Abstract

The embodiment of the disclosure discloses a house source bargaining method, a house source bargaining device and electronic equipment. One embodiment of the method comprises: if the house source to be bargained under the name of the broker is available, receiving a bargaining trigger operation aiming at the house source to be bargained under the name of the broker; and in response to the bargaining trigger operation aiming at the target house to be bargained under the name of the broker, jumping to a bargaining page of the target house to be bargained, wherein the bargaining page is used for helping the broker to bargain with a house owner of the target house to be bargained. The embodiment helps the broker to bargain with the house owner of the target house source to be bargained through the bargaining page.

Technical Field

The embodiment of the disclosure relates to the technical field of computers, in particular to a house source bargaining method, a house source bargaining device and electronic equipment.

Background

Currently, there are several platforms that provide the functionality of house trading. These platforms may provide a source of houses to be rented or sold, thereby facilitating the renting or purchasing of houses by the user.

In some scenarios, the house source may have a high listing price on the platform, which may result in a low rate of the house source.

Disclosure of Invention

This disclosure is provided to introduce concepts in a simplified form that are further described below in the detailed description. This disclosure is not intended to identify key features or essential features of the claimed subject matter, nor is it intended to be used to limit the scope of the claimed subject matter.

The embodiment of the disclosure provides a house source bargaining method, a house source bargaining device and electronic equipment, which help a broker to bargain with a house owner of a target house source to be bargained through a bargaining page.

In a first aspect, an embodiment of the present disclosure provides a house source bargaining method, including: if the house source to be bargained under the name of the broker is available, receiving a bargaining trigger operation aiming at the house source to be bargained under the name of the broker; and in response to the bargaining trigger operation aiming at the target house to be bargained under the name of the broker, jumping to a bargaining page of the target house to be bargained, wherein the bargaining page is used for helping the broker to bargain with a house owner of the target house to be bargained.

In a second aspect, an embodiment of the present disclosure provides a house source bargaining device, including: the first receiving unit is used for receiving bargaining trigger operation aiming at the house source to be bargained under the name of a broker if the house source to be bargained under the name of the broker is available; and the jumping unit is used for responding to the bargaining trigger operation aiming at the target house source to be bargained under the name of the broker and jumping to a bargaining page of the target house source to be bargained, wherein the bargaining page is used for helping the broker to bargain with a house owner of the target house source to be bargained.

In a third aspect, an embodiment of the present disclosure provides an electronic device, including: one or more processors; a storage device for storing one or more programs which, when executed by the one or more processors, cause the one or more processors to implement the room source bargaining method of the first aspect.

In a fourth aspect, an embodiment of the present disclosure provides a computer-readable medium, on which a computer program is stored, wherein the computer program, when executed by a processor, implements the steps of the house source bargaining method according to the first aspect.

According to the house source bargaining method, the house source bargaining device and the electronic equipment, if a broker executes a bargaining trigger operation aiming at a target house source to be bargained under the name of the broker, the broker jumps to a bargaining page of the target house source to be bargained, and therefore the broker and a house owner of the target house source to be bargained are helped to conduct bargaining through the bargaining page. Therefore, the condition that the listing price of the listing house source is unreasonable can be reduced, and the transaction rate of the listing house source is improved.

Embodiments of the present disclosure will be described in more detail below with reference to the accompanying drawings. While certain embodiments of the present disclosure are shown in the drawings, it is to be understood that the present disclosure may be embodied in various forms and should not be construed as limited to the embodiments set forth herein, but rather are provided for a more thorough and complete understanding of the present disclosure. It should be understood that the drawings and embodiments of the disclosure are for illustration purposes only and are not intended to limit the scope of the disclosure.

It should be understood that the various steps recited in the method embodiments of the present disclosure may be performed in a different order, and/or performed in parallel. Referring to fig. 1, a flow chart of one embodiment of the house source bargaining method of the present disclosure is shown. As shown in fig. 1, the house source bargaining method includes the following steps:

step 101, if the house source to be bargained is under the name of the broker, receiving a bargaining trigger operation for the house source to be bargained under the name of the broker.

The branding house sources of a brokerage firm are usually under different broker names. It is understood that there may be a house source to be bargained under the broker name. The broker may perform a bargaining trigger operation on its own name for the house source to be bargained.

Optionally, the bargaining trigger operation comprises at least one of: triggering operation of the bargaining reminding message, triggering operation of the bargaining reminding mark, triggering operation of the bargaining task and triggering operation of the estimated price mark.

