Abstract

In some embodiments, the house source bargaining device further comprises a third display unit (not shown in the figures). In some embodiments, the bargaining page has shown therein: the influence index causing the estimated price of the target house source to be bargained to be lower than the listing price, bargaining tactical information and a dialing button for dialing the phone to the house owner; the house source bargaining device further comprises a pop-up unit (not shown in the figure). The system comprises a dialing button, a popup unit, a follow-up popup window and a communication unit, wherein the dialing button responds to a triggering operation of the dialing button, and the follow-up popup window comprises a recording area used for recording communication contents of a broker in at least one scene; and in the follow-up popup, selecting a target recording area for recording communication contents of the broker in an bargaining scene.
In some embodiments, the server determines the house source to be bargained for the brokerage firm by: acquiring a plurality of listed house sources of a brokerage firm; and for the listing house source in the plurality of listing house sources, determining the estimated price of the listing house source according to the basic information of the listing house source and the deal data related to the listing house source, and taking the listing house source as a house source to be negotiated if the difference between the listing price of the listing house source and the estimated price is more than or equal to the target ratio of the estimated price.
In some embodiments, the server determines the estimated price of the listing house source by: inputting the basic information of the listing house source and the deal data related to the listing house source into a price analysis model to obtain analysis result information output by the price analysis model, wherein the analysis result information comprises: the estimated price of the listing house source causes an influence index with lower estimated price of the listing house source; and determining the estimated price of the listed house source according to the analysis result information.
With further reference to fig. 7, fig. 7 illustrates an exemplary system architecture to which the present house source bargaining method may be applied in one embodiment.
As shown in fig. 7, the system architecture may include terminal devices 701, 702, a network 703, and a server 704. The network 703 is the medium used to provide communications links between the terminal devices 701, 702 and the server 704. The network 703 may include various connection types, such as wired, wireless communication links, or fiber optic cables, to name a few.
The end devices 701, 702 may interact with a server 704 via a network 703. Various APPs (e.g., house source transaction APPs) may be installed on the terminal devices 701, 702. In some scenarios, if a house source to be bargained is under a broker name, the terminal device 701, 702 may receive a bargaining trigger operation for the house source to be bargained under the broker name, and in response to the bargaining trigger operation for the target house source to be bargained under the broker name, the terminal device 701, 702 may jump to a bargaining page of the target house source to be bargained, where the bargaining page is used to help the broker to bargain with a house owner of the target house source to be bargained.
The terminal devices 701 and 702 may be hardware or software. When the terminal devices 701 and 702 are hardware, they may be various electronic devices having display screens and supporting information interaction, including but not limited to smart phones, tablet computers, laptop portable computers, desktop computers, and the like. When the terminal devices 701 and 702 are software, they may be installed in the electronic devices listed above, and may be implemented as multiple software or software modules, or may be implemented as a single software or software module, and are not limited specifically herein.
The server 704 may be a server that provides various services.
In some scenarios, the server 704 may obtain a plurality of listed house sources of the brokerage company, and further, for a listed house source of the plurality of listed house sources, the server 704 may determine an estimated price of the listed house source according to the basic information of the listed house source and the deal data related to the listed house source, and if a difference between the listed price of the listed house source and the estimated price is greater than or equal to a target ratio of the estimated price, use the listed house source as a house source to be negotiated.
In some scenarios, the server 704 may issue a bargaining task to the broker separately for each house source to be bargained under the broker's name. Further, the terminal device 701, 702 may present the received at least one bargaining task in the broker's personal homepage.
The server 704 may be hardware or software. When the server 704 is hardware, it can be implemented as a distributed server cluster composed of a plurality of servers, or as a single server. When the server 704 is software, it may be implemented as a plurality of software or software modules (for example, a plurality of software or software modules for providing distributed services), or may be implemented as a single software or software module, and is not limited in particular.
The house source bargaining method provided by the embodiment of the present disclosure can be executed by the terminal devices 701 and 702, and accordingly, the house source bargaining device can be arranged in the terminal devices 701 and 702.
