<P>PROBLEM TO BE SOLVED: To manage progress of each work by data processing of a computer when accepting the work of inspection, replacement or repair of a device related to gas fitting of a house. <P>SOLUTION: This gas fitting work management system has: a work registration means 2 newly registering the accepted work into a work item table 11 in dwelling unit units; a work request means 3 registering a work progress state of the work item table 11 as an item during work by order placement process data transmission and order reception confirmation data reception with a gas fitter terminal 8 of a designated gas fitter subcontracting the work; and an additional registration means 4 registering additional work to the work item table 11 on the basis of inspection result data received from the gas fitter terminal 8 of the designated work dealer requested with the inspection. 本発明は、住宅のガス設備に関する機器の点検、前記機器の取り替え、及び、前記機器の修理の何れか一つの作業を請け負った場合に、前記各作業の進捗を、コンピュータのデータ処理により管理するガス設備工事管理システム及び方法に関する。

【従来の技術】
例えば、都市基盤整備公団等が管理運営する賃貸住宅は戸数規模も大きく、各住戸に設置されているガス設備も多種多様であり、台所周りや風呂周りに種々のガス機器が使用されている。また、住宅に付帯する設備の保守管理も住宅の供給者またはその代理業者が行っている。当該賃貸住宅では、入居者の交替等で空室が生じた場合、或いは、室内外及び付帯設備の点検、修理、取り替えを行い、ガス設備についても同様に点検、修理、取り替え、或いは、ガス工事等を行う。また、入居中であっても、必要に応じて、ガス機器の修理、取り替え、或いは、ガス工事等を行う場合もある。ここで、ガス設備に関しては、これらの作業について専門の作業員が工事を担当する必要から、その地域のガス事業者が一括してこれらの作業を請け負って、ガスサービスチェーン店等の指定工事業者に当該作業を発注している。

ところで、都市基盤整備公団の賃貸住宅を例にとれば、公団、及び、公団から住宅の保守管理を任されている日本総合住生活株式会社や大手工務店等、複数の依頼主からガス事業者に対してガス設備に関する工事発注があり、工事の作業種別も上述の如く、機器の点検、機器の修理、機器の取り替え、ガス工事、或いは、それらの組み合わせと多岐に亘り、更に、その作業を住戸別に指定工事業者に依頼する場合、業者毎に取り扱える作業種別が異なる場合がある。また、発注元は一つでも、作業別に費用請求先が異なる場合がある等、一つの住戸に対するガス設備に関する工事でも、発注の受付から、費用請求及び指定工事業者への費用支払いまでの業務フローは極めて複雑であった。かかる事情より、従来、その処理は、一部の断片的な作業においてコンピュータによる省力化は図られていたものの、全体としての業務管理は、過去の経験等に基づく人手作業に頼っていた。

【発明が解決しようとする課題】
しかしながら、上記特許文献1〜9に開示された従来技術は、住宅のガス設備に関する機器の点検、前記機器の取り替え、及び、前記機器の修理の何れか一つの作業を請け負った場合における、上述のような複雑多岐に亘る各作業の進捗を、コンピュータのデータ処理により管理できるシステムを提供するものではない。

そこで、本願発明者は、過去の膨大な業務を見直し、複雑多岐に亘る一連の作業であるが、幾つかの基本的な作業パターンに分解してパターン化することで、コンピュータのデータ処理により業務の進捗管理等が行えることを見出し、本願発明に至ったものである。

本発明は、上述の問題点に鑑みてなされたものであり、その目的は、上記問題点を解消し、住宅のガス設備に関する機器の点検、前記機器の取り替え、及び、前記機器の修理の何れか一つの作業を請け負った場合における複雑多岐に亘る各作業の進捗を、コンピュータのデータ処理により簡単に管理できるガス設備工事管理システム及び方法を提供することにある。

【課題を解決するための手段】
この目的を達成するための本発明に係るガス設備工事管理システムの第一の特徴構成は、住宅のガス設備に関する機器の点検、前記機器の取り替え、及び、前記機器の修理の何れか一つの作業を請け負った場合に、前記各作業の進捗を、コンピュータのデータ処理により管理するガス設備工事管理システムであって、前記作業を依頼する一または複数の指定工事業者の各業者端末と所定の通信ネットワークを介してデータ送受信可能に接続されており、請け負った前記作業の種別と、前記作業に係る前記住宅の属性データの入力を受け付けて、新規の作業として住戸単位に受付番号を採番し、進捗状態を依頼中案件として作業案件テーブルに登録する作業登録手段と、前記作業登録手段により前記新規の作業が登録されると、前記作業を依頼する前記指定工事業者の業者端末に対し、前記作業の発注処理データを送信するとともに、前記業者端末から受注確認データを受信すると、前記作業案件テーブルに前記作業の進捗状態を作業中案件として登録する作業依頼手段と、前記作業依頼手段が発注した前記作業が前記点検である場合、前記業者端末から、要取替、要修理、または、正常の区別を示す点検結果データを受信すると、前記点検結果データが、要取替であれば機器の取り替えを、要修理であれば機器の修理を、要取替と要修理であれば機器の取り替えと機器の修理を、必要な追加作業として、前記作業案件テーブルに登録する追加登録手段とを備え、前記追加登録手段は、前記追加作業を依頼する指定工事業者が、前記点検を実施した前記所定の指定工事業者と同じ場合は、前記追加作業を同じ受付番号で、進捗状態を依頼中案件または作業中案件として前記作業案件テーブルに登録し、前記追加作業を依頼する指定工事業者が、前記点検を実施した前記所定の指定工事業者と異なる場合は、前記受付番号と関連付けた別番号を採番し、進捗状態を依頼中案件として前記作業案件テーブルに登録する点にある。

