The specific implementation of the default situation of the tenant is as follows:
receiving an objection request submitted by the lender, and acquiring a first objection certificate submitted by the lender;
determining a default party of the lease contract and releasing the lease contract by analyzing the state voucher and the first objection voucher;
determining whether the default party is the tenant;
and if so, reducing the credit rating of the credit account corresponding to the first credit identification based on the credit event.
3) The lender defaults.

According to the credit-based method for processing the interaction of the renters, the face-to-face interaction of the renters and the credits are combined, the electronic rental contract is created based on the content agreed by the renters and the renters in the process of interacting the renters (object rents), the process flow of interacting the renters is simplified, the deposit is exempted around the electronic rental contract in a credit evaluation mode, the behaviors of the renters and the renters in the process of renting are restrained based on the electronic rental contract and the credits, and therefore the rights and interests of the renters and the renters are effectively maintained.
According to the credit-based rental interaction processing method provided by the embodiment of the application, the execution main body is a rental party, the execution main body is a credit mortgage platform, and through mutual cooperation of the execution main body and the credit mortgage platform, the rental interaction process of the to-be-rented goods is completed together.

In one embodiment of the present description, the above-described components of computing device 600, as well as other components not shown in FIG. 6, may also be connected to each other, such as by a bus. It should be understood that the block diagram of the computing device architecture shown in FIG. 6 is for purposes of example only and is not limiting as to the scope of the present description. Those skilled in the art may add or replace other components as desired.
Computing device 600 may be any type of stationary or mobile computing device, including a mobile computer or mobile computing device (e.g., tablet, personal digital assistant, laptop, notebook, netbook, etc.), mobile phone (e.g., smartphone), wearable computing device (e.g., smartwatch, smartglasses, etc.), or other type of mobile device, or a stationary computing device such as a desktop computer or PC. The present application provides a computing device comprising a memory 610, a processor 620, and computer instructions stored on the memory and executable on the processor, the processor 620 being configured to execute the following computer-executable instructions:
receiving a renting application and a status voucher of an article to be rented, which are submitted by a renter;
performing credit evaluation on the renter based on a first credit identification of the renter contained in the renting application, and determining the credit exemption amount of the renter according to a credit evaluation result;
creating a lease contract of the object to be leased according to the state certificate, the credit exemption amount and the deposit amount of the object to be leased;
and recording a credit event corresponding to the leasing contract on a credit account corresponding to the first credit identification and the second credit identification of the leasing party.
Optionally, after performing credit evaluation on the tenant based on the first credit identifier of the tenant included in the lease application, and determining that the instruction of the credit exemption deposit amount of the tenant is executed according to the credit evaluation result, and before the instruction of creating the lease contract for the item to be leased according to the status voucher, the credit exemption amount, and the deposit amount of the item to be leased is executed, the processor 620 is further configured to execute the following computer-executable instructions:
obtaining the deposit amount of the object to be rented submitted by the renter, and receiving a confirmation instruction of the renter for the deposit amount;
determining whether the credit exempt amount is greater than or equal to the deposit amount;
and if so, executing the lease contract instruction for creating the article to be leased according to the state certificate, the credit exemption amount and the deposit amount of the article to be leased.
Optionally, if the determination result of determining whether the credit deposit free amount is greater than or equal to the deposit amount instruction is no, the processor 620 is further configured to execute the following computer-executable instructions:
calculating the difference value between the deposit amount and the credit exemption amount to serve as the deposit subsidy amount of the tenant;
and carrying out deposit payment on the to-be-rented object according to the deposit subsidy amount.
Optionally, the performing credit assessment on the tenant based on the first credit identifier of the tenant included in the lease application includes:
reading a credit portrait of a credit account record corresponding to the first credit identification;
calculating a credit rating of the tenant based on the credit representation as the credit assessment result;
wherein the credit representation includes at least one of:
credit points, risk level, negative records, credit rating.
