Abstract

The present invention relates to a computer-implemented method for providing specifications for general requirement portions of construction projects. The method comprises the steps of: i) upon selecting a control accepting manual selection by a user of a geographical region in which a construction project is to be performed, selecting and presenting a user with a) one or more essential topics to be included in a construction project specification in accordance with technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region, and/or b) one or more recommended, but non¬ essential, topics to be included in a construction project specification in accordance with standards, guides, notices, and/or provisions relating to said selected geographical region; ii) accepting user selected non-essential topics; and iii) generating a construction project specification based on the essential topics, and on the optionally user selected non-essential topics; wherein each topic is unfolded in the construction project specification with the nomenclature corresponding to technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region. This ensures that a building is constructed and executed in the most expedient way.

Description

A computer-implemented method for providing specifications
Technical field of the invention
The present invention relates to a computer-implemented method, system and use for providing specifications for general requirement portions of construction projects.
Background of the invention
Today, when a building is to be constructed, the builder contacts a consulting engineer and/or architect to ensure that the construction is legally and technically possible under the conditions that the builder wants. The consulting engineer - based on builder's wishes - manually generates a specification for general requirement portions of a construction project. This specification establishes the legal and technical framework for the conditions under which the building must be constructed. For example, it is defined within the specification how any disputes are handled in relation to: delays, damage to the builder's property, delays, injuries to others, damage to neighbors, and other parties' property. In such cases, it is important that it has been decided - and agreed - where the responsibility lies in respect to remediation responsibilities, compensation etc. A specification for general requirement portions of a construction project is therefore a very important document for the builder, since it is this document that the builder bases his tender on. The process on generating a specification for general requirement portions of a construction project is performed manually, and by consultants, which is costly and time consuming. Furthermore, there is a risk that the consultants are not up to date with the legal and technical requirements in a given geographical region. Summary of the invention
It is one object of the present invention to provide a method for generating specifications for general requirement portions of construction projects that will ensure the builder a building that is constructed at his desired conditions within the existing legal and technical framework.
A first aspect relates to a computer-implemented method for generating specifications for general requirement portions of construction projects, comprising the steps of:
i) upon selecting a control accepting manual selection by a user of a geographical region in which a construction project is to be performed, selecting and presenting a user with a) one or more essential topics to be included in a construction project specification in accordance with technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region, and/or b) one or more recommended, but non-essential, topics to be included in a construction project specification in accordance with standards, guides, notices, and/or provisions relating to said selected geographical region;
ii) accepting user selected non-essential topics; and
iii) generating a construction project specification based on the essential topics, and on the optionally user selected non-essential topics;
wherein each topic is unfolded in the construction project specification with the nomenclature corresponding to technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region.
A second aspect relates to a computer-implemented system configured for performing the computer-implemented method according to the present invention, comprising:
- a processor; and
- a memory coupled to the processor, wherein the memory comprises program instructions implementing a graphical user interface for a) interactively selecting a geographical region in which a construction project is to be performed, and/or b) interactively selecting one or more recommended, but non-essential, topics to be included in a construction project specification in accordance with standards, guides, notices, and/or provisions relating to said selected geographical region; wherein the program instructions are executable by the processor for:
- selecting and displaying one or more essential topics to be included in a construction project specification in accordance with technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region;
- displaying options for selecting one or more recommended, but non-essential, topics to be included in a construction project specification in accordance with standards, guides, notices, and/or provisions relating to said selected geographical region;
- processing a user input routine that processes selection of a control accepting manual selection by a user of one or more recommended, but non-essential, topics to be included in a construction project specification in accordance with standards, guides, notices, and/or provisions relating to said selected geographical region; and
- generating a construction project specification based on the essential topics, and/or on the optionally user selected non-essential topics;
wherein each topic is unfolded in the construction project specification with the nomenclature corresponding to technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region.
A third aspect of the present invention relates to a computer program product for performing the computer-implemented method according to the present invention, the computer program product comprising a readable memory device having computer readable program code stored thereon, including program code which, when executed, causes one or more processors to perform the steps of:
- displaying options for selecting a geographical region in which a construction project is to be performed; - processing a user input routine that processes selection of a control accepting manual selection by a user of a geographical region in which a construction project is to be performed;
- selecting and displaying one or more essential topics to be included in a construction project specification in accordance with technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region;
- displaying options for selecting one or more recommended, but non-essential, topics to be included in a construction project specification in accordance with standards, guides, notices, and/or provisions relating to said selected geographical region;
- processing a user input routine that processes selection of a control accepting manual selection by a user of one or more recommended, but non-essential, topics to be included in a construction project specification in accordance with standards, guides, notices, and/or provisions relating to said selected geographical region; and
- generating a construction project specification based on the essential topics, and/or on the optionally user selected non-essential topics;
wherein each topic is unfolded in the construction project specification with the nomenclature corresponding to technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region.
Detailed description of the invention
It is one object of the present invention to provide a method for generating specifications for general requirement portions of construction projects that will ensure the builder a building that is constructed at his desired conditions within the existing legal and technical framework.
A first aspect relates to a computer-implemented method for generating specifications for general requirement portions of construction projects, comprising the steps of:
i) upon selecting a control accepting manual selection by a user of a geographical region in which a construction project is to be performed, selecting and presenting a user with a) one or more essential topics to be included in a construction project specification in accordance with technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region, and/or b) one or more recommended, but non-essential, topics to be included in a construction project specification in accordance with standards, guides, notices, and/or provisions relating to said selected geographical region;
ii) accepting user selected non-essential topics; and
iii) generating a construction project specification based on the essential topics, and on the optionally user selected non-essential topics;
wherein each topic is unfolded in the construction project specification with the nomenclature corresponding to technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region.
A second aspect relates to a computer-implemented system configured for performing the computer-implemented method according to the present invention, comprising:
- a processor; and
- a memory coupled to the processor, wherein the memory comprises program instructions implementing a graphical user interface for a) interactively selecting a geographical region in which a construction project is to be performed, and/or b) interactively selecting one or more recommended, but non-essential, topics to be included in a construction project specification in accordance with standards, guides, notices, and/or provisions relating to said selected geographical region; wherein the program instructions are executable by the processor for:
- selecting and displaying one or more essential topics to be included in a construction project specification in accordance with technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region;
- displaying options for selecting one or more recommended, but non-essential, topics to be included in a construction project specification in accordance with standards, guides, notices, and/or provisions relating to said selected geographical region;
- processing a user input routine that processes selection of a control accepting manual selection by a user of one or more recommended, but non-essential, topics to be included in a construction project specification in accordance with standards, guides, notices, and/or provisions relating to said selected geographical region; and
- generating a construction project specification based on the essential topics, and/or on the optionally user selected non-essential topics;

