The various information contained in the storage unit 20 is created as shown in fig. 6 and 7. Fig. 6 shows an example in the case where the user as the analyst is the owner and the management company is not entrusted to manage the items associated with the owner. In S200, the owner stores information (item information) on an item of real estate for investment, which is related to the owner, in the item information storage unit 21. The property information is stored in a property information table as shown in fig. 9. The item information table has, in columns, an inherent item ID numbered when an item is registered, a name of the item, a location of the item, a construction year of the item (construction completion year, month, and day), a structure of the item, the number of layers of the item, a rental room number in the item, an area of the room, a layout of the room, a rental start year, month, and day of the room, and a management company of the room. In the case where there is no management company, the column of the management company is blank. In the figure, 3 object IDs are stored as records as an example, and when object information is newly created, the object IDs are numbered and the records are added. For example, it is shown that an object with an object ID of a00001 is managed by o real estate as a management company, and an object of a00090 is managed by o Δ real estate as a management company.
In S200, the owner stores information (owner information) about the owner itself in the owner information storage unit 22. The owner information is stored in an owner information table as shown in fig. 10. The owner information table has, in a column, an inherent owner ID numbered at the time of registration of the owner, the name of the owner, the address of the owner, and the object ID owned by the owner. In the figure, two owner IDs are stored as records as an example, and when owner information is newly created, the owner IDs are numbered and the records are added. For example, an owner with an owner ID of B00001 is shown to own two items (A00001 and A00090).
In S200, the owner stores information (rental information) about the rental status of the item in the rental information storage unit 23. The rental information is stored in the rental information table shown in fig. 11. The lease information table has an item ID, a tenant of the item, an address of the tenant, a year, month and day of the tenant's stay, a year, month and day of the tenant's lease withdrawal, a rent of the item, a gift (month and day) of the item, a deposit (month and day) of the item, a payment status of the tenant, and a usage mode of the item in a column. In the figure, 4 item IDs are stored as records as an example, and when tenant information is newly created, the records are added using the item IDs as keys. The loan repayment information is stored in a loan repayment information table as shown in fig. 12. The loan repayment information table has an article ID, the presence or absence of a mortgage right, a top payment amount, a loan amount, a total repayment amount, an operation month, a check-in month, a rent income amount, a management fee, a loan bank name, a tax amount, and the like in a column. In the figure, 3 item IDs are stored as records as an example, and when new loan repayment information is created, the records are added using the item IDs as keywords. In step S202, the owner inputs the information of the actuary monthly. Fig. 7 shows an example in which a user as an analyst is an administrative company that accepts a request from an owner to manage an object associated with the owner. In S300, the management company stores information (property information) on the property of the real estate for investment, which is related to the owner who has received the request, in the property information storage unit 21. The property information is stored in a property information table as shown in fig. 9. In step S300, the management company stores information (owner information) about the owner who has received the request in the owner information storage unit 22. The owner information is stored in an owner information table as shown in fig. 10. In S300, the management company stores information (rental information) about the rental status of the item in the rental information storage unit 23. When the home screen is output, as a premise, the user as the analyst is in a logged-in state, and the user ID of the analyst and the like are known in the real estate investment analysis support device 100. Therefore, the output unit 14 outputs given information on investment for an item (first item) related to the analyst as basic information on the home screen.
The item (first item) related to the analyst is a real estate item owned by the analyst in the case where the analyst is the owner of the real estate for investment, and is a real estate item managed by the analyst in the case where the analyst is the manager of the real estate for investment. The input unit 13 waits for the analysis conditions from the analyst transmitted from the terminal 200 via the communication unit 30, and receives the analysis conditions when the analysis conditions are transmitted. For example, when the analyst sets the analysis viewpoint as per item and the analysis object as the cash flow, the processing unit 11 performs processing for calculating the cash flows relating to two items a00001 and a 00090. For example, when the analyst sets the analysis viewpoint to the management company and the analysis target to the average idle period, the processing unit 11 performs the processing of calculating the average idle period for the object managed by o real estate (the object a00001 in this example) and the object managed by o Δ real estate (the object a00090 in this example). In this example, although there is one object, when one management company manages a plurality of objects, the idle period is calculated by averaging the objects.
