The distributed characteristic of the block chain can get through the data barriers among the mechanisms to realize information sharing. Since the title information has the characteristics of public credibility and authority, a block chain which is managed by a plurality of organizations together is suitable for sharing the title information, namely, a shared account book (shared database) mechanism is established among a plurality of business parties through an encryption technology and a point-to-point transmission mode.
Fig. 1 is a flowchart of a title transaction method based on a block chain according to an embodiment of the present invention, where the method includes:
in step S1, a title transaction block chain is generated according to the basic title information of the title transferor.
In the entity interaction scenario in the title transaction process shown in fig. 2, the title issuer, i.e. the current title owner, initiates the title information registration, disclosure, and listing application, and signs a three-party agreement with the title acquirer and the title exchange, and initiates the title ownership change to the supervising agency after receiving the title selling fund. The title basic information includes, for example, basic information of a house in a house. The property right exchange, namely the property right exchange agent, is responsible for disclosing and listing property right information, organizing to carry out bidding auction, organizing the property right transferee and the property right transferor to sign a three-party agreement, and organizing both parties to finish fund and property right delivery.
In addition, the title property assignor initiates title property information disclosure and listing to the title property exchange, the title property exchange reports the title property information to the supervising organization, the accuracy of the title property information is improved, and the title property assignor generates a title property information block chain by the basic title property information and the activity information of disclosure and listing. The title information block chain is used for communicating the title information change among the entities, so that the data isolated chain can be effectively eliminated, and the efficiency of the title transaction process can be improved.
Step S2, writing the signing information of the title transferor and the title transferee into the title transaction block chain.
The title licensee, namely the title buyer, pays a guarantee fund to the title exchange escrow account, removes the cards in a bidding mode, signs a three-party agreement with the title transferor and the title exchange, sends a fund transfer instruction to the escrow bank, finishes ownership change with the title transferor after the fund transfer instruction is finished. And (4) the property right assignees initiate bidding, and after the bidding is finished, the property right assignees and the property right exchange finish signing and report the signing and supervision. And realizing synchronous completion of bidding and signing, wherein the property information block is linked with signing information pushed by the property receiving exchange.
Step S3, writing the money transfer information acquired from the escrow bank into the title transaction block chain, where the money transfer information is acquired based on a verification result of the escrow bank verifying the contract information.
The escrow bank is an organization for legally keeping the funds of the property right transferor, the property right transferee and the property right exchange, and is generally born by a commercial bank, and the escrow bank and the property right transferee complete the transfer and clearing of the funds required by the property right transfer. Specifically, the custody agency verifies and confirms the signing information result recorded on the property information block chain again, transfers and settles funds required for transaction, and then the property transaction block chain receives the transfer information.
Step S4, writing the ownership change information obtained from the supervising mechanism into the title transaction block chain, wherein the ownership change information is generated by the supervising mechanism according to the asset ownership change application initiated by the title transferor and the title transferee.
The supervising organization generally refers to a property right supervising department, supervises the normal progress of property right transaction and property right information change, and ensures the safety and transparency of a property right transaction market. Specifically, the property right transferor and the property right transferee initiate an asset right change application, a supervising mechanism related to the property right registers and updates, update information can be pushed to the property right information block chain in real time, a seller can respond quickly according to a detection result, the fund transaction efficiency can be effectively improved, and the transaction safety is guaranteed by the characteristics of the block chain in the same time.
As an embodiment of the invention, the method further comprises: and writing transaction result auditing information acquired from the supervising mechanism into the property right transaction block chain, wherein the transaction result auditing information is generated after the supervising mechanism supervises and reviews the signing information, the money transfer information and the ownership change information.
After the trading result is confirmed, the supervising authority can supervise and examine the title transfer through the full link of the title information, and the transparency of sunlight in the title transfer trading process is ensured.
As an embodiment of the present invention, the contract information, the transfer information, and the ownership change information are written into a title transaction block chain as title transaction information in a block transaction format.
In which title information of the title transferor and information of each related activity in the title transaction process, called as block transaction (Tx), can be recorded. The unused Transaction Output (UTXO) is a number locked with, and in fact encrypted with, the owner's Public Key (PK), and only the owner's private key (SK) can be unlocked. In the process of property trading, different entities use their UTXO and generate a new UTXO under different scenes, and the UTXO needs to be locked by using the Public Key (PK) of other receivers.
In this embodiment, the block transaction includes a transaction identifier, a property transaction type, property change information, a transaction input script, and a transaction output script; the title transaction types comprise disclosure, listing, bidding, signing, fund transfer and ownership change, and the title change information comprises title change data corresponding to each title transaction type.
Wherein, the block transaction (Tx) format, as shown in fig. 3, each block transaction (Tx) is composed of three parts: identification (Tid), input array (Tin [ ]) and output array (Tout [ ]).
Last tile transaction input 301: for the last block (Tx)pre) Calculate its SHA-256 hash value as the last transaction ID input, TpreID=SHA256(Txpre)。
Title transaction type 302: transaction type of service (T)type) And the property information change is used for distinguishing different stages, including disclosing and listing, bidding and signing, fund transfer, right change and the like.
Title change information 303: title change information (T)content) The title information change data in each scene is recorded in detail, and a data encryption mode can be set according to requirements, and is usually a symmetric encryption algorithm, such as 3DES, AES, and the like.
Transaction input script 304: inputting scripts
Figure BDA0002629037090000061
For obtaining information content of a previous property right, i.e. SigSK(Txpre) If the transaction is an initial transaction, its transaction entry script may be null and may be represented by φ.
Transaction output script 305: outputting a script (omega) giving a condition for acquiring the content of the title information recorded in the transaction (Tx), i.e. VerPK(body, σ), wherein body includes Txpre,Ttype,TcontentPK, and σ denote the signature of the transaction initiator for the transaction.
In summary, the block transaction format can also be as follows:
Figure BDA0002629037090000062
