actually consumes electricity according to the door lock password status of the rental house and the electricity consumption record information in the rental house, and then determine whether the rental house is in an abnormal status, specifically, determine whether an electricity stealing phenomenon occurs in the rental house, by combining the electricity consumption record information in the public area where the rental house is located. If the rental house is in a registered rental state, and the door lock password state of the rental house and the electricity consumption record information of the rental house are identified to confirm that the rental house is occupied but the electricity consumption is very small, on the contrary, the electricity consumption of the public area in which the rental house is located is relatively increased rapidly, the rental house can be considered to have an electricity stealing phenomenon, and a rental house user is likely to use no electricity in the rental house but steal electricity in the public area in which the rental house is located, so that the electricity consumption of the public area is increased rapidly, and the rental house can be considered to be in an abnormal state at this time.
According to the method, whether the electricity stealing phenomenon occurs in the rental houses can be judged. It can be understood that the judgment process is only automatic judgment according to the existing information, and the electricity stealing phenomenon of the rental houses cannot be said to be necessarily the case. The judgment result (whether the electricity stealing happens) is actually whether the suspected electricity stealing happens, when the electricity stealing phenomenon of the rental house is judged according to the method, the suspected electricity stealing phenomenon essentially happens, and the later period can be further confirmed by manpower on the basis of the judgment.
Steps S401 and S402 in this embodiment correspond to steps S301 to S303 in the method embodiment shown in fig. 3, and for specific content, please refer to the content of the method embodiment shown in fig. 3, which is not described herein again.
It should be noted that there is no strict sequence restriction between step S402 and step S403, and the embodiment of the present invention only introduces specific processing contents of the two steps by taking the contents of executing step S402 first and then executing step S403 as an example.
In another embodiment of the invention, the specific processing procedure for judging whether the electricity stealing phenomenon occurs in the rental houses is also disclosed.
Referring to fig. 5, the determining, according to the rental status of the rental houses, the door lock password status information, the rental house electricity consumption record information, and the public area electricity consumption record information, whether the rental houses are in an abnormal state according to a preset rule includes:
if the rental houses are in the registered rental states, executing a step S503, and judging whether the rental houses are in the arrearage states or not according to the door lock password state information and the rental house electricity utilization record information;
specifically, when a rental house is in a registered rental state, it is described that the rental house is rented to the user. At the moment, the server acquires the state information of the door lock password of the rental house, judges whether the door lock password is frozen or not according to the state information of the door lock password, and if the door lock password is frozen, the rental house user can be determined to be in arrearage, and at the moment, the power supply in the rental house is in a power-off state and cannot normally use power. Or simultaneously judging whether the door lock password state of the rental house is in a frozen state or not, judging whether the power supply of the rental house is in a power-off state or not according to the electricity consumption record information of the rental house, and if the door lock password of the rental house is in the frozen state and the power supply of the rental house is in the power-off state, confirming that the rental house is in an arrearage state. If the password state of the door lock is not the frozen state and the power supply of the rental house is in the power-off state, the rental house can be considered to be in the arrearage state and cannot be normally powered.
On the contrary, if the door lock password of the rental-house is not in the frozen state and the power of the rental-house is not in the power-off state, the rental-house is not in the arrearage state.
If the rental houses are in the arrearage state, executing step S504, and judging whether the electricity consumption of the public areas where the rental houses are located in a second preset time period is larger than a second preset electricity consumption according to the public area electricity consumption record information;
specifically, the smart meter in the public area where the rental housing is located records public area electricity consumption record information, and the server determines whether the electricity consumption of the public area where the rental housing is located in a set time (i.e., a second preset time) is greater than the set electricity consumption (i.e., a second preset electricity consumption) according to the information.
In the embodiment of the invention, the electricity consumption of the public area where the rental houses are located is calculated and analyzed by taking days as units, and specifically, whether the electricity consumption of the public area in one day is more than 10 degrees or not is judged according to the electricity consumption information recorded by the intelligent electric meters of the public area.
It should be noted that, when the technical solution of the embodiment of the present invention is actually implemented, the specific duration of the "second preset duration" may be flexibly set, for example, half a day, one day, two days, or several hours may be set. Similarly, the "second preset power consumption" may also be flexibly set according to actual situations, and the embodiment of the present invention is only to illustrate the technical solution of the embodiment of the present invention, name the second preset power consumption and set a specific numerical value, but is not limited strictly.
And if the electricity consumption of the public area where the rental houses are located in the second preset time length is larger than the second preset electricity consumption, executing the step S505 and confirming that the rental houses are in an abnormal state.
Specifically, the second preset power consumption is generally set according to a normal power consumption of the public area where the rental housing is located within the second preset time period under a normal condition. For example, in the embodiment of the present invention, it is known that the electricity consumption amount in the public area where the rental housing is located does not exceed 10 degrees in a normal condition, and therefore, the second preset electricity consumption amount is set to 10 degrees.
In the state that it is determined that the rental house is in the state of arrearage by executing step S503, if the electricity consumption of the public area where the rental house is located in the second preset time period (one day) exceeds the second preset electricity consumption (10 degrees) which is not exceeded in the normal case, it may be considered that the user of the rental house steals the electricity of the public area where the rental house is located in the case that the rental house cannot use the electricity, so that the electricity consumption of the public area suddenly increases, that is, the rental house has the electricity stealing phenomenon, and the rental house may be considered to be in the abnormal state.
Steps S501 to S502 in this embodiment correspond to steps S401 and S402 in the method embodiment shown in fig. 4, respectively, and for details, please refer to the contents of the method embodiment shown in fig. 4, which is not described herein again.

and/or the presence of a gas in the gas,
and sending alarm information representing that the rental houses are in abnormal states to operators of the rental houses.
Specifically, the owner of the rental-house is the owner of the property right of the rental-house who entrusts the rental-house to the rental-house operator to perform rental operation management. The owner of the rental housing wishes to supervise the operator to be able to comply with the agreement and to operate the rental housing reasonably and efficiently. If the operator uses or rents houses privately without a formal flow of rental registration, a large economic loss is incurred for the owner of the rental house, but the operator can surreptitiously earn from it.
The technical scheme of the embodiment of the invention detects whether the rental houses are in abnormal states, and particularly detects whether the rental houses are abnormally rented and whether electricity stealing occurs respectively, and then sends corresponding alarm information according to decision, thereby being beneficial to maintaining good business order in the operation process of the rental houses.
The embodiment of the invention sets that if the server confirms that the rental house is abnormally rented so as to determine that the rental house is in an abnormal state, the server can confirm that the phenomenon is caused by illegal operation of a rental house operator, so that the server sends alarm information for indicating that the rental house is in the abnormal state, specifically, the rental house is abnormally rented to an owner of the rental house without informing the rental house operator, and the action of monitoring the operator by the owner of the rental house is mainly realized.
If the server confirms that the electricity stealing phenomenon occurs in the rental houses and confirms that the rental houses are in the abnormal state, the server can confirm that the phenomenon is caused by the users, so that the server sends alarm information which indicates that the rental houses are in the abnormal state, specifically the electricity stealing phenomenon occurs in the rental houses to operators of the rental houses, and the operators can conduct on-site management and investigation. Meanwhile, the server can also send alarm information representing the electricity stealing phenomenon of the rental houses to the owner of the rental houses and the operator of the rental houses at the same time, so that both sides can know that the rental houses are in abnormal states.