The processing unit 11 may perform a process of visualizing the processed information on the investment in S156 and output the information. For example, in the case where the analysis condition is a cash flow by item, the numbers of the cash flow may be output by items a00001 and a00090, or a chart in which two items are arranged together may be created and output. In addition, in the case where the analysis condition is the average idle period by the management company, graphs in which the average idle periods are arranged together may be created and output by o real estate management company and o real estate management company.
The information on the investment that is visually output is transmitted to the mobile terminal 200 of the analyst via the output unit 14, the communication unit 30, and the network 300. In S106, the mobile terminal 200 receives the transmitted information on the investment and displays it on the display. The analyst views the displayed information on the investment and performs research on the investment performance of the analyst. As shown in fig. 14 to 21, the analyst can analyze various information about the investment through various analysis viewpoints.

Fig. 15 is a screen showing more detailed information for the uppermost management company in fig. 14. The screen displays in detail, in addition to the total cash flow, the monthly cash flow of the past year, the total of income and expenditure which become details thereof, the rental payment rate, the check-in rate, the collection rate, the average free period, the loan information, the details of the operation status, the check-in information, and the like. Fig. 16 is a screen showing details of the income and expense related to the management company. The screen displays the total income and the total expense, and also displays the income and the expense of each month in the past year, the detail thereof, and the like. Fig. 17 is a screen showing details of loan information and operation status relating to the management company. On this screen, the loan information includes the repayment amount, remaining debts, and loan, and the operation status includes the current income amount, the income amount when the room is assumed to be full, and the like.
Fig. 18 to 21 show information on investment (cash flow, income/expense, loan information, and operation status) for each item. Fig. 18 shows an outline of each item. The total cash flow as the main analysis target is displayed to be maximum. According to this example, the uppermost item generates the most cash flow. Fig. 19 is a screen showing more detailed information for the top object in fig. 18. The screen displays in detail, in addition to the total cash flow, the monthly cash flow of the past year, the total of income and expenditure which become details thereof, the rental payment rate, the check-in rate, the collection rate, the average free period, the loan information, the details of the operation status, the check-in information, and the like. Fig. 20 is a screen showing details of the income and expense associated with the item. The screen displays the total income and the total expense, and also displays the income and the expense of each month in the past year, the detail thereof, and the like. Fig. 21 is a screen showing details of loan information and operation status related to the subject. On this screen, the loan information includes the repayment amount, remaining debts, and loan, and the operation status includes the current income amount, the income amount when the room is assumed to be full, and the like.
For example, if the cash flow is analyzed for each item and there is an item with poor cash flow, it is known that there are many items with poor cash flow in a specific management company if the cash flow is analyzed for each management company. In addition, when the average vacancy period is analyzed for each management company, if the average vacancy period is longer than that of other management companies, it is known that the average vacancy period after the lease for the tenant is longer or the number of times of lease is larger in the items under the management of the management company. In this way, the analyst can study countermeasures for improving cash flow. In this way, the real estate investment analysis support device 100 can support analysis of the operation performance of the invested real estate from various viewpoints by providing information on the investment for the object related to the analyst based on various analysis conditions of the analyst.
The above is also a method of assisting analysts in the analysis of real estate investments. The present invention can also be provided as a program for causing a computer to execute the above method. The program is a real estate investment analysis assistance program for causing a computer to execute a real estate investment analysis assistance method including: storing information relating to the items of real estate for investment; storing information relating to an owner of the item; storing information relating to a rental status of the item; storing information relating to the borrowing of the item; receiving an input of an analysis condition from an analyst; processing information on investment for an item associated with an analyst according to the accepted analysis conditions based on the stored information on the item, information on the owner, information on the rental status, and information on the loan; and outputting the processed information relating to the investment. Thus, it is possible to provide a real estate investment analysis support program that supports analysis of operation performance of investing real estate from various viewpoints by providing information on investments for objects related to analysts based on various analysis conditions.
Further, the processing unit 11 may process information on investment in an item (second item) that is not related to the analyst based on the analysis condition received by the input unit 13, and the output unit 14 may output information on investment in an item (first item) that is related to the analyst and information on investment in an item that is not related to the analyst in a correlated manner. The item not related to the analyst is an item not owned by the analyst if the analyst is the owner, and is an item not managed by the management company if the analyst is the management company.
