The invention relates to a surveying and mapping work for researching a state-owned land use right registration case and a newly-built commodity house initial registration case, after a surveying and mapping applicant submits related data as required, the invention is transacted in a Guangzhou city land house surveying and mapping production management system according to the processes of setting up cases, automatically dispatching cases, handling, initially examining, reviewing, charging, issuing and filing. After the operator finishes the production of the case and submits the result in the system, the system automatically finishes the floor processing of the graph. And the operator starts the real estate unit coding module again, real estate unit codes of all units of the whole newly-built commodity house can be generated in batches, real estate unit codes of nationally owned use rights or stock houses can be generated one by one, and after the operator inputs related information according to requirements and selects a report template, a system automatically generates a result report book and a drawing loaded with the real estate unit codes.
In one embodiment, the real estate unit coding system further includes a real estate unit code printout module.
Real estate unit code printing output module
In the invention, the real estate unit code printing and outputting module is added with a two-dimensional code printing function in a Guangzhou city land and house surveying and mapping production management system and is provided with a sticker printer, so that the real estate unit code is output by the real estate unit real coding module in modes of printing a two-dimensional code sticker or directly printing on a surveying and mapping result diagram and a real estate property right drawing, and the like, and the business requirement of adding the real estate unit code on the real estate property right drawing by a real estate registration department is met.
In one embodiment, the real estate unit code printout module includes:
(1) and printing and outputting the real estate unit code in a two-dimensional code form: the invention deals with the incremental house which has dealt with the house measuring business but has not dealt with the real property right registration, and the stock house which is dealt with the transfer and change registration, after compiling the real property unit code, the real property unit code is printed and output in the form of two-dimensional code to form the adhesive sticker which can be directly pasted on the attached drawing of 'the real property right certificate' to deal with the subsequent registration business; clicking a 'print' button, the system can be directly connected with a label printer to print out a sticker with a real estate unit code;
(2) the real estate unit code is printed directly on the real estate measurement report: for the land houses applying for real estate survey business, after the real estate unit codes are compiled, the real estate unit codes can be directly printed and output on a 'real estate survey report' or a 'real estate property right' attached drawing.
The real estate unit coding system provided by the invention has the advantages that the real estate unit precoding concept is land parcel precoding and natural building precoding, the real-time floor number fetching of the incremental real estate unit in the real estate unit registration service handling is realized, the real-time coding of the real estate registration service real estate unit is realized, and the real estate registration service handling time is greatly saved.

the real estate unit pre-coding module comprises a data collecting module, a data pre-processing module, a land parcel pre-coding module, a house pre-coding module, a pre-coding data checking module and a pre-coding data warehousing module;
the data collection module collects the following data: (1) the second land utilization surveys the data result of urban landform cadastre; (2) repairing and measuring data of town topographic cadastre; (3) a line of administrative demarcation; (4) cadastral region and cadastral sub-region data; (5) other committed parcel data;
the data preprocessing module is used for sorting and extracting binary data, cadastral subsidy data and land parcel and residential area data submitted by each area; the data preprocessing module comprises the following processes: (1) the method comprises the steps of sorting binary data and land parcel data achievements submitted by each region, conducting out data in a layering mode according to land ownership properties, and counting land parcel data quantity of real estate unit codes to be pre-compiled; dividing the data into three types of data including national land ownership land, land ownership land and land use land according to land ownership properties; (2) endowing a cadastral subregion code for the layered land parcel data by using cadastral subregion data, or directly checking whether an existing land parcel code (DJH field attribute value) on a land parcel map is correct or not; (3) deleting the data of shed houses, simple houses, balconies and other houses and accessories which cannot participate in the real estate unit codes in the resident map layer, and counting the data volume of the natural houses which need to be pre-coded with the real estate unit codes; (4) adding a 'real estate unit number' field (BDCDYH, Char type, value field 28) to parcel data and house natural data;