The bargaining alert message may be a message for alerting the broker to conduct a house source bargaining. The bargaining alert identification may be an identification for alerting the broker to conduct a house source bargaining. The bargaining task may be a room source bargaining task for the broker. The pre-estimated price identification may be an identification that identifies a pre-estimated price for the house source to be bargained.

The basic information may include, but is not limited to, area, house type, orientation, decoration year, building year, geographical location, elevator condition, etc. The deal data may include, but is not limited to, deal average price of the house source of the corresponding cell, deal average price of the same house type house source of the corresponding cell, and the like.

The target ratio may be set according to actual requirements, and may be 4%, for example.

Therefore, the accuracy of determining the house source to be bargained of the brokerage firm can be improved by comprehensively considering the basic information of the house source to be branded and the related transaction data.

In some embodiments, the server may determine the estimated price of the branded house source by the following means.

Firstly, inputting the basic information of the listing house source and the deal data related to the listing house source into a price analysis model to obtain the analysis result information output by the price analysis model.

The analysis result information includes: the estimated price of the listing house source causes an influence index with lower estimated price of the listing house source.

The impact indicators may include, but are not limited to, area, house type, orientation, age of renovation, age of construction, geographic location, elevator condition, and the like.

And step two, determining the estimated price of the listed house source according to the analysis result information.

Therefore, the estimated price of the listing house source can be accurately determined through the machine learning model, and meanwhile, the influence index which causes the lower estimated price of the listing house source can be accurately determined.

In some embodiments, the bargaining page has shown therein: the estimated price of the target house source to be bargained is lower than the influence index of the listing price, and bargaining tactical information is used as a dialing button for dialing the house owner.

In some scenarios, the influence index displayed in the bargaining page may be determined by the server using a grid analysis model, which is specifically referred to in the foregoing, and is not described herein again.

In some scenarios, the server may generate bargaining conversational information according to the estimated price of the target room source to be bargained and the above-mentioned impact indicators. As an example, the estimated price of the target to-be-negotiated source is xx, and the impact indicators that cause the estimated price of the target to-be-negotiated source to be lower than the listing price are "area" and "geographic location". The bargaining conversational information generated by the server may be that "the estimated price of the house source is xx, which is lower than the listing price, mainly because of small area and remote geographic location".

Here, the execution body may also execute the following steps.

And in the first step, responding to the triggering operation of the dialing button, and popping up a follow-up popup window.

The follow-up popup includes a recording area for the broker to record communication content in at least one scene.

And secondly, selecting a target recording area for recording communication contents of the broker in the bargaining scene in the follow-up popup.

The target recording area in the follow-up popup is automatically selected, so that the process that a broker manually selects the target recording area can be omitted, and the bargaining experience of the broker is improved.

In some scenarios, the influence indicators and bargaining conversational information displayed in the bargaining page are not obscured after the follow-up pop-up window pops up.

Therefore, the broker can call the house owner of the target house source to be bargained by triggering the dialing button displayed in the bargaining page. In addition, in the communication structure with the house owner of the target house source, the broker can consult the influence indexes and bargaining conversation information displayed in the bargaining page to bargain with the house owner, and can also record the communication content in the target recording area in the follow-up page.

In some embodiments, the executing agent may execute the house source bargaining method according to the flow shown in fig. 2, which includes the following steps.

Step 201, receiving a bargaining reminding message sent by the server aiming at the house source to be bargained under the broker name.

The server may send a bargaining reminder message to the broker for the house source to be bargained under the broker's name.

In some scenarios, the server may send a bargained reminder message to the broker's phone number or mailbox. In some scenarios, the server may send a bargaining reminder message to the broker's account in an premises transaction Application (App).

Step 202, if the house source to be bargained is under the name of the broker, receiving a bargaining trigger operation for the house source to be bargained under the name of the broker.

The description of step 202 can refer to the description of step 101 in the embodiment shown in fig. 1, and is not repeated here.

Step 203, responding to the triggering operation of the bargaining reminding message sent by the server aiming at the target house source to be bargained, and jumping to a bargaining page of the target house source to be bargained.

Therefore, the broker is reminded to carry out house source bargaining by sending a bargaining reminding message to the broker. And if the broker executes the trigger operation on the bargaining reminding message, jumping to a bargaining page of the house source to help the broker to carry out house source bargaining.

In some embodiments, the executive may execute the house source bargaining method according to the flow shown in fig. 3A, which includes the following steps.

Step 301, if the house source list page is opened, displaying a listing house source of the brokerage firm and displaying a bargaining reminding mark for a house source to be bargained in the listing house source in the house source list page.