- displaying options for selecting a geographical region in which a construction project is to be performed;
- processing a user input routine that processes selection of a control accepting manual selection by a user of a geographical region in which a construction project is to be performed;
- selecting and displaying one or more essential topics to be included in a construction project specification in accordance with technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region;
- displaying options for selecting one or more recommended, but non-essential, topics to be included in a construction project specification in accordance with standards, guides, notices, and/or provisions relating to said selected geographical region;
- processing a user input routine that processes selection of a control accepting manual selection by a user of one or more recommended, but non-essential, topics to be included in a construction project specification in accordance with standards, guides, notices, and/or provisions relating to said selected geographical region; and
- generating a construction project specification based on the essential topics, and/or on the optionally user selected non-essential topics;

A specification for general requirement portions of a construction project deals with the conditions, which are generally applicable to all parties involved on a construction project, including e.g. contractors, suppliers, and the builder. A specification for general requirement portions of a construction project is in practice a set of general rules that regulate all the relationships of the parties involved in a construction project, such as technical and legal standards, guides, notices, and/or provisions relating to the construction project. More specific examples could be security and safety issues, environmental regulations, building regulations, quality control, time schedules, construction site layout, theft protection, signage, parking conditions at the construction site, safety measures during different weather conditions, lightening in the site huts, water supply to the construction site, personal protection, time management, etc.
In the present context, the term "technical and legal standards" is to be interpreted broadly, and includes interprofessional agreements, current legislation and/or agreed documents, such as AB92 General Conditions for the provision of works and supplies within building and engineering; ABT93 General Conditions for turnkey contracts; FIDIC Conditions of Contract for Works of Civil Engineering Construction: The Red Book; FIDIC Conditions of Contract for Electrical and Mechanical Works including Erection on Site: The Yellow Book; and Conditions of Contract for Design-Build and Turnkey: The Orange Book.