the land parcel pre-coding module is used for respectively adding each land parcel in each cadastral subregion and carrying out uniform pre-coding on each land parcel in an S shape from north to south and from west to east; the specific process of the block pre-coding module is as follows: (1) adding land parcel data to be pre-compiled; (2) clicking a 'land parcel pre-numbering' tool, popping up a 'batch land parcel code and immobile unit number' dialog box, setting land parcel feature codes and fixed object feature codes of the numbered land parcel in the dialog box, uniformly setting the fixed object feature codes to be F (buildings, structures such as houses) and the like, and automatically starting batch land parcel pre-coding work by software after the setting is finished;
before pre-coding the house natural building data, the pre-coding work of a parcel needs to be completed, and meanwhile, pre-coded parcel data results are combined in the same graph layer so as to facilitate batch pre-coding of the house natural buildings; the house pre-coding module is used for uniformly pre-coding each natural building data in an S shape from north to south and from west to east; the specific process of the house pre-coding module is as follows: (1) adding natural blocks to be pre-compiled and pre-compiled land parcel data; (2) clicking a 'natural building number' tool, popping up a 'natural building pre-numbering' dialog box, respectively selecting good parcel map layers and natural building map layers according to requirements in the popped dialog box, and automatically starting batch parcel pre-coding work by software after the setting is finished;
the pre-coding data inspection module performs data quality inspection before data warehousing, and comprises the following inspection contents: (1) whether the pre-coding data range is complete; (2) checking the topology of the graph data, and checking whether the graphs of the same layer are intersected, overlapped and the like; (3) whether the attribute item has a null value and the correctness of the attribute value is checked, and whether the real estate unit code meets the requirement of an encoding rule is checked;
the pre-coding data storage module imports the pre-coding data of the real estate units in the parcel and the house into a real estate unit code database after quality inspection; the pre-coding data storage module adopts an FME data integration storage batch processing technology; the pre-coding data storage module comprises the following processing procedures: (1) combining the pre-compiled result data of the land ownership land parcel, the land use right integrated land parcel and the land ownership land parcel to form a pre-compiled land parcel; (2) warehousing natural building result data of pre-compiled land parcel and pre-compiled house respectively to form a land parcel pre-coding layer and a natural building pre-coding layer;
the real estate unit code database module comprises a database layer and a layer attribute structure table; the database map layer comprises a cadastral zoning map layer, a real compiling land parcel map layer, a pre-compiling land parcel map layer, a real compiling natural building map layer, a pre-compiling natural building map layer, a road map layer and a map sheet combination table map layer;
the real estate unit coding module is a real estate unit code coding module; the land parcel real estate unit code real editing module is a real editing module of a national land use right registration case, and the encoding process is as follows:
the method comprises the following steps: the system automatically sends the case to the place under the name of the company;
step two: the operator clicks the 'receiving information' option to check whether the information is consistent with the receiving data;
step three: the operator clicks the option of surveying and mapping production, then the land surveying and mapping acquisition and processing subsystem is started, and a drawing production link is started;
step four: a drawing production process;
step five: after the drawing process is finished, a land parcel map is finally generated, and a result file is exported by a land surveying, mapping, collecting and processing subsystem;
step six: the operating personnel uploads the case result data to the database;
step seven: after the case achievement is uploaded to the database, the system automatically falls to the ground the graphic data and displays a new parcel map spot record in a 'newly compiled parcel land list';
step eight: the operation personnel starts the real estate encoding function module;
step nine: after the system starts the real estate encoding function module, an operator starts a real estate encoding process;
step ten: the system automatically loads the case achievements into a red line record column, an operator clicks a gland analysis button, and the system performs superposition analysis on the newly added places and the data compiled with real estate unit codes;
step eleven: the system searches the situation that the real estate unit number is pre-coded with the cover, after an operator fills the land and sits down, the pre-coded land is selected from the list of the cover pressing unit information, the number taking button is clicked, and the pre-coded real estate unit number is called by the system;
step twelve: after the case is successfully numbered in the real editing and number taking place, the system returns to the main system interface;
step thirteen: the operating personnel selects a template of the book questionnaire of the real estate property and fills in related contents;
fourteen steps: after the operator fills in the relevant content of the "real estate title book questionnaire", the system automatically generates an electronic text, and the operator can print and output the "real estate title book questionnaire";