In some scenarios, the executing agent may open the house list page in response to an opening operation of the house list page by a broker.

In the listing house shown in the house list page, there may be multiple houses to be bargained, and these houses to be bargained may be under different broker names.

In some scenarios, the house source list page may include multiple pages. Under the condition that the number of the listing house sources of the brokerage company is large, the corresponding number of the listing house sources can be displayed in each page. Various styles can be adopted for the bargaining reminding identification displayed by the house source to be bargained. As an example, referring to fig. 3B, in the house source list page 306, the

Therefore, the broker is reminded to carry out house source bargaining by displaying the bargaining reminding identification aiming at the house source to be bargained. And step 404, responding to the triggering operation of the server for the bargaining task issued by the target house source to be bargained, and skipping to a bargaining page of the target house source to be bargained.

As shown in fig. 6, the house source bargaining device of the present embodiment includes a first receiving unit 601 and a jumping unit 602. The first receiving unit 601 is configured to receive a bargaining trigger operation for a house source to be bargained under a broker name if the house source to be bargained under the broker name is available; a skipping unit 602, configured to skip to a bargaining page of the target house to be bargained in response to a bargaining trigger operation for the target house to be bargained under the broker name, where the bargaining page is used to help the broker to bargain with a house owner of the target house to be bargained.

In some embodiments, the house source bargaining device further comprises a second receiving unit (not shown in the figures). The second receiving unit is used for receiving a bargaining reminding message sent by the server aiming at the house source to be bargained under the broker name; the jumping unit 602 is further configured to: and responding to the triggering operation of the server for the bargaining reminding message sent by the target house source to be bargained, and jumping to a bargaining page of the target house source to be bargained.

In some embodiments, the house source bargaining device further comprises a first display unit (not shown in the figures). In some embodiments, the server determines the house source to be bargained for the brokerage firm by: acquiring a plurality of listed house sources of a brokerage firm; and for the listing house source in the plurality of listing house sources, determining the estimated price of the listing house source according to the basic information of the listing house source and the deal data related to the listing house source, and taking the listing house source as a house source to be negotiated if the difference between the listing price of the listing house source and the estimated price is more than or equal to the target ratio of the estimated price.

In some embodiments, the server determines the estimated price of the listing house source by: inputting the basic information of the listing house source and the deal data related to the listing house source into a price analysis model to obtain analysis result information output by the price analysis model, wherein the analysis result information comprises: the estimated price of the listing house source causes an influence index with lower estimated price of the listing house source; and determining the estimated price of the listed house source according to the analysis result information.

With further reference to fig. 7, fig. 7 illustrates an exemplary system architecture to which the present house source bargaining method may be applied in one embodiment.

In some scenarios, the server 704 may obtain a plurality of listed house sources of the brokerage company, and further, for a listed house source of the plurality of listed house sources, the server 704 may determine an estimated price of the listed house source according to the basic information of the listed house source and the deal data related to the listed house source, and if a difference between the listed price of the listed house source and the estimated price is greater than or equal to a target ratio of the estimated price, use the listed house source as a house source to be negotiated.

In some scenarios, the server 704 may issue a bargaining task to the broker separately for each house source to be bargained under the broker's name. Further, the

The server 704 may be hardware or software. When the server 704 is hardware, it can be implemented as a distributed server cluster composed of a plurality of servers, or as a single server. When the server 704 is software, it may be implemented as a plurality of software or software modules (for example, a plurality of software or software modules for providing distributed services), or may be implemented as a single software or software module, and is not limited in particular.

It should be noted that the numbers of terminal devices, networks, and servers in fig. 7 are merely illustrative. There may be any number of terminal devices, networks, and servers, as desired for implementation.

Referring now to fig. 8, a block diagram of an electronic device (e.g., the terminal device of fig. 7) of an embodiment of the present disclosure is shown. The terminal device in the embodiments of the present disclosure may include, but is not limited to, mobile terminals such as a mobile phone, a notebook computer, a digital broadcast receiver, a PDA (personal digital assistant), a PAD (tablet computer), a PMP (portable multimedia player), a vehicle terminal (e.g., a car navigation terminal), and fixed terminals such as a digital TV, a desktop computer, and the like. The electronic device shown in fig. 8 is only an example, and should not bring any limitation to the functions and the scope of use of the embodiments of the present disclosure. As shown in fig. 8, an electronic device may include a processing means (e.g., a central processing unit, a graphics processor, etc.) 801 that may perform various appropriate actions and processes according to a program stored in a Read Only Memory (ROM)802 or a program loaded from a storage means 808 into a Random Access Memory (RAM) 803. In the RAM 803, various programs and data necessary for the operation of the electronic apparatus are also stored. The processing apparatus 801, the ROM 802, and the RAM 803 are connected to each other by a bus 804. An input/output (I/O) interface 805 is also connected to bus 804.