It should be noted that the numbers of terminal devices, networks, and servers in fig. 7 are merely illustrative. There may be any number of terminal devices, networks, and servers, as desired for implementation.
Referring now to fig. 8, a block diagram of an electronic device (e.g., the terminal device of fig. 7) of an embodiment of the present disclosure is shown. The terminal device in the embodiments of the present disclosure may include, but is not limited to, mobile terminals such as a mobile phone, a notebook computer, a digital broadcast receiver, a PDA (personal digital assistant), a PAD (tablet computer), a PMP (portable multimedia player), a vehicle terminal (e.g., a car navigation terminal), and fixed terminals such as a digital TV, a desktop computer, and the like. The electronic device shown in fig. 8 is only an example, and should not bring any limitation to the functions and the scope of use of the embodiments of the present disclosure. As shown in fig. 8, an electronic device may include a processing means (e.g., a central processing unit, a graphics processor, etc.) 801 that may perform various appropriate actions and processes according to a program stored in a Read Only Memory (ROM)802 or a program loaded from a storage means 808 into a Random Access Memory (RAM) 803. In the RAM 803, various programs and data necessary for the operation of the electronic apparatus are also stored. The processing apparatus 801, the ROM 802, and the RAM 803 are connected to each other by a bus 804. An input/output (I/O) interface 805 is also connected to bus 804.
Generally, the following devices may be connected to the I/O interface 805: input devices 806 including, for example, a touch screen, touch pad, keyboard, mouse, camera, microphone, accelerometer, gyroscope, etc.; output devices 807 including, for example, a Liquid Crystal Display (LCD), speakers, vibrators, and the like; storage 808 including, for example, magnetic tape, hard disk, etc.; and a communication device 809. The communication means 809 may allow the electronic device to communicate with other devices wirelessly or by wire to exchange data. While fig. 8 illustrates an electronic device having various means, it is to be understood that not all of the illustrated means are required to be implemented or provided, and that more or fewer means may be alternatively implemented or provided.
In particular, according to an embodiment of the present disclosure, the processes described above with reference to the flowcharts may be implemented as computer software programs. For example, embodiments of the present disclosure include a computer program product comprising a computer program carried on a non-transitory computer readable medium, the computer program containing program code for performing the method illustrated by the flow chart. In such an embodiment, the computer program may be downloaded and installed from a network through the communication means 809, or installed from the storage means 808, or installed from the ROM 802. The computer program, when executed by the processing apparatus 801, performs the above-described functions defined in the methods of the embodiments of the present disclosure.
It should be noted that the computer readable medium described in the embodiments of the present disclosure may be a computer readable signal medium or a computer readable storage medium or any combination of the two. A computer readable storage medium may be, for example, but not limited to, an electronic, magnetic, optical, electromagnetic, infrared, or semiconductor system, apparatus, or device, or any combination of the foregoing. More specific examples of the computer readable storage medium may include, but are not limited to: an electrical connection having one or more wires, a portable computer diskette, a hard disk, a Random Access Memory (RAM), a read-only memory (ROM), an erasable programmable read-only memory (EPROM or flash memory), an optical fiber, a portable compact disc read-only memory (CD-ROM), an optical storage device, a magnetic storage device, or any suitable combination of the foregoing. In embodiments of the disclosure, a computer readable storage medium may be any tangible medium that can contain, or store a program for use by or in connection with an instruction execution system, apparatus, or device. In embodiments of the present disclosure, however, a computer readable signal medium may comprise a propagated data signal with computer readable program code embodied therein, for example, in baseband or as part of a carrier wave. Such a propagated data signal may take many forms, including, but not limited to, electro-magnetic, optical, or any suitable combination thereof. A computer readable signal medium may also be any computer readable medium that is not a computer readable storage medium and that can communicate, propagate, or transport a program for use by or in connection with an instruction execution system, apparatus, or device. Program code embodied on a computer readable medium may be transmitted using any appropriate medium, including but not limited to: electrical wires, optical cables, RF (radio frequency), etc., or any suitable combination of the foregoing.