Optionally, after the instruction that the credit account corresponding to the first credit identifier and the second credit identifier of the lender records the credit event corresponding to the rental contract is executed, the processor 620 is further configured to execute the following computer-executable instructions:
receiving a returning request of the to-be-rented article submitted by the renter and a returning confirmation instruction submitted by the renter according to the returning request;
calculating the rent of the to-be-rented goods based on the rent calculation reference recorded in the lease contract and the rent duration of the to-be-rented goods;
if the fact that the renting party pays the rent to the renting party is detected, whether the object to be rented has deposit subsidy amount is judged;
if yes, sending a refund prompt for refunding the deposit subsidy amount to the tenant;
if the fact that the renter refunds the deposit subsidy amount is detected, the renting contract is released;
and promoting the credit rating of the credit account corresponding to the first credit identification and the second credit identification based on the credit event.
Optionally, after performing credit evaluation on the tenant based on the first credit identifier of the tenant included in the lease application, and determining that the instruction of the credit exemption deposit amount of the tenant is executed according to the credit evaluation result, and before the instruction of creating the lease contract for the item to be leased according to the status voucher, the credit exemption amount, and the deposit amount of the item to be leased is executed, the processor 620 is further configured to execute the following computer-executable instructions:
judging whether the credit exemption amount of the tenant is larger than or equal to a credit admission threshold value or not;
if yes, judging whether the renter has a negative credit record and/or an objection contract;
if yes, sending prompting information of access failure to the tenant;
and if the current state certificate does not exist, executing the leasing contract instruction for creating the article to be leased according to the state certificate, the credit exemption amount and the deposit amount of the article to be leased.
Optionally, after the instruction that the credit account corresponding to the first credit identifier and the second credit identifier of the lender records the credit event corresponding to the rental contract is executed, the processor 620 is further configured to execute the following computer-executable instructions:
receiving an objection request submitted by the lender, and acquiring a first objection certificate submitted by the lender;
determining a default party of the lease contract and releasing the lease contract by analyzing the state voucher and the first objection voucher;
determining whether the default party is the tenant;
and if so, reducing the credit rating of the credit account corresponding to the first credit identification based on the credit event.
Optionally, after the instruction that the credit account corresponding to the first credit identifier and the second credit identifier of the lender records the credit event corresponding to the rental contract is executed, the processor 620 is further configured to execute the following computer-executable instructions:
receiving an objection request submitted by the tenant, and acquiring a second objection voucher submitted by the tenant;
determining a default party of the lease contract and releasing the lease contract by analyzing the state voucher and the second objection voucher;
judging whether the default party is the leasing party or not;
and if so, reducing the credit rating of the credit account corresponding to the second credit identification based on the credit event.

Claims (19)

1. A credit-based method for processing interaction of a tenant is characterized by comprising the following steps:
receiving a renting application and a state certificate of an article to be rented submitted by a renter, wherein the renting application is as follows: scanning an image identification code provided by a renter by the renter, determining a first credit identification of the renter by analyzing the image identification code, and generating according to the first credit identification and a second credit identification of the renter;
performing credit evaluation on the renter based on a first credit identification of the renter contained in the renting application, and determining the credit exemption amount of the renter according to a credit evaluation result;
creating a lease contract of the to-be-leased item according to the state voucher, the credit exemption amount and the deposit amount of the to-be-leased item, wherein the state voucher is information for proving the state of the to-be-leased item before lease;
and recording a credit event corresponding to the leasing contract on a credit account corresponding to the first credit identification and the second credit identification of the leasing party.
2. The method for interactive processing of a credit-based lessee according to claim 1, wherein after the step of performing credit evaluation on the lessee based on the first credit identifier of the lessee included in the lease application, determining the credit exemption amount of the lessee according to the result of the credit evaluation, and before the step of performing a lease contract for creating an item to be leased according to the status voucher, the credit exemption amount, and the deposit amount of the item to be leased, the method comprises:
obtaining the deposit amount of the object to be rented submitted by the renter, and receiving a confirmation instruction of the renter for the deposit amount;
determining whether the credit exempt amount is greater than or equal to the deposit amount;
and if so, executing the step of creating the lease contract of the article to be leased according to the state certificate, the credit exemption amount and the deposit amount of the article to be leased.
3. The method of claim 2, wherein if the determination result of the step of determining whether the credit rebate amount is greater than or equal to the deposit amount is negative, performing the following operations:
calculating the difference value between the deposit amount and the credit exemption amount to serve as the deposit subsidy amount of the tenant;
and carrying out deposit payment on the to-be-rented object according to the deposit subsidy amount.