上記ガス設備工事管理システムの第一の特徴構成によれば、例えば、賃貸住宅の空室のガス機器に対する点検と、その点検結果に応じたガス機器の取り替え、修理、または、その両方が発生する可能性のある工事依頼を受けた場合に、作業登録手段が、当該工事依頼の内容に基づく作業の種別としての点検と作業に係る住宅の属性データの入力を受け付け、住戸単位に受付番号を採番し、進捗状態を依頼中案件として作業案件テーブルに登録することで、当該受付番号に基づいて作業進捗の管理が可能となる。作業依頼手段によって作業を依頼する指定工事業者に対する発注処理がなされ、例えば作業予定日等を含む受注確認データを受信すると、作業案件テーブルの当該作業の進捗状態が作業中案件に変更されるので、当該作業が作業中、つまり、作業未了であることが作業案件テーブルを検索閲覧することで簡単に確認できる。更に、追加登録手段が点検結果データの内容、つまり、要取替、要修理、または、正常の区別を判定し、その判定結果に基づいて、機器の取り替え、機器の修理、または、その両方の必要な追加作業の登録を自動的に行う。従って、住戸当たりに必要な作業が機器の点検を含む複数作業に亘る場合でも、作業別に煩雑な登録作業を行う手間が省ける。更に、追加作業を依頼する指定工事業者が、点検を実施した指定工事業者と異なる場合は、例えば、点検業者が機器修理をできない場合等、当該追加作業に対し点検に採番された受付番号と関連付けた別番号が採番されるので、異なる指定工事業者の作業進捗を個別に管理できるとともに、当該指定工事業者に対する費用の支払い等も個別に独立して処理することが可能となる。

【発明の実施の形態】
本発明に係るガス設備工事管理システム及び方法(以下、適宜「本発明装置」及び「本発明方法」という。)の実施の形態につき、図面に基づいて説明する。

本発明システム1は集合住宅のガス設備に関する機器の点検、前記機器の取り替え、及び、前記機器の修理の何れか一つの作業を一元的に請け負って、その作業を別の指定工事業者(下請業者)に分散して依頼する場合に、各指定工事業者における前記各作業の進捗を、コンピュータのデータ処理により管理するガス設備工事管理システムであり、図1に示すように、作業登録手段2、作業依頼手段3、追加登録手段4、検収管理手段5、機器発注処理手段6を備えて構成してある。

本発明システム1は、所定の通信ネットワーク7を介して、前記作業を依頼する一または複数の指定工事業者Xに設置されている各業者端末8と、請け負った作業の種別と作業に係る住宅の属性データD1を受け付けて本発明システム1に入力する入出力端末9と夫々接続しており、社内ネットワーク10を介して入出力端末9から入力した発注元からの情報に基づいて、通信ネットワーク7を介して業者端末8に発注処理データD2を送信するとともに、業者端末8から受注確認データD3、点検結果データD4、完了データD5を受信することによって、前記作業の進捗管理を、本発明システム1と接続している記憶領域に保存されている作業案件テーブル11を用いて、前記各手段によって行う。また、業者端末8は、予めインストールされている一般的なブラウザソフトウェアを起動して、本発明システム1から受信した様々な画面データの表示を行い、表示画面を用いて、受注確認データD3、点検結果データD4、完了データD5の入力と、本発明システム1への送信を行う。ここで、通信ネットワーク7としては、インターネットや専用回線ネットワークが想定され、業者端末8としてはパーソナルコンピュータ、モバイルパソコンといった通信機能を備えた情報処理端末が想定される。

作業案件テーブル11は、請け負った全ての、例えば、点検、取替、修理といった複数種別の作業の進捗状態を管理するテーブルであり、図2に例示するように1つのデータレコードには、作業に係る住宅の住戸単位に採番された受付番号と、住戸に必要な1つ以上の作業種別の作業の進捗状態が登録されており、作業請負を受付けた作業受付者、作業受付者に作業を注文した作業注文者、作業受付者から作業を依頼された指定工事業者Xといった作業関係者の情報や、住戸の名称、棟番号、部屋番号、住所といった、作業に係る住宅の属性データが備えている。

作業案件テーブル11の新規登録は、作業登録手段2が、請け負った作業の種別と、作業に係る住宅の属性データD1の入力を受け付けたタイミングで行われ、その際に、住戸単位に新しい受付番号が採番され、住戸当たりに必要な作業の進捗状態が依頼中案件として登録される。更に、作業案件テーブル11の更新は後述する本発明システム1の各手段が行う各処理工程によって行われ、前記作業の進捗状態が更新される。ただし、住戸当たりに必要な作業の種別が点検である場合、点検結果によっては点検結果に応じた作業の追加依頼が発生し、追加作業を依頼する指定工事業者X2が既に点検作業を依頼している指定工事業者X1と同じ場合は、既に作業案件テーブル11に登録されている前記点検作業のデータレコードに、追加作業の進捗状態を依頼中案件、または作業中案件として登録し、追加作業を依頼する指定工事業者X2が既に点検を依頼している指定工事業者X1と異なる場合は、前記点検作業のデータレコードの受付番号と関連付けた別番号を、追加作業の受付番号として採番し、進捗状態を依頼中案件として新規のデータレコードを登録する。