In some embodiments, the clients, servers may communicate using any currently known or future developed network Protocol, such as HTTP (HyperText Transfer Protocol), and may interconnect with any form or medium of digital data communication (e.g., a communications network). Examples of communication networks include a local area network ("LAN"), a wide area network ("WAN"), the Internet (e.g., the Internet), and peer-to-peer networks (e.g., ad hoc peer-to-peer networks), as well as any currently known or future developed network.
The computer readable medium may be included in the electronic device or may exist separately without being incorporated in the electronic device. The computer readable medium carries one or more programs which, when executed by the electronic device, cause the electronic device to: if the house source to be bargained under the name of the broker is available, receiving a bargaining trigger operation aiming at the house source to be bargained under the name of the broker; and in response to the bargaining trigger operation aiming at the target house to be bargained under the name of the broker, jumping to a bargaining page of the target house to be bargained, wherein the bargaining page is used for helping the broker to bargain with a house owner of the target house to be bargained.

The program code may execute entirely on the user's computer, partly on the user's computer, as a stand-alone software package, partly on the user's computer and partly on a remote computer or entirely on the remote computer or server. In the case of a remote computer, the remote computer may be connected to the user's computer through any type of network, including a Local Area Network (LAN) or a Wide Area Network (WAN), or the connection may be made to an external computer (for example, through the Internet using an Internet service provider).
The flowchart and block diagrams in the figures illustrate the architecture, functionality, and operation of possible implementations of systems, methods and computer program products according to various embodiments of the present disclosure. In this regard, each block in the flowchart or block diagrams may represent a module, segment, or portion of code, which comprises one or more executable instructions for implementing the specified logical function(s). It will also be noted that each block of the block diagrams and/or flowchart illustration, and combinations of blocks in the block diagrams and/or flowchart illustration, can be implemented by special purpose hardware-based systems which perform the specified functions or acts, or combinations of special purpose hardware and computer instructions.
The units described in the embodiments of the present disclosure may be implemented by software, and may also be implemented by hardware. In this case, the name of the units does not constitute a limitation to the unit itself, for example, the first receiving unit may also be described as a unit that receives a bargaining trigger operation for the house to be bargained under the broker name if the house to be bargained under the broker name is to be bargained.

More specific examples of a machine-readable storage medium would include an electrical connection based on one or more wires, a portable computer diskette, a hard disk, a Random Access Memory (RAM), a read-only memory (ROM), an erasable programmable read-only memory (EPROM or flash memory), an optical fiber, a portable compact disc read-only memory (CD-ROM), an optical storage device, a magnetic storage device, or any suitable combination of the foregoing.

Claims (13)

1. A house source bargaining method, comprising:
if the house source to be bargained under the name of the broker is available, receiving a bargaining trigger operation aiming at the house source to be bargained under the name of the broker;
and in response to a bargaining trigger operation aiming at the target to-be-bargained house source under the name of the broker, jumping to a bargaining page of the target to-be-bargained house source, wherein the bargaining page is used for helping the broker to bargain with a house owner of the target to-be-bargained house source.
2. The method of claim 1, wherein the bargaining trigger operation comprises at least one of: triggering operation of the bargaining reminding message, triggering operation of the bargaining reminding mark, triggering operation of the bargaining task and triggering operation of the estimated price mark.
3. The method of claim 1, wherein prior to the receiving a bargaining trigger operation for a house to be bargained under the broker name, the method further comprises:
receiving a bargaining reminding message sent by a server aiming at the house source to be bargained under the broker name; and
the step of jumping to a bargaining page of the target house to be bargained in response to a bargaining trigger operation for the target house to be bargained under the broker name comprises:
and responding to the triggering operation of the server for the bargaining reminding message sent by the target house source to be bargained, and jumping to a bargaining page of the target house source to be bargained.
4. The method of claim 1, wherein prior to the receiving a bargaining trigger operation for a house to be bargained under the broker name, the method further comprises:
if the house source list page is opened, displaying a listing house source of a brokerage firm in the house source list page, and displaying a bargaining reminding identifier aiming at a house source to be bargained in the listing house source;
in response to house source screening operation, screening house sources to be bargained under the name of the broker from the registered house sources of the broker company;
displaying the screened house source to be bargained and displaying a bargaining reminding identifier aiming at the screened house source to be bargained; and
the step of jumping to a bargaining page of the target house to be bargained in response to a bargaining trigger operation for the target house to be bargained under the broker name comprises:
and responding to the triggering operation of the bargaining reminding identifier displayed by the target house source to be bargained, and jumping to a bargaining page of the target house source to be bargained.
