The survey system sets up the account number of the current login system, identity recognition is carried out during survey, if the face is authenticated, when a surveyor signs in with self-timer, authentication of the face must be carried out, other people are prevented from replacing survey, if not the current surveyor, the characteristics of the five sense organs of the face are different from those of the survey person account number, through comparison of various characteristic attributes and data, the system can prompt authentication failure, if the contact authentication fails for 3 times, the system still allows survey, but the survey person who needs to show the project in the project background is not systematically assigned. The specific flow is shown in fig. 5.
The face recognition function is to recognize whether the current surveyor is the surveyor assigned by the system by the face. The integration of this functionality was developed using an api provided by a third party platform. The key function is to analyze and compare five sense organs of the face, and the main operation flow in the project is that the system distributes face authentication authority to the surveyor (account number), the surveyor firstly authorizes the face after logging in the survey system, and simultaneously takes the contact telephone of the surveyor as the telephone number of the face authorization, so that the face and the account number of the surveyor are in one-to-one correspondence. If the surveyor wants to change the contact phone, the change is verified by contacting the system administrator. Ensuring that the information of the current surveyor is truly valid prevents the situation of alternative surveys. When the self-timer check-in is carried out, whether the current surveyor is the surveyor distributed by the system or not is identified through the face, if so, the operation can be continued, and if the continuous authentication fails for 3 times, the system prompts the surveyor to operate the currently non-system-specified surveyor. The authenticity and the accuracy of the survey are effectively guaranteed. And all the situations of replacing survey are avoided. The survey system also integrates the function of directly adopting the face login, and the login process is simplified.
Face recognition is to prevent alternative surveying, or to impersonate a new function of surveying integration.
The face recognition function is to recognize whether the current surveyor is the surveyor assigned by the system by the face. The integration of this functionality was developed using an api provided by a third party platform [ yideng ]. The invention has the beneficial effects that:
1. the authenticity of project survey is ensured, the check-in positioning module of the system can effectively prevent valuators from not arriving at the site for survey, and objective photos of non-valuation objects are used for replacing survey contents.
2. The method can establish direct contact between an evaluator and a consignor to form a barrier-free communication channel, and avoid the problems of information loss, too long information flow time, unsmooth communication and the like caused by information transmission.
3. The survey system requires the appraiser to survey strictly according to the survey requirements, and the information of indoor and outdoor conditions, peripheral conditions and the like of the appraised object must be perfected item by item. The survey auditing mechanism can strictly score and evaluate the field survey result according to the field survey auditing mechanism, judge whether the field survey result meets the standard requirement, and guarantee the quality of evaluation.
4. The on-site survey records all have time labels, and the text data and the image data in the on-site survey records all have creation time, so that the time point of the condition of the object to be evaluated is determined, and the timeliness of the survey is ensured to meet the evaluation requirement.
5. The on-site survey records are convenient to store in the archive database, and by utilizing various functions of the system, the survey records can be effectively inquired, searched and managed and should be kept properly as the evaluation archive data.
It will be understood by those skilled in the art that all or part of the steps carried by the method for implementing the above embodiments may be implemented by hardware related to instructions of a program, and the program may be stored in a computer readable storage medium, and when executed, the program includes one or a combination of the steps of the method embodiments.
In addition, each functional unit of the present invention may be integrated into one processing unit, or each unit may exist alone physically, or two or more units may be integrated into one unit. The integrated unit can be realized in a form of hardware, and can also be realized in a form of a software functional unit. The integrated unit, if implemented in the form of a software functional unit and sold or used as a separate product, may also be stored in a computer readable storage medium.
As will be appreciated by one skilled in the art, embodiments of the present invention may be provided as a method, system, or computer program product. Accordingly, the present invention may take the form of an entirely hardware embodiment, an entirely software embodiment or an embodiment combining software and hardware aspects. Furthermore, the present invention may take the form of a computer program product embodied on one or more computer-usable storage media (including, but not limited to, disk storage, optical storage, and the like) having computer-usable program code embodied therein.
The present invention is described with reference to flowchart illustrations and/or block diagrams of methods, apparatus (systems), and computer program products according to embodiments of the invention. These computer program instructions may also be loaded onto a computer or other programmable data processing apparatus to cause a series of operational steps to be performed on the computer or other programmable apparatus to produce a computer implemented process such that the instructions which execute on the computer or other programmable apparatus provide steps for implementing the functions specified in the flowchart flow or flows and/or block diagram block or blocks.
It will be apparent to those skilled in the art that various changes and modifications may be made in the present invention without departing from the spirit and scope of the invention. Thus, if such modifications and variations of the present invention fall within the scope of the claims of the present invention and their equivalents, the present invention is also intended to include such modifications and variations.