step two: the operator clicks the option of surveying and mapping production, then the land surveying and mapping acquisition and processing subsystem is started, and a drawing production link is started;
step three: after the operator finishes the attribute item definition of drawing and area allocation, the system automatically calculates various building areas of the house and generates a surveying and mapping result report;
step four: after the operator exports the case result, the case result is uploaded to the database by one key;
step five: after the case achievement is successfully put in the warehouse, the system automatically realizes the landing of the graphic data, displays the information of the two divided houses, and an operator clicks a button for changing the number taking to start the real estate coding function module;
step six: after the system starts the real estate encoding function module, an operator starts a real estate encoding process;
step seven: an operator selects a 'compiled building attribute query' option, then inputs the seating information of a segmented and changed house, queries a house record of a compiled real estate unit code, and displays the queried compiled building information;
step eight: the operating personnel check the numbered building record and click the number-taking button to take the number of the real estate unit;
step nine: after the system compiles a new real estate unit code, it is prompted that the number is successfully fetched and whether OA is returned? The operator clicks the confirm button, and the system returns to the OA interface;
step ten: the operation personnel fills in the relevant information of the real estate measuring report, uploads the corresponding file, and systematically calls a real estate measuring report template to automatically generate a real estate measuring report;

step eight: after the system successfully fetches the number, the new real estate unit coding information is automatically loaded to the OA;
step nine: the operation personnel fills in the relevant content of the real estate measuring report, uploads a corresponding file and calls a real estate measuring report template by a system;
step ten: an operator selects an output template corresponding to a case, and the system automatically generates a real estate measurement report;
step eleven: after the report is generated, the operator can check the generated real estate measuring report in the system; the real estate unit code compiled by the case achievement is contained in the two-dimensional code, and a real estate registration department can directly scan and obtain the real estate unit code;
the real estate unit code printout module is the same as embodiment 1.

1. The real estate unit coding system is characterized by at least comprising a real estate unit pre-coding module, a real estate unit code database module and a real estate unit real coding module.
2. The real estate unit coding system of claim 1 wherein the real estate unit pre-coding modules comprise a data collection module, a data pre-processing module, a parcel pre-coding module, a premises pre-coding module, a pre-coded data inspection module, a pre-coded data warehousing module.
3. The real estate unit coding system of claim 2 wherein the data preprocessing module is configured to sort and extract binary data, cadastral remediation data, and parcel and residential data submitted by each region.
4. The real estate unit coding system of claim 2 wherein the land parcel pre-coding module adds respective land parcel layers within each of the cadastral sub-areas, and performs uniform pre-coding of each land parcel layer in an S-shape from north to south and from west to east.
5. The real estate unit coding system of claim 2 wherein the pre-encoded data inspection module performs data quality inspection prior to data warehousing, including the following inspection:
(1) whether the pre-coding data range is complete;
(2) checking the topology of the graph data;
(3) whether the attribute item has a null value and the correctness of the attribute value.
6. The real estate unit coding system of claim 2 wherein the pre-encoded data warehousing module imports the real estate unit code database after the land parcel and house real estate unit pre-encoded data passes a quality check; the pre-coding data storage module adopts an FME data integration storage batch processing technology.
7. The real estate unit coding system of claim 1 wherein the real estate unit code database module includes database layers and layer attribute structure tables; the database map layer comprises a cadastral zoning map layer, a real compiling land parcel map layer, a pre-compiling land parcel map layer, a real compiling natural building map layer, a pre-compiling natural building map layer, a road map layer and a map sheet combination table map layer.
8. The real estate unit coding system of any one of claims 1-7 wherein the real estate unit coding module is selected from any one of a parcel real estate unit code real estate module, a building natural building real estate unit code real estate module, an incremental house real estate unit real estate module, and a stock house real estate unit real estate module.
9. The real estate unit coding system of claim 8 wherein the parcel real estate unit code real estate module comprises selecting real estate unit types, determining parcel red line ranges, gland analysis, number taking.
10. The real property unit coding system of claim 1 further comprising a real property unit code printout module.