Generally, the following devices may be connected to the I/O interface 805: input devices 806 including, for example, a touch screen, touch pad, keyboard, mouse, camera, microphone, accelerometer, gyroscope, etc.; output devices 807 including, for example, a Liquid Crystal Display (LCD), speakers, vibrators, and the like; storage 808 including, for example, magnetic tape, hard disk, etc.; and a communication device 809. The communication means 809 may allow the electronic device to communicate with other devices wirelessly or by wire to exchange data. While fig. 8 illustrates an electronic device having various means, it is to be understood that not all of the illustrated means are required to be implemented or provided, and that more or fewer means may be alternatively implemented or provided.

In particular, according to an embodiment of the present disclosure, the processes described above with reference to the flowcharts may be implemented as computer software programs. For example, embodiments of the present disclosure include a computer program product comprising a computer program carried on a non-transitory computer readable medium, the computer program containing program code for performing the method illustrated by the flow chart. In such an embodiment, the computer program may be downloaded and installed from a network through the communication means 809, or installed from the storage means 808, or installed from the ROM 802. The computer program, when executed by the processing apparatus 801, performs the above-described functions defined in the methods of the embodiments of the present disclosure.

It should be noted that the computer readable medium described in the embodiments of the present disclosure may be a computer readable signal medium or a computer readable storage medium or any combination of the two. A computer readable storage medium may be, for example, but not limited to, an electronic, magnetic, optical, electromagnetic, infrared, or semiconductor system, apparatus, or device, or any combination of the foregoing. More specific examples of the computer readable storage medium may include, but are not limited to: an electrical connection having one or more wires, a portable computer diskette, a hard disk, a Random Access Memory (RAM), a read-only memory (ROM), an erasable programmable read-only memory (EPROM or flash memory), an optical fiber, a portable compact disc read-only memory (CD-ROM), an optical storage device, a magnetic storage device, or any suitable combination of the foregoing. In embodiments of the disclosure, a computer readable storage medium may be any tangible medium that can contain, or store a program for use by or in connection with an instruction execution system, apparatus, or device. In embodiments of the present disclosure, however, a computer readable signal medium may comprise a propagated data signal with computer readable program code embodied therein, for example, in baseband or as part of a carrier wave. Such a propagated data signal may take many forms, including, but not limited to, electro-magnetic, optical, or any suitable combination thereof. A computer readable signal medium may also be any computer readable medium that is not a computer readable storage medium and that can communicate, propagate, or transport a program for use by or in connection with an instruction execution system, apparatus, or device. Program code embodied on a computer readable medium may be transmitted using any appropriate medium, including but not limited to: electrical wires, optical cables, RF (radio frequency), etc., or any suitable combination of the foregoing.

In some embodiments, the clients, servers may communicate using any currently known or future developed network Protocol, such as HTTP (HyperText Transfer Protocol), and may interconnect with any form or medium of digital data communication (e.g., a communications network). Examples of communication networks include a local area network ("LAN"), a wide area network ("WAN"), the Internet (e.g., the Internet), and peer-to-peer networks (e.g., ad hoc peer-to-peer networks), as well as any currently known or future developed network.

The computer readable medium may be included in the electronic device or may exist separately without being incorporated in the electronic device. Claims

1. A house source bargaining method, comprising:

if the house source to be bargained under the name of the broker is available, receiving a bargaining trigger operation aiming at the house source to be bargained under the name of the broker;

and in response to a bargaining trigger operation aiming at the target to-be-bargained house source under the name of the broker, jumping to a bargaining page of the target to-be-bargained house source, wherein the bargaining page is used for helping the broker to bargain with a house owner of the target to-be-bargained house source.

2. The method of claim 1, wherein the bargaining trigger operation comprises at least one of: triggering operation of the bargaining reminding message, triggering operation of the bargaining reminding mark, triggering operation of the bargaining task and triggering operation of the estimated price mark.

3. The method of claim 1, wherein prior to the receiving a bargaining trigger operation for a house to be bargained under the broker name, the method further comprises:

receiving a bargaining reminding message sent by a server aiming at the house source to be bargained under the broker name; and

the step of jumping to a bargaining page of the target house to be bargained in response to a bargaining trigger operation for the target house to be bargained under the broker name comprises:

and responding to the triggering operation of the server for the bargaining reminding message sent by the target house source to be bargained, and jumping to a bargaining page of the target house source to be bargained.