4. The method according to claim 1, wherein the performing credit assessment on a tenant based on a first credit identifier of the tenant included in the lease application comprises:
reading a credit portrait of a credit account record corresponding to the first credit identification;
calculating a credit rating of the tenant based on the credit representation as the credit assessment result;
wherein the credit representation includes at least one of: credit points, risk level, negative records, credit rating.
5. The method for processing interaction of renters based on credit as claimed in claim 3, wherein after the step of recording credit events corresponding to the rental contracts by the credit account corresponding to the first credit identification and the second credit identification of the renter is executed, the method comprises the following steps:
receiving a returning request of the to-be-rented article submitted by the renter and a returning confirmation instruction submitted by the renter according to the returning request;
calculating the rent of the to-be-rented goods based on the rent calculation reference recorded in the lease contract and the rent duration of the to-be-rented goods;
if the fact that the renting party pays the rent to the renting party is detected, whether the object to be rented has deposit subsidy amount is judged;
if yes, sending a refund prompt for refunding the deposit subsidy amount to the tenant;
if the fact that the renter refunds the deposit subsidy amount is detected, the renting contract is released;
and promoting the credit rating of the credit account corresponding to the first credit identification and the second credit identification based on the credit event.

The method for interactive processing of a credit-based lessee according to claim 1, wherein after the step of performing credit evaluation on the lessee based on the first credit identifier of the lessee included in the lease application, determining the credit exemption amount of the lessee according to the result of the credit evaluation, and before the step of performing a lease contract for creating an item to be leased according to the status voucher, the credit exemption amount, and the deposit amount of the item to be leased, the method comprises:
judging whether the credit exemption amount of the tenant is larger than or equal to a credit admission threshold value or not;
if yes, judging whether the renter has a negative credit record and/or an objection contract;
if yes, sending prompting information of access failure to the tenant;
and if the current state certificate does not exist, executing the step of creating the lease contract of the object to be leased according to the state certificate, the credit exemption amount and the deposit amount of the object to be leased.
7. The method for processing interaction of renters based on credit as claimed in claim 1, wherein after the step of recording credit events corresponding to the rental contracts by the credit account corresponding to the first credit identification and the second credit identification of the renter is executed, the method comprises the following steps:
receiving an objection request submitted by the lender, and acquiring a first objection certificate submitted by the lender;
determining a default party of the lease contract and releasing the lease contract by analyzing the state voucher and the first objection voucher;
determining whether the default party is the tenant;
and if so, reducing the credit rating of the credit account corresponding to the first credit identification based on the credit event.
8. The method for processing interaction of renters based on credit as claimed in claim 1, wherein after the step of recording credit events corresponding to the rental contracts by the credit account corresponding to the first credit identification and the second credit identification of the renter is executed, the method comprises the following steps:
receiving an objection request submitted by the tenant, and acquiring a second objection voucher submitted by the tenant;
determining a default party of the lease contract and releasing the lease contract by analyzing the state voucher and the second objection voucher;
judging whether the default party is the leasing party or not;
and if so, reducing the credit rating of the credit account corresponding to the second credit identification based on the credit event.
9. A credit-based tenant interaction processing apparatus, comprising:
the system comprises a leasing application receiving module and a leasing application receiving module, wherein the leasing application receiving module is configured to receive a leasing application and a state certificate of an object to be leased, which are submitted by a leasing party, and the leasing application is as follows: scanning an image identification code provided by a renter by the renter, determining a first credit identification of the renter by analyzing the image identification code, and generating according to the first credit identification and a second credit identification of the renter;
the credit assessment module is configured to assess credit of the renters based on first credit identifications of the renters contained in the renting applications, and determine credit exemption deposit amount of the renters according to credit assessment results;
a lease contract creating module configured to create a lease contract for an item to be leased according to the state voucher, the credit exempt amount and a deposit amount of the item to be leased, wherein the state voucher is information for proving a state of the item to be leased before leasing;
and the credit event recording module is configured to record a credit event corresponding to the leasing contract on a credit account corresponding to the first credit identification and the second credit identification of the leasing party.
10. A credit-based method for processing interaction of a tenant is characterized by comprising the following steps:
scanning an image identification code provided by a tenant, and determining a first credit identifier of the tenant by analyzing the image identification code;
generating a leasing application of the article to be leased according to the first credit identification and a second credit identification of a leasing party to which the article to be leased belongs;
and submitting the lease application to a credit mortgage platform, and uploading a state certificate of the object to be leased to the credit mortgage platform, wherein the state certificate is information for proving the state of the object to be leased before leasing.