For example, in the vicinity of the lower graph of fig. 22, a graph and numerals of the rental payment rate, check-in rate, payment rate, and average free period of the room in the apartment are displayed. In addition, the rental rates, check-in rates, collection rates, and average free periods of items related to the analysts are indicated by large numbers as 91.69%, 89.29%, 96.06%, and 48.6 days, respectively. In addition, the rental payment rate, the check-in rate, the collection rate, and the average free period of the items not related to the analyst are indicated by small numbers of 95.2, 93.5, 98.2, and 26.4 days, respectively. In this way, the output unit 14 displays information on investment for an item related to the analyst and information on investment for an item not related to the analyst in the vicinity in association with each other, thereby outputting the information in an associated manner. The method of establishing the related output is not limited to this, and the two may be displayed in a graph, for example. The real estate investment analysis support device 100 may further include a profitability determination unit 12 for determining profitability of the object. The profitability of the item refers to cash flow, income amount, expenditure amount, rent m in the information on the investment2Unit price and the like can be expressed as an index of money amount. The profitability determination section 12 determines the profitability of the item associated with the analyst based on information on investments for the item associated with the analyst and the items not associated with the analyst. For example, the profitability determination unit 12 compares the average cash flow of the item in a specific area of the item associated with the analyst with the average cash flow of the item in the same area of the item not associated with the analyst to determine whether the cash flow of the item associated with the analyst is good or bad, and determines how bad the cash flow is (e.g., bad 5% or the like) when the cash flow is bad. The output unit 14 outputs the profit determined by the profitability determination unit 12Sex related information, such as average cash flow failure of 5%. The dots in the graph represent the passage of cash flow after a building age that combines items associated with the analysts with items not associated with the analysts. Since the information on profitability in the daily management is accumulated in the storage unit 20 of the real estate investment analysis support device 100, such profitability transition data is highly reliable data. In addition, the line in the figure is a regression curve of these points. Such regression curves may also be generated by region or characteristic of the object.
For example, when the construction year is 2015 for 4 months, and 2019 for 2 months, the current construction age of the object with the object ID a00001 is about 4 years. The past and present cash flow of the object with the object ID of a00001 can be understood as the actual performance value, but it can be said that how the cash flow will progress in the future is unclear. 1. A real estate investment analysis support device for supporting an analyst in analyzing the investment in real estate, the real estate investment analysis support device comprising:
an object information storage unit for storing information on an object of real estate for investment;
an owner information storage unit that stores information relating to an owner of the object;
a rental information storage unit that stores information relating to a rental status of the item;
a loan repayment information storage unit that stores information relating to the loan of the object;
an input unit that receives an input of analysis conditions from the analyst;
a processing unit that processes information on investment for a first item, which is an item related to the analyst, based on the information stored in the item information storage unit, the owner information storage unit, the rental information storage unit, and the loan repayment information storage unit, according to the analysis condition accepted by the input unit; and
and an output unit that outputs the information on the investment processed by the processing unit.
2. The real estate investment analysis assistance apparatus of claim 1,
the processing unit processes information on investment in a second object that is an object that is not related to the analyst, based on the analysis conditions received by the input unit,
the output unit outputs information on the investment in the first object and information on the investment in the second object in association with each other.
3. The real estate investment analysis assistance apparatus of claim 2,

5. An auxiliary method for real estate investment analysis, which is a method for assisting an analyst in analyzing the investment of real estate, wherein the auxiliary method for real estate investment analysis comprises the following steps:
storing information relating to the items of real estate for investment;
storing information relating to an owner of the item;
storing information relating to a rental status of the item;
storing information relating to the borrowing of the item;
receiving input of analysis conditions from the analyst;
processing information on investment for an item associated with the analyst according to the accepted analysis conditions based on the stored information on the item, information on the owner, information on the rental status, and information on the loan; and
outputting the processed information related to the investment.
6. A recording medium storing a real estate investment analysis assistance program that is a program for causing a computer to execute a method of assisting an analyst in investment analysis of real estate, wherein the real estate investment analysis assistance program causes the computer to execute the following real estate investment analysis assistance method:
storing information relating to the items of real estate for investment;
storing information relating to an owner of the item;
storing information relating to a rental status of the item;