In one or more embodiments, the construction project specification is non- editable, and wherein the method further comprises the step of:
iv) continuously checking for changes in the technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region, and wherein when a change is identified;
v) generating a correction document comprising the corrected topics and nomenclature corresponding to the corrected technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region. In this way, the construction project specification will always be up to date. The reason why a correction document is generated, rather than amending the construction project specification, is that there should be no doubt as to which version of a construction project specification that is applicable. There must therefore be only one construction project specification.
In one or more embodiments, the construction project specification is non- editable, and wherein the program instructions are executable by the processor for:
- continuously checking for changes in the standards, guides, notices, and/or provisions relating to said selected geographical region, and wherein when a change is identified;
- generating a correction document comprising the corrected topics and nomenclature corresponding to the corrected standards, guides, notices, and/or provisions relating to said selected geographical region.

A first-time user is accessing a computer-implemented system configured for performing the computer-implemented method according to the present invention (1). The access can e.g. be performed through an application (app) on a smartphone, on a laptop, or on a stationary computer. The system requests (1a) that the first-time user enters his/her personal data needed to identify a user (e.g. name, address, and password). The first-time user enters (2) the beforementioned data, which is stored (2a, 2b) in the databases 3 (internal) and 4 (external). The system creates a user profile that is stored in the databases 3 and 4. This user profile is linked to the construction project specification formed in the following steps. The user is now instructed to select a geographical region in which a construction project is to be performed (5a). Upon selecting a geographical region (6), the system unfolds the construction project specification with the nomenclature corresponding to technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region. The nomenclature may be retrieved from separate databases (7) and stored (6a) in the internal database (8) for subsequently retrieval (8a). The system retrieves (9a) and presents (10g) the user with one or more essential topics (10-16) to be included in the construction project specification in accordance with technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region. The topics may include predefined questions related thereto. The system may also present the user with one or more recommended, but non-essential, topics to be included in a construction project specification in accordance with standards, guides, notices, and/or provisions relating to said selected geographical region. The system then accepts user selected non-essential topics (9), and answers to questions relating to both essential and non-essential topics. The answers are pre-defined answers selected by the user from a list of pre-defined answers presented by the system.
A construction project specification document is generated (9b) by the system based on the essential topics, and on the optionally user selected non-essential topics, as well as on possibly user selected pre-defined answers. When the construction project specification document is generated, the user receives information thereof. A p re-view of the construction project specification document is generated for the user to view. When the user accepts payment (17), the system interfaces (18a) with an external payment gateway (19). Depending on the outcome of the transaction (20), the user is sent different information. If the transaction is refused due to incorrect entered data (21), the user is instructed (20a) to retry the payment process. If the transaction is refused due annulment of the user (22), the user is instructed (20b) to retry the payment process. If the transaction is accepted (23), the user is informed thereof (20c), and informed that the final construction project specification document (25) is being prepared (23a). The user may now access (24) the final construction project specification document (25) through a link (24a) to a database, where it may be printed, but not downloaded.

Claims

Claims
1. A computer-implemented method for generating specifications for general requirement portions of construction projects, comprising the steps of:
i) upon selecting a control accepting manual selection by a user of a geographical region in which a construction project is to be performed, selecting and presenting a user with a) one or more essential topics to be included in a construction project specification in accordance with technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region, and/or b) one or more recommended, but non-essential, topics to be included in a construction project specification in accordance with standards, guides, notices, and/or provisions relating to said selected geographical region;
ii) accepting user selected non-essential topics; and
iii) generating a construction project specification based on the essential topics, and on the optionally user selected non-essential topics;
wherein each topic is unfolded in the construction project specification with the nomenclature corresponding to technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region.
2. A computer implemented method according to claim 1 , wherein the construction project specification is non-editable, and wherein the method further comprises the step of:
iv) continuously checking for changes in the technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region, and wherein when a change is identified;
v) generating a correction document comprising the corrected topics and nomenclature corresponding to the corrected technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region.

A computer implemented method according to any one of the claims 1-2, wherein the generated construction project specification is only made available to a registered user through a link to a database, and wherein a printed version of the generated construction project specification is linked to said user when the user selects a control accepting printing of said generated construction project specification.

