Abstract

Automated Online Marketing and Sales System for Real Property without Sales Commission Abstract This invention relates generally to an online internet based marketing system and software program which includes a system and method for collecting, adjusting, monitoring and directing data from Sellers of Real Property through an Agent to Buyers, where there is no Sales Commission paid by the seller but rather an amount is paid, on a pre agreed basis by the Buyer once the sale is completed (Buyer's Premium). This invention benefits will include * Lower costs for the seller * A more equitable division of costs * Increased efficiency in the sales process * Quicker listing and selling decisions by the seller The invention uses a business method to combine factors, both internal and external to the individual Real Property being sold, but known by the Agent or marketplace (e.g. previous sales data), in a set method to enable the seller to list and the agent to market the property for sale on the internet. The business method includes the interaction of a physical process with the following steps in a set method as follows: Step 1 Sellers on a computer or mobile device connected to the system online: * Develop and display a series characteristics of their Residential Property; * Select a marketing agent for marketing program * Establish a Indicative Price using the series of characteristics for this Real Property and similar Real Properties selected based on the Agents criteria, comparable sales or residual sales analysis; * Arrange an initial meeting to agree on terms and conditions Step 2 Agents on a computer or mobile device connected to the system online: * Are registered to enable them to utilise the system * Offer their marketing and selling services * Co-ordinate an initial meeting to agree on terms and conditions * Provide advice and details on the Real Property's characteristics that, using past sales data and/ or agent's knowledge, will impact on the buyer's bids generally and by specific estimated amounts. EDITORIAL NOTE 2015100132 There are three pages of description only Automated Online Marketing and Sales System for Real Property without Sales Commission Technical Field This invention relates generally to an online internet based computer and mobile device program which uses a business method to combine factors, both internal and external to the individual real property being sold, in a set method to enable the seller to list and agent to sell the property without a sales commission. Related Application: Nil Prior Art Any reference to prior art in this specification is not and should not be taken as an acknowledgement or any form of suggestion that the prior art form part of the common general knowledge. There are many marketing types and systems, to which this invention is directly applicable, for example, an online auction system, however they are controlled by an agent and do not involve all of the following elements: * a buyer's premium, * no sales commissions * the sale of real property * the provision of advice based on details of the real property's characteristics that, using past sales data and/ or agents knowledge, will impact on the buyers bids. The structure of this sector involves agents whose roles is to not only advise sellers of the likely final price, but also to advise how to increase that price effectively, plus to arrange a competitive environment of potential and actual bidders. Currently there are three main methods used by agents; Auction, Private Treaty and Tender which can either be marketed and sold online or via direct contact. However each have a sales commission, don't have a buyer's premium, do not cover real property or do not include providing advice based on the characteristic of the property. The other lesser used options require an expression of interest and are not applicable here. One of the main issues with the approaches above is that the seller is responsible for all costs in relation to the sale. The invention provides for a more equitable division of costs. This inventions benefits include: * Lower costs for the seller * A more equitable division of costs * Increased efficiency in the sales process * Quicker listing and selling decisions by the seller Thus there is a need for this invention as agents, buyers and sellers are both financially and non financially better serviced as a result of a more efficient system. The Invention The business method includes the interaction of a physical process with the following steps in a set method as follows: Step 1 Sellers on a computer or mobile device connected to the system online: * Develop and display a series characteristics of their real property; * Select a marketing agent for the sales marketing program * Derive an indicative price using the series of characteristics for this real property and similar real properties selected based on the agents criteria, comparable sales or residual sales analysis; * Arrange an initial meeting to agree on terms and conditions Step 2 Agents on a computer or mobile device connected to the system online: * Are registered to enable them to utilise the system * Offer their marketing and selling services * Co-ordinate an initial meeting to agree on terms and conditions * Provide advice and details on the real property's characteristics that, using past sales data and/ or agent's knowledge, will impact on the buyer's bids generally and by specific estimated amounts. Step 3 Agents and sellers on a computer or mobile device connected to the system online: * Communicate * Access data input by the other party * Facilitate the sales process at auction where there is no sales commission paid by the seller but rather an amount is paid, on a pre agreed basis by the Buyer (Buyer's Premium) Diagrams The attached diagrams depict an example of this invention (Figure 1 Exemplary System), the "Online Marketing and Sales System for Real Property without Sales Commission" (Figure 2) and how interaction with current marketing and sales processed for real property might occur Figure 3. This invention is susceptible to considerable variation in its practice. Therefore, the forgoing descriptions and attached diagrams are not intended to limit and should not be construed as limiting, the invention to the particular exemplifications presented herein above, to the extent permit at law.

Claims (5)

1. A computer software implemented business method for providing an online marketing and sales program which includes, a system and method for collecting, adjusting, deriving, monitoring and directing data from sellers of real property through an agent where there is no sales commission paid by the seller but rather a buyer's premium is paid and where the computer software system includes the means for all of the following the functionality: * To develop and display a series characteristics of the Real Property, * To derive an indicative sale price using the series of characteristics for this real property and similar real properties selected based on the agents criteria, comparable sales or residual sales analysis, * To select a marketing agent for marketing program online (computers and mobile devices), * To arrange an initial meeting to agree on sale terms and conditions, * To arrange the sale of the property at auction where there is no sales commission paid by the seller but rather an amount is paid, on a pre agreed basis by the Buyer (Buyer's Premium), * To enable agents to offer their services online through the system, * To provide advice including details on the Real Property's characteristics that, using past sales data or agents knowledge, will impact on the buyers bids generally and by specific estimated amounts, and * To enable agents and sellers to communicate online.
2. The method as claimed in 1, which does not include one or more of the following functionalities * To derive an indicative sale price, * To select a marketing agent * To arrange an initial meeting * Advice including details on the Real Property's characteristics

The method as claimed in 1, where there is the means for any or all of the following the functionality: * A mechanism to filter potential and or actual bidders and or buyers * Provision for the online payment of a deposit * Provision for the online payment of the buyer's premium and other selected costs such as advertising * A connected online auction program * Where there is a sales commission below industry standard rates
4. The system as claimed in 1, where it is used by more than 5 registered or licensed agents.

A system for gathering information relevant to an assessment of a real properties market value, its marketing and sale on a nil sales commission basis, the system including: At least one server computer having a microprocessor, an associated memory storage device and a network (including future computer innovations) interface providing access to the Internet; The memory or storage device including a data store which contains a plurality of questions relating to the real property and its marketability including one or more elements impacting on market price, wherein the elements are retrieved via the internet from a remotely located server (or future 'server' innovations), and the questions have been automatically generated by computerised processing of said elements; and The memory or storage device further including instructions executable by the microprocessor (or future 'microprocessor' innovations) such that the server computer (including future 'server' innovations) is operatable to: Present the questions via the Internet to a computer of an individual user; Receive from the individual user via said individual's computer (or mobile device) a series of responses to the questions, the responses including detailed characteristics of the real property in response to the elements impacting on market price, wherein at least one said response relates to property location and may include the individual specifying one or more files stored on the individual's computer or mobile device for transfer to the server computer (or future 'server' innovation) including but not limited to pictures of real property; and Store the responses of the individual user within the associated memory storage device.