4. The method of claim 1, wherein prior to the receiving a bargaining trigger operation for a house to be bargained under the broker name, the method further comprises:

if the house source list page is opened, displaying a listing house source of a brokerage firm in the house source list page, and displaying a bargaining reminding identifier aiming at a house source to be bargained in the listing house source;

in response to house source screening operation, screening house sources to be bargained under the name of the broker from the registered house sources of the broker company;

displaying the screened house source to be bargained and displaying a bargaining reminding identifier aiming at the screened house source to be bargained; and

and responding to the triggering operation of the bargaining reminding identifier displayed by the target house source to be bargained, and jumping to a bargaining page of the target house source to be bargained.

5. The method of claim 4, wherein the house source list page includes a house source filtering control; and

the step of screening the house resources to be bargained under the name of the broker from the listed house resources of the brokerage firm in response to the house resource screening operation comprises the following steps:

and in response to the triggering operation of the house source screening control, screening the house source to be bargained under the name of the broker from the listing house source of the brokerage firm.

6. The method of claim 1, wherein prior to the receiving a bargaining trigger operation for a house to be bargained under the broker name, the method further comprises:

receiving a bargaining task issued by a server aiming at a house source to be bargained under the name of the broker;

if the personal homepage of the broker is opened, displaying the received bargaining task in the personal homepage; and

and responding to the triggering operation of the server for the bargaining task issued by the target house source to be bargained, and jumping to a bargaining page of the target house source to be bargained.

7. The method of claim 1, wherein prior to the receiving a bargaining trigger operation for a house to be bargained under the broker name, the method further comprises:

if the detail page of the target house source to be negotiated is opened, displaying a viewing identifier for viewing the estimated price of the target house source to be negotiated in the detail page;

in response to a triggering operation of a user on the viewing identifier, determining whether the user has a viewing right, wherein a broker of the target house to be bargained has the viewing right;

if the user has the viewing permission, displaying an estimated price identifier for identifying the estimated price of the target room source to be negotiated in the detail page; and

and responding to the trigger operation of the estimated price identifier, and jumping to a bargaining page of the target room source to be bargained.

8. The method of claim 1, wherein the bargaining page has displayed therein: a dialing button for causing the estimated price of the target house source to be bargained to be lower than the influence index of the listing price, bargaining tactical information and used for dialing the phone number to the house owner; and

the method further comprises the following steps:

responding to the triggering operation of the dialing button, popping up a follow-up popup window, wherein the follow-up popup window comprises a recording area for recording communication contents of the broker in at least one scene;

and in the follow-up popup, selecting a target recording area for recording communication contents of the broker in an bargaining scene.

9. Method according to any of claims 1-8, characterized in that the server determines the house source to be bargained for the brokerage firm by:

acquiring a plurality of listed house sources of a brokerage firm;

and for the listing house sources in the plurality of listing house sources, determining the estimated price of the listing house source according to the basic information of the listing house source and the deal data related to the listing house source, and if the difference between the listing price of the listing house source and the estimated price is more than or equal to the target proportion of the estimated price, taking the listing house source as the house source to be bargained.

10. The method of claim 9, wherein determining the estimated price of the listing house source based on the basic information of the listing house source and the deal data associated with the listing house source comprises:

inputting the basic information of the listing house source and the deal data related to the listing house source into a price analysis model to obtain analysis result information output by the price analysis model, wherein the analysis result information comprises: the estimated price of the listing house source causes an influence index with lower estimated price of the listing house source;

and determining the estimated price of the listed house source according to the analysis result information.

11. A house source bargaining device comprising:

the first receiving unit is used for receiving bargaining trigger operation aiming at the house source to be bargained under the name of a broker if the house source to be bargained under the name of the broker is available;

and the jumping unit is used for responding to the bargaining trigger operation aiming at the target house to be bargained under the name of the broker and jumping to a bargaining page of the target house to be bargained, wherein the bargaining page is used for helping the broker to bargain with a house owner of the target house to be bargained.

12. An electronic device, comprising:

one or more processors;

storage means for storing one or more programs;

when executed by the one or more processors, cause the one or more processors to implement the method of any one of claims 1-10.

13. A computer-readable medium, on which a computer program is stored, wherein the computer program, when being executed by a processor, carries out the method according to any one of claims 1-10.