A computer implemented method according to any one of the claims 2-3, wherein the generated correction document is only made available to a registered user through a link to a database, and wherein a printed version of the generated correction document is linked to said user when the user selects a control accepting printing of said generated correction document.
5. A computer implemented method according to any one of the claims 1-4, wherein the topics include predefined questions related thereto.
6. A computer-implemented system configured for performing the computer- implemented method according to any one of the claims 1-5, comprising:
- a processor; and
- a memory coupled to the processor, wherein the memory comprises program instructions implementing a graphical user interface for a) interactively selecting a geographical region in which a construction project is to be performed, and/or b) interactively selecting one or more recommended, but non-essential, topics to be included in a construction project specification in accordance with standards, guides, notices, and/or provisions relating to said selected geographical region; wherein the program instructions are executable by the processor for:
- selecting and displaying one or more essential topics to be included in a construction project specification in accordance with technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region;
- displaying options for selecting one or more recommended, but non-essential, topics to be included in a construction project specification in accordance with standards, guides, notices, and/or provisions relating to said selected geographical region;
- processing a user input routine that processes selection of a control accepting manual selection by a user of one or more recommended, but non-essential, topics to be included in a construction project specification in accordance with standards, guides, notices, and/or provisions relating to said selected geographical region; and
- generating a construction project specification based on the essential topics, and/or on the optionally user selected non-essential topics;
wherein each topic is unfolded in the construction project specification with the nomenclature corresponding to standards, guides, notices, and/or provisions relating to said selected geographical region.
7. A computer implemented system according to claim 6, wherein the construction project specification is non-editable, and wherein the program instructions are executable by the processor for:
- continuously checking for changes in the technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region, and wherein when a change is identified;
- generating a correction document comprising the corrected topics and nomenclature corresponding to the corrected technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region.

A computer implemented system according to any one of the claims 6-7, wherein the generated construction project specification is only made available to a registered user through a link to a database, and wherein a printed version of the generated construction project specification is linked to said user when the user selects a control accepting printing of said generated construction project specification.

A computer implemented system according to any one of the claims 7-8, wherein the generated correction document is only made available to a registered user through a link to a database, and wherein a printed version of the generated correction document is linked to said user when the user selects a control accepting printing of said generated correction document.
10. A computer implemented system according to any one of the claims 6-9, wherein the topics include predefined questions related thereto.
11. A computer program product for performing the computer-implemented method according to any one of the claims 1-5, the computer program product comprising a readable memory device having computer readable program code stored thereon, including program code which, when executed, causes one or more processors to perform the steps of:
- displaying options for selecting a geographical region in which a construction project is to be performed;
- processing a user input routine that processes selection of a control accepting manual selection by a user of a geographical region in which a construction project is to be performed;
- selecting and displaying one or more essential topics to be included in a construction project specification in accordance with technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region;
- displaying options for selecting one or more recommended, but non-essential, topics to be included in a construction project specification in accordance with standards, guides, notices, and/or provisions relating to said selected geographical region;
- processing a user input routine that processes selection of a control accepting manual selection by a user of one or more recommended, but non-essential, topics to be included in a construction project specification in accordance with standards, guides, notices, and/or provisions relating to said selected geographical region; and - generating a construction project specification based on the essential topics, and/or on the optionally user selected non-essential topics;
wherein each topic is unfolded in the construction project specification with the nomenclature corresponding to technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region.
12. A computer program product according to claim 11 , further including program code which, when executed, causes one or more processors to perform the steps of:
- continuously checking for changes in the technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region, and wherein when a change is identified;
- generating a correction document comprising the corrected topics and nomenclature corresponding to the corrected technical and legal standards, guides, notices, and/or provisions relating to said selected geographical region.

A computer program product according to any one of the claims 11-12, wherein the generated construction project specification is only made available to a registered user through a link to a database, and wherein a printed version of the generated construction project specification is linked to said user when the user selects a control accepting printing of said generated construction project specification.

A computer program product according to any one of the claims 12-13, wherein the generated correction document is only made available to a registered user through a link to a database, and wherein a printed version of the generated correction document is linked to said user when the user selects a control accepting printing of said generated correction document.
15. A computer program product according to any one of the claims 11-14, wherein the topics include predefined questions related thereto.
16. Use of that in claims 1-5 described method for preparing a description of a construction project for use in connection with contractors, subcontractors, financial advisers, and other involved parties of the building project.
17. Use of that in claims 1-5 described method for preparing a tender for a construction project.