11. The method according to claim 10, wherein the step of submitting the lease application to the credit mortgage platform and uploading the status voucher of the object to be leased to the credit mortgage platform is executed, and the method comprises:
and submitting the deposit amount of the object to be rented to the credit mortgage platform.
12. The method according to claim 11, wherein after the steps of submitting the lease application to the credit mortgage platform and uploading the status voucher of the object to be leased to the credit mortgage platform are executed, the method comprises:
submitting a returning confirmation instruction to the credit mortgage platform aiming at the returning request of the to-be-rented object submitted by the tenant;
receiving a refund prompt of the deposit subsidy amount sent by the credit mortgage platform;
and returning the deposit subsidy amount to the lessee based on the deposit subsidy amount.
13. The method according to claim 10, wherein the step of submitting the lease application to the credit mortgage platform and uploading the status voucher of the object to be leased to the credit mortgage platform is executed, and the method comprises:
and submitting an objection request to the credit mortgage platform, and submitting a first objection certificate to the credit mortgage platform.
14. A credit-based tenant interaction processing apparatus, comprising:
the credit identification determining module is configured to scan an image identification code provided by a tenant and determine a first credit identification of the tenant by analyzing the image identification code;
the renting application generating module is configured to generate a renting application of the to-be-rented article according to the first credit identification and a second credit identification of a renter to which the to-be-rented article belongs;
the system comprises a leasing application submitting module and a credit mortgage platform, wherein the leasing application submitting module is configured to submit a leasing application to the credit mortgage platform and upload a state certificate of an article to be leased to the credit mortgage platform, and the state certificate is information for proving the state of the article to be leased before leasing.
15. A credit-based tenant interaction processing system, comprising:
a lender, a lessee and a credit mortgage platform;

the credit mortgage platform is configured to receive the rental application and the status voucher submitted by the renter, wherein the rental application is: scanning an image identification code provided by a renter by the renter, determining a first credit identification of the renter by analyzing the image identification code, generating according to the first credit identification and a second credit identification of the renter, performing credit evaluation on the renter based on the first credit identification contained in the renting application, determining a credit exemption amount of the renter according to a credit evaluation result, creating a renting contract of an article to be rented according to the state voucher, the credit exemption amount and the deposit amount of the article to be rented, and recording a credit event corresponding to the renting contract on a credit account corresponding to the first credit identification and the second credit identification.
16. A computing device, comprising:
a memory and a processor;
the memory is to store computer-executable instructions, and the processor is to execute the computer-executable instructions to:
receiving a renting application and a state certificate of an article to be rented submitted by a renter, wherein the renting application is as follows: scanning an image identification code provided by a renter by the renter, determining a first credit identification of the renter by analyzing the image identification code, and generating according to the first credit identification and a second credit identification of the renter;
performing credit evaluation on the renter based on a first credit identification of the renter contained in the renting application, and determining the credit exemption amount of the renter according to a credit evaluation result;
creating a lease contract of the to-be-leased item according to the state voucher, the credit exemption amount and the deposit amount of the to-be-leased item, wherein the state voucher is information for proving the state of the to-be-leased item before lease;
and recording a credit event corresponding to the leasing contract on a credit account corresponding to the first credit identification and the second credit identification of the leasing party.
17. A computing device, comprising:
a memory and a processor;
the memory is to store computer-executable instructions, and the processor is to execute the computer-executable instructions to:
scanning an image identification code provided by a tenant, and determining a first credit identifier of the tenant by analyzing the image identification code;
generating a leasing application of the article to be leased according to the first credit identification and a second credit identification of a leasing party to which the article to be leased belongs;
and submitting the lease application to a credit mortgage platform, and uploading a state certificate of the object to be leased to the credit mortgage platform, wherein the state certificate is information for proving the state of the object to be leased before leasing.
18. A computer-readable storage medium storing computer instructions, which when executed by a processor implement the steps of the credit-based tenant interaction processing method according to any one of claims 1 through 8.
19. A computer-readable storage medium storing computer instructions, which when executed by a processor implement the steps of the credit-based tenant interaction processing method according to any one of claims 10 through 13.