Claims (10)

1. A real estate survey method comprising the steps of:
s1, receiving the evaluation demand information issued by the principal;
s2, displaying the real-time position information, the professional qualification information and the professional experience introduction information of the order-receiving evaluators to the client, and receiving the evaluators selection information sent by the client;
s3: transmitting evaluation task information to the evaluators determined by the evaluator selection information in the step S2; receiving the acceptance task confirmation information or acceptance task rejection information sent by the evaluator, if the acceptance task rejection information sent by the evaluator is received, sending the acceptance task rejection information of the evaluator to the client and performing step S2;
s4: establishing a communication channel between a client terminal and an evaluator terminal, wherein the communication channel is a video communication channel and an audio communication channel;
s5: receiving survey starting information sent by an evaluator, receiving and recording position and track information sent by a terminal held by the evaluator, and sending the position and track information to a client;
s6: receiving place information of an arrival assessment object sent by an evaluator, determining information of the assessment object, and signing in photographing information by the evaluator;
s7: sending survey requirement information to an evaluator, and receiving evaluation object record information sent by the evaluator; the survey requirement information is modularly set and various information must be extracted from an evaluation object;
s8: the evaluator extracts various information of the evaluation object according to the survey requirement, sends the record information of the evaluation object to the auditor, and receives the audit information sent by the auditor terminal;
s9: if the audit information in the step S8 is not approved, sending audit non-approved information to the evaluator, and performing step S7, and if the audit information in the step S8 is approved, sending evaluation completion information and evaluation conclusion information to the principal.
2. A real estate survey method as claimed in claim 1 wherein said assessment requirement information includes location of object to be assessed, cell name, house number, physical condition, time to be assessed, assessment value meaning and remark information.
3. A real estate survey method as claimed in claim 1 wherein said evaluation object record information includes cell gate photo information, cell environment photo information, cell gate photo information and building appearance photo information.
4. A real estate survey method as claimed in claim 1 further comprising the step of presenting the consignor with the record information of the object of evaluation, progress information of the subsequent evaluation process of the project, and information of the result of the subsequent evaluation.
5. A real estate survey method as claimed in claim 1 further comprising the step of monitoring and controlling terminals held by evaluators during the course of evaluation for recording geographical location information, evaluation object information;
the real estate survey method further comprises the step of carrying out face recognition on the check-in photographing information of an evaluator, and giving an alarm if the face recognition result is that the check-in photographing information recognition personnel is not designated personnel of the evaluation system.
6. A real estate survey system comprising: the system comprises a task creating unit, an evaluator selecting unit, a task receiving unit, a communication unit, a surveying unit, a data processing unit, a track information processing unit and an auditing unit;
the task creating unit responds to the operation that the principal issues the evaluation demand information through the terminal;
the evaluator selection unit displays the real-time position information, the practice qualification information and the professional experience introduction information of the order-receiving evaluator to the principal through a terminal of the principal, and receives evaluator selection information sent by the principal through the terminal;
the task receiving unit sends assessment task information to the assessor determined by the assessor selection information received by the assessor selection unit, receives the confirmation receiving task information or the rejection receiving task information sent by the assessor through the terminal, and if the system receives the rejection receiving task information of the assessor, sends the rejection receiving task information of the assessor to the client and informs the assessor selection unit to restart the assessor selection program;
the communication unit establishes a communication channel between the client terminal and the evaluator terminal, wherein the communication channel is a video communication channel and an audio communication channel;
the track information processing unit receives survey starting information sent by an evaluator through a terminal, receives and records position and track information sent by the terminal held by the evaluator, and sends the position and track information sent by the terminal held by the evaluator to a terminal of a client;
the survey unit receives place information of an arrival valuation object sent by an evaluator through a terminal, the valuation object determines information, and the evaluator signs in photographing information;
the data processing unit sends survey requirement information to a terminal of an evaluator, and receives evaluation object record information sent by the evaluator through the terminal, wherein the survey requirement information is modularly set and various information which needs to be extracted from the evaluation object;
the auditing unit sends the evaluation object record information to the auditing personnel terminal, receives the auditing information sent by the auditing personnel terminal, if the auditing information is that the auditing is not passed, the auditing unit sends the auditing not passed information to the evaluator and informs the evaluator to restart the evaluation program, and if the auditing information is that the auditing is passed, the auditing unit sends evaluation completion information and evaluation conclusion information to the principal.
7. A real estate survey system as claimed in claim 6 wherein said assessment requirement information includes location of assessment object, cell name, house number, physical condition, time to be assessed, assessment value meaning, remark information.
8. A real estate survey system as claimed in claim 6 wherein said evaluation object record information includes cell gate photo information, cell environment photo information, cell gate photo information, building exterior photo information.
9. A real estate survey system as claimed in claim 6 further comprising a result presentation unit for sending record information of an evaluation object, progress information of a project subsequent evaluation process, subsequent evaluation result information to a client in response to the client's operation.
10. A real estate survey system as claimed in claim 6 wherein said real estate survey system monitors and controls terminals held by evaluators during the course of evaluation for recording geographical location information, evaluation object information;
and the real estate survey system performs face recognition on the check-in photographing information of the evaluators, and gives an alarm if the face recognition result is that the check-in photographing information recognition personnel is not designated by the evaluation system.