5. The method of claim 4, wherein the house source list page includes a house source filtering control; and
the step of screening the house resources to be bargained under the name of the broker from the listed house resources of the brokerage firm in response to the house resource screening operation comprises the following steps:
and in response to the triggering operation of the house source screening control, screening the house source to be bargained under the name of the broker from the listing house source of the brokerage firm.
6. The method of claim 1, wherein prior to the receiving a bargaining trigger operation for a house to be bargained under the broker name, the method further comprises:
receiving a bargaining task issued by a server aiming at a house source to be bargained under the name of the broker;
if the personal homepage of the broker is opened, displaying the received bargaining task in the personal homepage; and
the step of jumping to a bargaining page of the target house to be bargained in response to a bargaining trigger operation for the target house to be bargained under the broker name comprises:
and responding to the triggering operation of the server for the bargaining task issued by the target house source to be bargained, and jumping to a bargaining page of the target house source to be bargained.
7. The method of claim 1, wherein prior to the receiving a bargaining trigger operation for a house to be bargained under the broker name, the method further comprises:
if the detail page of the target house source to be negotiated is opened, displaying a viewing identifier for viewing the estimated price of the target house source to be negotiated in the detail page;
in response to a triggering operation of a user on the viewing identifier, determining whether the user has a viewing right, wherein a broker of the target house to be bargained has the viewing right;
if the user has the viewing permission, displaying an estimated price identifier for identifying the estimated price of the target room source to be negotiated in the detail page; and
the step of jumping to a bargaining page of the target house to be bargained in response to a bargaining trigger operation for the target house to be bargained under the broker name comprises:
and responding to the trigger operation of the estimated price identifier, and jumping to a bargaining page of the target room source to be bargained.

The method of claim 1, wherein the bargaining page has displayed therein: a dialing button for causing the estimated price of the target house source to be bargained to be lower than the influence index of the listing price, bargaining tactical information and used for dialing the phone number to the house owner; and
the method further comprises the following steps:
responding to the triggering operation of the dialing button, popping up a follow-up popup window, wherein the follow-up popup window comprises a recording area for recording communication contents of the broker in at least one scene;
and in the follow-up popup, selecting a target recording area for recording communication contents of the broker in an bargaining scene.
9. Method according to any of claims 1-8, characterized in that the server determines the house source to be bargained for the brokerage firm by:
acquiring a plurality of listed house sources of a brokerage firm;
and for the listing house sources in the plurality of listing house sources, determining the estimated price of the listing house source according to the basic information of the listing house source and the deal data related to the listing house source, and if the difference between the listing price of the listing house source and the estimated price is more than or equal to the target proportion of the estimated price, taking the listing house source as the house source to be bargained.
10. The method of claim 9, wherein determining the estimated price of the listing house source based on the basic information of the listing house source and the deal data associated with the listing house source comprises:
inputting the basic information of the listing house source and the deal data related to the listing house source into a price analysis model to obtain analysis result information output by the price analysis model, wherein the analysis result information comprises: the estimated price of the listing house source causes an influence index with lower estimated price of the listing house source;
and determining the estimated price of the listed house source according to the analysis result information.
11. A house source bargaining device comprising:
the first receiving unit is used for receiving bargaining trigger operation aiming at the house source to be bargained under the name of a broker if the house source to be bargained under the name of the broker is available;
and the jumping unit is used for responding to the bargaining trigger operation aiming at the target house to be bargained under the name of the broker and jumping to a bargaining page of the target house to be bargained, wherein the bargaining page is used for helping the broker to bargain with a house owner of the target house to be bargained.
12. An electronic device, comprising:
one or more processors;
storage means for storing one or more programs;
when executed by the one or more processors, cause the one or more processors to implement the method of any one of claims 1-10.
